Featuring four spacious bedrooms, three and a half bathrooms, and a private patio with a hot tub and BBQ area, it comfortably accommodates up to 12 guests. Start your mornings with a cup of coffee on the patio beneath the warm Florida sun, or gather for a fun outdoor BBQ with family and friends. Guests also enjoy access to Compass Bay's resort-style amenities, including a heated pool, shaded cabanas, gazebos, a playground, scenic walking paths, and picnic areas. Plus, you'll be just minutes from top-rated golf courses, shopping centers, and local restaurants. Additional guests can park in the guest lot, which is first-come, first-served. Vehicles are to be parked in designated parking areas only. Important information for your arrival: Self-Check-In: • Check-in: 4:00 pm • Check-out: 10:00 am Access code will be provided prior to arrival. Washcloths are not provided. Those are considered as personal items. House rules and guidelines for your comfort: HOT TUB: This property is equipped with a private outdoor Hot Tub which requires manual setup on the day of arrival. There is a $110 setup & Sanitization fee required. A $35 additional fee is required for each change of water and sanitization during the stay. Guests must prepay and make arrangements to use the Hot Tub prior to arrival. PARTY/EVENTS - No parties or loud activities are permitted. If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges, and in the unfortunate event of the disruptions alerting neighbors, our community patrols will contact the authorities and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. SMOKING AND DRUGS – Smoking inside the property is prohibited. If guests are suspected of carrying and/or using illegal drugs of any kind inside the property or around the community, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. DISTURBANCES: Guests shall behave in a civilized manner and shall be good neighbors, noise or disturbances that interfere with the quiet enjoyment of their property should not be made. Outdoor noise or noise being carried outside from inside the home should be kept to a minimum regardless of the hour and in compliance with the local Noise Ordinance. Please feel free to call the authorities if there is any noise from outside that violates local laws. FORGOTTEN ITEMS: Regarding any items left behind or packages delivered after your departure, please contact us within three days to inquire whether our cleaning staff found them. If located, you will have three days to provide a prepaid UPS shipping label (and a box or envelope, depending on the size of the item) via email so we can return your belongings. Please be aware that there will be a $30 handling fee. This fee is charged by the property management company to cover the cost of taking the package to a courier office. Please note that if we do not receive the prepaid shipping label within the specified timeframe, the items will be discarded. VALET TRASH PICK-UP - Door-step collection begins after 11 AM - 7 days a week. Please bag and tie all waste – loose items are a safety hazard and will not be collected. Two master bedrooms with their own bathrooms and an additional full bath upstairs was great for number of people staying. Had basic kitchen wear and was able to cook and store meals. The themed rooms are cute and were enjoyed. Could not find laundry detergent and needed more toilet paper, diswasher pods and paper towels than provided for what seemed to be normal usage for number of guests. Found the 65 grill fee and 100 hot tub fee kind of steep. Parking was a problem with both sides of the street lined with cars making it diffcult to get in and out of the driveway or allow for uber pick up, or grocery delivery. The carpet is very stained throughout the home and the carpet outside the master bedroom by the air conditioner was wet on our arrival and continued to be damp throughout or stay (we did call management). The amenities are not. The property was clean, but worn. The carpet is heavily stained. The doors on the refrigerator have several large dents. We attempted to have access to the hot tub, but didn’t submit our request in a timely way. The hot tub was half full and sprinkled heavily with debris. We needed to be at the ESPN Zone and it was an easy trip back & forth. Also, it's very close to Walmart, WAWA & other dining/shopping in the area. The house was very clean when we arrived. And instructions for leaving were clear. The house could use some touch-up on paint and maybe some instructions for the TV/Cable system. If you have multiple families/cars at the location, it could prove to be a little tight. The streets are VERY narrow. One thing to note All bedrooms are on the 2nd floor. We were hoping for a 1st floor master for our parents. The listing didn't specify at the time and the pictures don't give you a reference. We're from TX and fans are a way of life for sleeping and none of the bedrooms had fans. However, the AC works amazing! All in all, it was a comfortable stay. ##### Kimberlee W.
