BEFORE YOU BOOK
All guests complete a quick digital verification before check-in and choose either a refundable security deposit hold or a one-time damage waiver. Everything arrives in your boarding pass — no surprises at checkout.

Our rate covers up to 16 guests. Larger groups are welcome with advance written approval, up to a firm maximum of 25 overnight, at $45 per additional guest per night. Visitors are welcome, but with advance written approval as well. Please message us before booking if your party is larger than 16.

- Noise monitoring in common areas measures decibel levels only. No audio or video is recorded.
- No smoking or vaping indoors (permitted outside, 20 feet from the house)
- Pet-free property

OCCUPANCY
- Maximum 16 people on the property at any one time — overnight guests and daytime visitors combined.
- Larger groups may be approved in advance in writing, up to a firm maximum of 25 overnight, at $45 per additional guest per night above 16. Visitors are welcome, but with advance written approval as well.
- Extra beds, air mattresses, and cribs are provided for comfort and do not increase this limit.

GUEST REGISTRATION
- All overnight guests must be registered with full legal first and last names before check-in.
- No unregistered overnight guests.
- Day visitors require written approval in advance, with first and last names provided beforehand. The 16-person total still applies.

PARTIES & EVENTS
- In accordance with Aurora city ordinance, parties, events, and large gatherings are prohibited without prior written approval.
- This home is for leisure and travel stays — no weddings, no event-style rentals.

PARKING
- 5 spaces on the property: 2 in the garage, 3 in the driveway.
- Please keep the street clear for our neighbors.
- Do not block sidewalks, fire lanes, or neighboring driveways.

NOISE & NEIGHBORS
- Quiet hours: 10 PM – 7 AM.
- Exterior noise monitoring measures decibel levels only in common areas. No audio or video is recorded.
- Please be considerate of neighbors at all times.

SECURITY & PRIVACY
- Exterior cameras cover the hot tub area and the property surroundings only.
- There are no interior cameras. Your privacy inside the home is absolute.

TRASH
- Pickup is Wednesday morning (Thursday during a holiday week).
- Bins go to the curb after 6 PM Tuesday and return the same day as pickup.

SMOKING & PETS
- No smoking or vaping indoors. Smoking permitted outdoors, 20 feet from the house. $1,000 fee plus cleaning if violated.
- This is a pet-free property.

LOCAL & SHORT-STAY POLICY
- We do not accept single-night bookings from local guests, last-minute bookings, or Friday/Saturday one-night stays.

HOA
- Guests may not use HOA amenities — clubhouse, pool, golf, courts, or gym.

CARE OF THE HOME
- Please treat the property as you would your own and report any damage or issue promptly so we can fix it.
- Do not alter or tamper with locks, alarms, smoke detectors, cameras, or noise sensors.
- Additional cleaning fee of $1,000 applies if the home requires excessive cleaning.

BREACH OF RULES
Unauthorized visitors, over-occupancy, or parties are serious violations and may result in immediate cancellation without refund, plus fees as outlined in the rental agreement.
