Summer Paradise is a high demand vacation home in the brand new Windsor Island. Relax and enjoy spending time with your family and friends at this wonderful home. The home is professionally decorated and offers 5 bedrooms and 4 bathroom, featuring a private pool. On the first floor you have a ensuite with a 1 queen bed. On the second floor you will find the rest of the bedrooms. There is a master bedroom upstairs with a king bed and ensuite. Room 3 has a queen bed. Room 4 - Mickey theme room, has a queen bed. Bedroom 5 has one Queen bed. For added enjoyment upstairs you will find a loft with a TV. When staying in this house, you have access to all the resort amenities! Windsor Island is located in the Davenport area with easy access to Orlando’s theme parks, dining, and shopping. Just 30 miles from Orlando international airport, Windsor Island features resort amenities such as a lazy river, huge pool with slide and tiki bar. You will also find a fitness center, Volleyball court, sundry shop, and video arcade. Enjoy all that Orlando has to offer such as the theme parks: Walt Disney World, Universal Studios, Sea World, Legoland, Discovery Cove, Aquatica and other attraction such as I-Drive, City Walk & Disney Springs; Shopping malls such as The Mall at Millenia, The Florida Mall and The Outlet Mall. Sports events include Orlando City soccer and Orlando Magic basketball. Just over an hour drive away you will find some of Florida’s favorite beaches such as Cocoa Beach, Clearwater Beach, St. Pete Beach, New Smyrna Beach & Daytona Beach. Street parking is allowed in designated areas within the Windsor Island Community. \* \*\*\*\*\*\*\*MUST BE 25 YEARS OR OLDER TO BOOK\*\*\*\*\*\*\* GUEST RESPONSIBILITIES ♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge. ♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper). ♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards. ♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. We had a great stay and really enjoyed this property! The community center was amazing for both the adults and kids. The property management was proactive when there was an issue with the pool heat and communicated everything with us. I liked that the community was gated with security, we felt very safe, especially to let the kids walk back and forth themselves to the community center. The only thing we would have liked was more lighting outside in the backyard so we could still swim once it got dark. We had a really good time here! The home away from home was perfect to my family of seven. We each had our own space and the outside noise was kept to a minimum. The pool took some time to warm up but we enjoyed every moment of it. The house is conveniently located to shopping, dining, and entertainment. The community provides security and entertainment if you want a break from the Disney expenses. ##### Dee H. Then we realized that comforters on the bed had hair on two of them. A few days later as we move the trashcan it was completely filthy underneath. The washing machine had something in it that ruined two of our shirts that were washed in the first load by themselves. The community is very new and has a lot of construction and beware. It does not show up on GPS maps. The house has the bare minimum that you will need there weren’t even any cleaning products there for us to use to keep the house clean during our stay now we understand why it’s so filthy. There’s no way to even clean up after yourselves. There was a chair of the dining room table that broke while we were sitting in it. The absolute worst was the fact that we were spending New Year’s Eve there with our extended family and granted, and our TV went out that morning. Supposedly we have 24 seven service, but we found out that was untrue after several attempts to contact someone we were told that they couldn’t be out there until Tuesday. We were told that we had spent two days without a TV and nothing could be done without it. We would spend our New Year’s Eve and the days with our grandkids. We spent our money to have the TV fixed. The management company could use a little bit of help in the communication during the stay We know that next time we go back next year, we will not be staying with Florida Spirit vacation homes ##### Nancy F. Check-in instructions aren’t detailed and all visitors have to be listed in order to gain access, which is an inconvenience. ##### Domonique J. Séjour de 3 nuits en juillet 2023 ### 8/10 – Bien #### Natasha F. 16 oct. 2023 Points forts : Propreté #### Enjoyed We did enjoy our stay. The house is exactly as pictured. Spacious and clean inside. Check in was easy. The code lock on the door was convenient and worked great. The host was responsive and friendly. The location of the home is close to the resort pool area. The pool deck furniture is old and the cushions are dirty- not very comfortable to sit on. The unit has the very bare and basic necessities in it. It would be almost impossible to cook a meal with what is included. There wasn’t even an oven mit or a cookie sheet- I would keep this in mind if you are planning on cooking meals during your stay. There was only one kitchen dish towel for the whole unit. Unfortunately there weren’t very many bath towels either and there were no beach towels there. We had to purchase beach towels and we didn’t leave our beach towels behind for the next guest when we left because we figured they’d be thrown out- we passed them on to another family who was arriving at a different unit. All in all we can’t complain about the unit but I think a few additions and suggestions could really make this unit more comfortable and convenient for guests. ##### Natasha F. Our experience to get access and into the property was a nightmare. There was a reminder we would get more information about rental property and directions upon our arrival date when we filled out the required rental forms. We arrived to Florida early and waited for our rental communication before heading to the property. It was after 4:10pm while still waiting for information that we called and left a voicemail to the property manager about no communication or detailed of accessing the home. We could only leave a message and no one responded. We contacted VRBO for assistance and they helped push the property manager to send us the confirmation email with arrival directions. Once at the gated resort the security guards said none of my 3 guests 18+ had access except myself. We had to connect with VRBO again to resend missing information that the property manager said they never received. This is why it’s 4 stars, lines for gated check in was long and we weren’t the only ones with gate problems. Although the home and amenities were nice, I would not stay here again because getting to the home and having access was too unorganized.
