• All guests must be registered on the booking, including children, and no unregistered guests are allowed on the property at any time.
• A STRICT NO-PARTY and NO-EVENT POLICY is in place.
• Pets and smoking are not permitted on the property.
• To respect our neighbours, we have a strict noise curfew in place. Please refrain from loud music or noise between 9:30 PM and 7:30 AM.
• Ensure all windows and doors are closed and locked when you go out.
• Please conserve energy by turning off air conditioning and lights when you go out.
• Please place the council bins out on the nature strip on SUNDAY night for weekly collection.
• Check-in and key-collection instructions will be provided before your arrival.
• Please keep the house key(s) with you carefully, charges will be applied If you lost it.
• An initial supply of toilet paper will be provided, but additional supplies may need to be purchased for longer stays.
• Happy to discuss long-term or recurring bookings at a discounted rate, please contact us.
• We are committed to making your stay as enjoyable and comfortable as possible.

* We may ask for a government photo ID like a driver's licence or passport to verify your legal name and so on.
* All guests must be registered on the booking, including children, and no unregistered guests are allowed on the property at any time.
* Guest is strictly forbidden for any parties or event held in the property, if we found any house rules are broken by the guests, host will have the rights to request guest to terminate your reservation with no refunds and leave the property immediately with penalty fines for any lost or damages causes in the property or the building.
* Excessive noise will not be tolerated; Must remain quiet after 9.30 pm and before 8 am. You will be evicted immediately if we are called out because of noise complaints, disruptive behaviour or disturbance with no refund of rent and your security bond.
* Please leave the property in clean & tidy condition. Clean the oven and kitchen after use it, otherwise $60 applied. Over and above general cleaning charges will deducted from the bond if the property is left dirty or there has been damage caused.
* Please ensure that bins are taken out to the kerb on the nature strip with the lid closed by the night before collection day (details will be stated at the property). * Please place bins 50 cm apart and at least 1 metre from power poles and street signs.
* Do not leave excess rubbish behind. Ensure empty all bins inside the house and take away all excess rubbish. A minimum $300 rubbish removal charge applies if you leave excess rubbish behind.
* Please keeping the house key with you carefully, a replacement charge will be applied if you lost it.
* Please close and lock all windows and doors when you go out.
* Please turn off the air-conditioner & lights when you go out.
* At check-out, remember to return the house key to the lock box at check-out.
* Early check-in is subject to availability upon request and an additional fee of $20 per hour will be applied.
* Parking is available on the driveway or street parking, free and unlimited. There is a 24-hour security camera in place at the front of the property.
* The minimum age requirement for guests is 30 years old. Therefore, individuals who are below this age limit are not eligible to book a stay on their own.
By booking you agree that you have read and agree to comply with these rules, failure could result in loss of your deposit and /or being asked to leave the property.
