Good cell phone reception. Patio, with barbecue, overlooking pool and ocean . Firm king size bed + 2 twin beds (each side of the L shaped sofa). 700 yards (640m) of white fine sand beach (with sandy bottom once you are in the water) right in front of the condo. This is considered one of the best beaches in the area, very calm and perfect for snorkelling as it is protected by the coral reef just 100 yards out and where you can see the waves breaking (see photos). 525SF + patio ground floor Studio condominium. The beach area and pool are right in front of the unit, it is shared with the next-door Sunscape Akumal Beach Resort & Spa Hotel lobby (former Oasis Tulum) that, slowly, bought over 50% of the units of these 4 condo buildings and turned them into hotel rooms. So at any given time you'll have hotel guests and condo owners/tenants sharing the beach chairs, umbrellas (palapas in Mexico) and pool. They make sure the beach is perfectly clean. The only thing you won't be getting is the free booze or any of the 'all inclusive' services. Your 'all inclusive' will be the fridge in the unit. I usually leave some essentials (coffee, bread, bananas, milk, cereal, beer, red wine, cheese, etc) that you can either replenish or leave the money for it before you leave. Great location right in between Playa del Carmen and Tulum (beach, ruins and town). HOW TO GET HERE Transportation Available from and to the Cancun airport (CUN) for USD$75 each way (1:15hr ride) + tip ($10?) (Van up to 3 people and USD$85 up to 8) by Jeromy Transport . They'll wait for you at the airport with a sign with your name on it. Contact: Miguel. The Jeromi driver will be waiting for you as you come out of the airport with a big sign with your name. Once at the condo, you could rent a car by the day from Enrique, the Caretaker of the building (really nice small car) for $35/day or $210 for 7 days. You could also rent a car at the Cancun Airport (Blueway has really inexpensive cars, right outside the airport although they don't have the best reviews). You could rent a car in Tulum Pueblo (15 mins south of the condo's location ) Hertz Tulum Pueblo around USD$60/day and they'll bring it to the condo, here, and pick it up when you want to return it (Fidel, who works there, told me about this). Address for Hertz Tulum Pueblo: 'Carretera Federal Cancun-Tulum' and 'Carretera Federal Tulum-Coba' México Hours: Mo-Su 7:00AM-10:00PM PLUSES: one of the best beaches in the area, generally calm ad with a sandy bottom (for a while). You can swim all the way to the coral reef and the water rarely gets deeper than 7 feet. You can see colourful fish (always), turtles (sometimes), stingrays and the occasional octopus (they camouflage with the white bottom). When it comes to transportation, you can drive (parking in front of the condo door) or take the 'colectivos' (public buses, white vans, USD$3) by walking to the highway (0.6mi/1km). On these 'colectivos' you can go 30 mins to the north, to Playa del Carmen (USD$30 by taxi) for some fun in its excellent restaurants and clubs or 15 mins to the south where you'll have access to the 2nd best beach in the world , the Tulum Beach (USD$20 by taxi), with its very bohemian crowd and eco beautiful (clothing optional everywhere on this beach, though not technically legal in Mexico). You can settle down at any of the restaurants on the beach and even spend the day there by just consuming food and drinks. This beach is a beautiful and long (more than 4mi) walking beach. The famous Tulum Ruins are at the north end of the Tulum beach (do not confuse the Grand Tulum Beach with the little and quaint beach inside the Tulum Ruins, they are different animals). For essentials you have the town of Akumal 5 mins to the north (USD$10 taxi ride) or the town of Chemuyil 5 mins to the south (USD$10 taxi ride). For big food shopping you have a large supermarket 'Chedraui' (odd name for a supermarket even in Spanish) 15 mins north at 'Puerto Aventuras (USD$20 taxi ride) and another 'Chedraui' (and even larger) 15 mins south in Tulum town (USD$20 taxi ride). Also lots of chachkas in Tulum town. MINUSES: road to get to the condo from the highway (0.6mi/1km) is a dirt road. If you were to get there for the first time at night you would think 'where the heck am i going?' as you drive in with jungle on both sides. Don't worry, it gets really nice once you get closer to the unit and to the unit. Shopping for food would be fairly difficult to do by using public transportation (you would have to carry the food shopping bags in the crowded small public transportation vans, 'colectivos').The closest large supermarkets are 15 mins north or 15 mins south of the condo (by car) USD$20 taxi ride. Without a car it gets tricky. Right from the start the communication was excellent and questions answered quickly. The checkin procedure as well as information regarding location, directions, transportation to and from Cancun airport, tips on grocery shopping etc was very well communicated and appreciated. Upon our arrival we found the condo inside and out exactly as we had seen it advertised on VRBO. Just steps to the beach and to the pool you couldn’t ask for anything better. The condo was clean and had all the amenities you would require during your stay. With it being the time of year for sargassum the workers did an excellent job of removing it from the beachfront. White sandy beach, clear water and lots of tropical life to enjoy with the snorkelling gear provided.If you are looking for a quiet and relaxing vacation we would definitely recommend staying here. We were there for a week and in days we didn’t feel like going outside we still got to enjoy the beautiful view of the ocean from the living room. Claudio's little slice of heaven on the beach was perfect for my husband and I's 2 week holiday. The convenience of having a pool and the ocean just a few steps from the condo was simply wonderful! While the owner was responsive in all communications, there were two major issues that we had with this property. 1\. For the first 4 days in the unit we had to take showers in a unit 3 doors down the hall, as the shower and our unit and hot water were not functioning. 