During certain seasons, this home has a 7 night minimum with check-in and check-out on Saturday; otherwise, a 3 or 4 night minimum is required.

Mexico Beach stores and restaurants are less than a 10 minute walk. Start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at the ever-popular Crazy Beach Pizza or Mango Marleys, do some shopping in the unique, locally owned shops, and take some time to pamper yourself at the White Sands Salon & Boutique.

About 100 feet away from this coastal home, you'll find yourself at the pristine blue water of the Gulf of Mexico with miles and miles of sugar white sand. Whether you enjoy combing the beach for shells, snorkeling, kayaking, sun-bathing, surfing waves, fishing, or taking a leisurely stroll along the shoreline, you'll spend hours of fun while soaking up the sun. In nearby Port St. Joe, venture out to enjoy shopping, galleries, entertainment, and restaurants. Less than five minutes away is St Joe Beach where pets and bonfires are welcome! For the fishing enthusiast, book your family on a fishing charter day trip out on the water to catch your dinner.

To make your vacation more enjoyable and less stressful, your reservation includes a $250 credit toward any amount of quality beach gear. Your gear will be delivered the day you check in and will be ready to use immediately. Some items you may rent, but limited to, are beach chairs, umbrellas, kayaks, paddle boards and bikes.

Pets are considered but must be approved by the management company prior to making a reservation. If approved, a pet fee of $140 will be added to your reservation after booking.

This home comes with everything you need! All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. We also provide an initial supply of paper towels, toilet paper, garbage bags, dish soap, bath soap, laundry detergent, fabric softener, and dishwasher detergent.

Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year.

Minimum age limit to rent this home is 25 years old.

A signed Rental Agreement is required upon booking.

CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.

Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.

Our beautiful area has been under reconstruction since Hurricane Michael in 2018. We have come a long way since then, but there is still a considerable amount of new construction going on in the area. While we strive to give you an accurate representation in our photos, we cannot guarantee that new construction near your rental hasn't begun since our photos were taken.

Paradise Pier, with it's red, white, and blue nautical decor was perfect for a Memorial Day vacation. The property has a prime location with next door access to a path across the dunes to the beach. Parking under the unit was able to accomodate a large pickup truck and two SUVs. We were amazed to discover an elevator which made moving in heavy suitcases and ice chests easy and convenient. The entire unit was well furnished with a great kitchen, and every appliance we wanted. One block inland is a great little marina store with almost anything you could want, like the half and half I wanted for my coffee. Our only disappointment was the outage of the Internet. When we reported it, a hotspot was installed, but this failed to allow us to watch television. Although expensive, it made for a very memorable family vacation. I would like for the property management to be more accessible. We weren't able to check in until 4pm and by the time we completed that task and assessed items that needed to be addressed, the management was closed at 5pm. The 9amCST/10am EST check out was a little too early in our experience, because a 6 hour turnaound window seemed a bit excessive. but we were warned and did most of our packing the previous evening. The highlight of our two full days on the shore was having a small herd of manatees swim within 3 meters of the beach. Loved Mexico Beach and will hopefully get to stay at Paradise Pier again.

There was major beach rehabilitation construction happening in Mexico Beach beginning in January of this year. The necessary equipment was parked on beach in front of this condo. Subsequently, the view was cluttered with equipment and the nearest beach access was closed for the duration of our stay. No one from the management company bothered to inform us about the construction. We learned by arriving for our vacation.our stay.

The property was nice. We booked a year ago after searching for the best property for our needs. When we arrived the elevator was out of commission (which we needed for health reasons and we are all in our 70’s) and the beach front was inaccessible due to construction. The property manager did find us a different property with a elevator on the beach 20 mins away. It had a elevator but only had a master suite, a queen bedroom and bunk beds for three couples. It was late at night and we were all tired from driving and felt we didn’t have any options for beach front property. We felt the communication could have been better especially since we had talked to the property manager earlier in the day and there was mo mention of either the non working elevator or the inaccessible beach front property. The property manager informed us that she had a dinner reservation and that this was an upgrade and this was all she could offer. We felt that we were in a hard place and it was late.

Beware of half-size dishwasher (which doesn’t clean thoroughly) - bring lots of extra dishwasher detergent. Pods don’t fit in dishwasher. Bedding and pillows are cheap and flat - if we return, I’d bring my own. Outdoor furniture broken and not comfortable. Great property and stunning view. Lots of construction nearby (good for them post-Michael) but just something to be aware of. 20+ min to real grocery store or pharmacy.

The start of the week was perfect. A few days into the trip the threat of hurricane Helene came in and we struggled with the decision to stay or leave. Once the threat of a category 4 hurricane became imminent, we decided to leave Wednesday on the advice of the local residents. We asked the property company for a refund of at least two nights as this was out of our control. We were told no because we did not buy the insurance. This news was especially frustrating because the family directly to the right of us, they received a refund because that homeowner valued the customers safety instead of the money. The basic decent human being thing to do, would have been to refund us at least two nights. Sad that money is the ultimate goal instead of doing the right thing. We would have recommended this place to others, however, now that we know what type of company/owner this is, we will never recommend or come back.

This place was in a great location. Decor was great. But was very disappointed in cleanliness. 1. Deck furniture rusting 2. Elevator did not work. 3. Had to pickup dead bugs 4. Outside trash cans dirty 5. Overall cleaning needs help. Management of propert not good

Highly recommend this property. We had kids 2 & 5 and they enjoyed it so much! 30 seconds and you are on white sands. Mexico is a perfect place to vacation if you dont like crowds.

Beautiful place to stay right on the beach. Short walk to the water and nice porch to sit on and enjoy the sunset and the sunrise. Off the road so you don't hear traffic noise.

Would have been a nicer time if elevator had worked. Location is wonderful. Could have use some trash bags and toilet paper. Mattress are really soft so be warned. Penty of places to eat but on the high side but very tastily.
