    9 On the Sand! Surf, bike, stroll, dream vacation!

    2nd level one bedroom with reserved parking.

    Right on the Sand! Ocean view of the world famous wedge to the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants.

    3 other ocean front units available in this building, one right across the hall, perfect for a multi-family vacation or a romantic getaway. The city of Newport Beach charges 10% TOT it will be included in the total charges when you reserve.

    Balboa unit 9 and 10 both have decks facing the ocean. We've added a wood divider to for privacy and separate the decks, each deck has space for 2 chairs

    Coin operated community laundry is on the first level next to the stair well.

    This is an efficiency unit, appropriate for 2 adults and up to 2-4 children max.

    Minimum age for Responsible renter 25.

    Pets are subject to owner approval, please provide breed, age, weight and note that pet fees apply.     In addition to the stated cancellation policy, any credit/debit card processing fees will be deducted from the cancellation refund if a credit/debit card is used, generally around 3%.

    Absolutely no smoking. Smoking fines start at $500

    If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

    Rentspree application required for reservations of 28 nights or more and be approved based on the report by the owner.

    Other Things to Note:
    We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. Please, don't leave less than a 5 star review because of this.

    Nice, easy, place with great views
    Enjoyed our stay here for a long weekend. Place was clean and comfortable, communication with host company was great as well. It was a little bit noisey we found (its next to a park), but the convienence of the nearby shops and restaurants made it an ideal place. We had views of the ocean being up top (2nd floor), if you're on the ground floor the sand will likely block your water view. Did have someone park in our assigned parking on the last night, but we worked around that. I'd stay here again, yes.

    No frills with good Location
    The place is as advertised, and we have no complaints. Beach fire pits are right there. Easy access to restaurants, drug store, bike rental and more. This is not a luxury rental by any means so if you want something higher end look for something else. We gave it a 5-star rating because we knew what we were getting.

    Small unit which is ok for two. Kitchen & bath were remodeled and it was well stocked. Unit was clean. But property was very noisy (not because of the trail but people inside)- like a dorm with about 10 units … remodeling going on so 1 morning awakened at 6:30 - couple arguing one night woke us 3 times.

    Great beach and boardwalk access!
    Close to pier, shops, ferry and on the beach and boardwalk. Small deck to enjoy the view. Nighttime fire pits and parking lot add noise. Kitchen needs more lighting and no dishwasher, heat or a/c. Fans were provided. We would go back knowing what to expect. Good value for beachfront!

    Except the location and the master bedroom, everything went wrong…advertising false for the balcony
    We booked for 2 adults and 2 kids, 11years old. But when we arrived only the master bedroom bed was done. The single bed under the sofa was not done, and there was no sheets available for the 4th person in the apartment. I had to text then call (because still no reply) the person in charge, I was given the code to access the landry of the building to manage myself with spare sheets to allow my daughter to sleep in a bed. Be avare that the 4th person will have to sleep on the sofas’s cushions, not on a mattress… in my opinion this apartment suites 3 people, not 4. About the apartment now: Above all the picture of the balcony let you believe you will have a long-private balcony : this is false ! Only half of it is dedicated to you, a light screen separates you from your neighbors, and you can hardly have a private conversation if they are on the balcony at the same time. The bedroom is great with nice view. But the bathroom which includes toilet is super small ( 6 feet x 6 feet ) and not very clean. The living-room and kitchen is nice but super-dark with minimal outside view on the next building’s wall, and with a cold white lighting. The kitchen amenities are minimal: only 4 flat plates and 4 soup balls… so if you are 4 guests …I guess you have to clean your dish between entree and main course, and again before dessert !! (There is no dishwasher of course, and if you need washing machine you have to pay for a shared one, outside, downstairs in the building) Beware of the restrictive hours for check in (late) and check out (early). The location is nice, but not the best at all on Balboa peninsula as you are located right on the Santa Ana’s airport runway axis for take off, first flights may wake you up from 6:40 am… So this was a terrible experience for us, you are not welcomed in this apartment by a careful owner as usually with VRBO properties, this apartment is owned by a company name Everyday luxury and the experience with them was very poor.