2\. The property was clean and steps from the pool and ocean. The only negative feedback I have is the water pressure and hot water for the shower - other than that it was perfect! Having the patio table and chairs along with the lounges outside was a plus since we were out there every morning drinking our coffee or just laying in the sun. People were jealous that we had a whole setup on the patio - something the resort owned condos do not have. We also enjoyed taking care of the cats - one particularly stayed with us our whole visit. The kitchen is very well stocked and the bed and couches were comfortable. It was a little odd being surrounded by the all-inclusive folks. I went from feeling very smug and cool because our place was affordable, right smack on the beach, and we had our own private patio to feeling like the red-headed stepchild who wasn't invited to the party. It was interesting. As far as I could tell, most of the original condos are part of the resort, including most in our building. Little hard to find but forgot to use the directions on maps I printed - my problem but Carlos answered when my husband called and directed us. Comfy bed, good AC, I had trouble adjusting hot water in shower and kitchen, no food or beer in fridge but we had stopped at chedraui and bought stuff, drinking water jugs replenished when we ran low ( that was really nice to have) shared beach with all inclusive next door - not a problem except they would reserve their lounge chairs under palapas with their towels etc..awesome opening door onto beach , nice little pool too. Nice parking spot right by door. Felt safe, raccoons did scare me one night on patio and the iguanas!! Bikini beach bar was great just a little walk to south of condo on beach. Loud music from sunscape all inclusive but only one night out of 7 so not so bad! Once we got combination to patio door lock we felt secure leaving condo to go to beach out that door Nice easy to use locked safe in closet for valuables. Hubby liked that it was on ground floor - no steps. Carlos said we wouldn’t be disappointed and no we weren’t. Very nice once we figured everything out. !! ##### Janice A. We had a great time at Claudio’s little piece of paradise off the beach. You could not ask to be so close to the warm clear Caribbean waters that the Maya Rivera is known for . The resorts have to tried to buy out all the properties in the area. Glad you didn’t sell out ,keep this little gem for people to enjoy. Great for couples by who probably are not going to be staying in the condo all day anyhow. If u still wanted to it has everything u need to just lounge in the condo or patio . ##### Erica V. The description was 100% accurate and the host was great at communicating and giving information and recommendations. It was so easy to get around with the collectivo to akumal beach, publeo, tulum, playa del Carmen. The bikini beach bar, a 2 min walk down the beach had great staff, food and drinks. We had a pool and the beach at our front door. Only thing that could have been better was the bed, we had everything we needed and loved the location. We definitely recommend! Decor is straight out of the eighties but everything you could need is at your fingertips and you can’t beat the view and beach access! It was so nice to have a kitchen/BBQ to make meals and sit out on the patio and feel as if you live there. It is not a modern hotel room so if that is what you are after you won’t find it here but this was so much better/ more charming IMHO. Check in was difficult if you don’t speak Spanish as the only person who can let you in the gate spoke zero English but we worked it out. Some of the information on the site is out of date. We could not find a key (it was unlocked) so we never locked it, there was a padlock to lock the sliding door but we weren’t given the combination but never felt unsafe and just kept our valuables in the safe..also we could not find the outdoor trash.. it’s not where indicated on the site and no one knew where it was so we just tied up our bags well and left them in the room. The Wifi was super fast, water got really hot &lots of fresh water for drinking. About a kilometer south on the beach is a cute little beach bar and they also release baby tortugas every night and it is so cool to watch! ( I don’t know if this is seasonal but we were here first week of October) All in all we loved it! ##### Kim and Michael M. For my wife and I this was the perfect place for our vacation. We try not to stay in big hotels. We prefer smaller grounds and more private residences. The living, sleeping and kitchen areas are nicely divided. The bed is very comfortable! The kitchen has virtually everything you could need if you look around for it. It was great to walk right out the back door and onto the sand from the patio. While it is right next to the larger hotel, we had few neighbors in our building and our pool are was rarely ever used by more than a couple of people. There was some seaweed on the beach, but the hotel crew worked valiantly to remove it. There was far less of it on our beach than further down the bay. The Bikini Beach Bar is a definite place to go get food and drink. It was all good and reasonably priced. Great snorkeling right on our beach. You definitely need to rent a car to stay here, which you should do no matter where you stay in this area anyway. To the few who complained about things not being perfect, sure you’ll find some rust on a shower pipe or the washing machine. So what? Everything worked. The shower is a good size, and got us clean. I’m 6’6”, and it was roomy. The machine got our clothes clean. We stayed 10 nights and after our fifth night, someone cleaned up the entire apartment, and changed our sheets and towels. We were also restocked with fresh drinking water. Claudio was very responsive to the few questions I had. Just be careful with food on the patio. Don’t leave it unattended. There are raccoons and other coatis that will snatch your food. But, for us they were cute. We even got a visit from a peacock! My wife told me several times that I found the perfect place.
