This is a studio apartment completely separate from the front house.

Living Space

The room has a Queen-size Murphy bed and a daybed with a trundle. The small kitchen has a fridge, stove and microwave but no oven. Two stools at the counter are handy for quick meals.

Outdoor Space

This unit does NOT have access to the patio, balcony, or laundry. It does NOT have a BBQ or any outdoor area.

There is parking for one car in a spot behind the house.

Location

Just off the boardwalk, you're within easy reach of the best of Newport Beach. Start your mornings with a tranquil stroll or bike ride, then spend afternoons sunning and swimming. Newport Pier offers a spot to cast a line or watch the sun go down over Catalina.

There are dozens of local eateries within walking distance of your door. Pick up fresh seafood at the nearby Dory Fleet Fish Market at the base of the Pier, selling the day's fresh catch since 1891. Fuel up with the freshest donuts or savory croissants at Seaside Donuts before hitting the beach. Save at least one night for seafood at Fly ‘n’ Fish steps from your patio or a steak at 21 Oceanfront. Breakfast at Charlie's Chili is a must for many visitors, Dory Deli has terrific lunches and people watching, and The Blue Beet serves up live music alongside their tasty menu.

Read reviews that the beds were ver uncomfortable. The Murphy bed was quite comfortable. We had no problems sleeping. The night it was loud out we turned the fan on for white noise and we were great. Love the location!!!

Swim meet in Irvine stay
We were in Irvine for a swim meet, but wanted to stay in Newport to be close to the beach. Our schedule was packed with races so we didn't have much time specifically to spend at the beach, so this was perfect for our trip. Not having a balcony and facing inland made the room much more affordable which was great because we didn't have a bunch of time to utilize those amenities.

Great location and communication
The property is very small and the murphy bed is not very comfortable but the location itself makes up for these drawbacks. Overall the property was very clean. I especially appreciated the clean and sealed sheets upon arrival. The property management is very communicative and helpful with the process. There are a few minor touch-ups that could be addressed from a cleanliness standpoint mainly being some mold spots in the shower in the grout and the heater unit having some lint and/or mold in it. I'm sure these things have to do with the humidity and the heater unit not being used very often. I would not recommend the property for a large group but you can easily manage with three or fewer people. The location cannot be beat. The proximity to the ocean is fantastic and there are many restaurants and local businesses to frequent within walking distance.

Wonderful location!
I will give this listing a 5 star review simply because of the location! It cannot be beat. You are right by the boardwalk, shops, and food. It is steps away from the beach. It is also a plus that it has its own parking spot and AC. Two things to note: the ants! There are ants everywhere! If you leave your drink or a chip on your plate and walk away for ten seconds it will be covered by ants. There are so many ants in the kitchen that we had to put all dry goods in the fridge or car. They are also everywhere in the bathroom. The only other downside is you get only 2 rolls of TP. They may seem like it would be enough, but when you have young kids it goes fast, especially since it is the thin kind so you use more. Other than those two things, it was wonderful!
