Escape to your own little apartment in downtown Newport. This dog friendly, two bed, two bath, townhouse style unit is very large and offers all of the comforts of home. The fully equipped kitchen is located down a spiral staircase and offers a private outdoor patio space. There is a living room with a pull out sofa, two full bathrooms, one bedroom with a king size bed, and the other with a full size bed. Each bedroom has their own TV and the unit has been recently upgraded with mini splits!



While we want our guests to enjoy their privacy, we are also readily available for anything you might need, from extra towels to dinner recommendations. Just send us a message or give us a call.

Howland House, located at 205 Spring Street, is in one of the best locations in Newport. You are a five minute walk to famous Newport landmarks such as: Bannisters & Bowens Wharf, Trinity and St. Mary's Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.


Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy!

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are three on site parking spots which are on a first come first serve basis, there is a city lot on Church St a few blocks away and we have a lot on Oak St, by request only, which is a 5min walk away.


Howland House is a classic historic, four unit, building with the original construction dating back to 1750. It is one of Newport's oldest homes predating the Revolution. It has undergone many updates and renovations to bring new world comfort with an old world feeling.

Located on the first and second floor, Unit 17 comes outfitted with everything you need to feel like you are in a home away from home. As you enter the unit you are welcomed by a large living room with pull out sofa. The living room has both a bathroom and bedroom off of it. The first bedroom with a king size bed, then opens to the second bedroom with a full size bed. From that bedroom you head down a spiral staircase to the first floor kitchen with private outdoor patio.

The kitchen is fully equipped with anything you could need and has a table which can seat six guests. There is also a full size bathroom off of the kitchen. All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness and uniqueness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, St. Mary’s church, and endless restaurants, bars, and shopping.

We rented this apartment a year ago and we were very pleased with everything. That's why we came back this year, and we are as pleased now as we were last time. It is a nice place, well situated in the town, and it has a lovely outdoor patio. I would recommend it any day of the week.

Loved the location of this property. Near many attractions near the downtown area. We did not read the description of the rooms close enough to realize one of the full baths is down a spiral staircase. This can be a difficult walk for some at 3:00am.

The 2-bedroom apartment on Spring Street was sparkling clean and well-appointed. The location was perfect. Our group comprised of two parents and two children. The bedrooms required passing through to get to the living room or the kitchen, so it could be an awkward arrangement for a group not as accustomed to each other as parents and children. But we loved the patio and the light-filled kitchen. We loved the jaccuzzi bathtub. The beds were very comfortable. We liked walking around the historic neighborbood and down to the wharves. We walked to restaurants and it was an easy drive to the mansions and beaches. We also appreciated the beach towels and beach chairs. We had a GREAT time in Newport!!!

This is a stunning historic New England property, beautifully restored and updated. It is a unit inside a bigger building and this unit had the 2 beds and baths, 2 floors and the welcome flexibility of a pull out bed in the living room. Decorations were so gorgeous and on point with this place. Beds were very comfortable. Immaculately clean, lovely linens and towels. This location is walkable to everything. The owner gave us recommendations for restaurants which were appreciated and we used. He said the Black Pearl was a must and it was. I would definitely stay here again

This is the perfect location with lots of space. My family and I were quite comfortable staying here. The only drawback is that the unit isn't the most child friendly as there is a steep spiral staircase we didn't know about until we got there. Additionally, for whoever stays in the room with the queen bed, privacy could be an issue as guests staying in the room with the king bed will need to pass through the room with the queen bed to get to the kitchen downstairs. It would have been even better to also have filtered water which I'm accustomed to receiving at vacation homes. We overall very much enjoyed our stay!

Perfect accommodations for myself and my husband and our college daughter during her Fall Break. Great location to all the restaurants. Apartment building has 2 off-street parking spots which are shared by the other units in the building. This means they are not guaranteed however rental does include a onstreet parking pass. Just be aware that you may have to parallel park and walk a few blocks. It was a very busy weekend so finding onstreet parking was a bit challenging. Wonderful stay and we will definitely return!

We had a great trip with 3 generations. The apartment was clean and well furnished. Great location. Would definitely recommend this unit , but would clarify the layout and the stairs. We were limited in using the entire space bc only access to kitchen and 2nd bath is down on main floor via spiral stairs. So anyone who is older ir has poor balance, this may not work for you. In addition, wish the living room had a TV . i was not aware that the building was dog friendly and u unfortunately there were dogs in the unit below and across who barked late into the evening. We are dog owners so didn’t mind it too much but others might find that frustrating. Coffee supplies were plentiful and kitchen well stocked. As were the towels and blankets, beds comfy too We had a great time in Newport

Stayed at this lovely property for our annual Newport Trip for the Folk Fest. The property was lovely. Note that the second bedroom is a passthrough from the first. This was not an issue for us. The kitchen was very nice and there is a little porch we enjoyed for our morning coffee. Easy walk to downtown made thevpropert very convenient. We would definitely stay here again
