This condo is more than a mountain condo in Keystone's River Run Ski in/out village... it is a cozy, calming getaway. Recently given a full face "lift" with beautiful lighting, fresh colors & comfort. Heated secure garage parking included (1 car) & Ski Locker.
You are steps away from ski slopes, biking, food, and fresh mountain air. Or stay in for some needed relaxation.
LOCATION AND AMENITIES: This property is located in the Buffalo Lodge Building. Access to several other lodges to enjoy their game rooms and facilities is available. Ski locker, outdoor heated pool, and several hot tubs are located just downstairs.
KITCHEN The kitchen of this property is fully equipped with all the appliances you might need to cook anything from a small breakfast to a Thanksgiving dinner! Enjoy the breakfast nook by the window in the living room that seats 4! We provide a starter supply of dish soap and dishwasher pods. Guests are responsible for purchasing any additional supplies needed during their stay. Keurig coffee maker (capsules included)! (No cooking supplies included such as Oil, Salt & Pepper, or Food)
BEDROOM The bedroom is comfortable and perfect for relaxing on your vacation. Brand NEW 42 inch Smart TV. Brand NEW Luxurious Mattress. The King-size bed will let you prepare for another long day on the mountain!
DINING AREA By the windows, the dining area has an oversized table that seats 4 people. Enjoy a home-cooked meal or play a game with the group at the table.
LIVING ROOM The living room features a gas fireplace and a NEW Flat Screen 50 inch Smart TV, multiple channels, and free premium channels provided by the HOA via Resort TV. Brand NEW SUPER comfy Queen Plus size sleeper sofa (almost as big as a king!). Extra sheets and a comforter are in the closet. (Guests are expected to make the sleeper couch with the bedding provided.) The private patio can be accessed through the living room and offers some ski/mountain slope views.
BALCONY Enjoy your morning cup of coffee on the balcony looking at the Mountains. The unit is on the 4th floor overlooking the ski slopes.
SLEEPING: Sleeps 4 comfortably (best with two children), 2 in the Master Bedroom with a King-Size bed, and 2 in the living area with a Queen-Size sofa bed (guests are expected to make the sleeper couch with the bedding provided). The unit is 600 sq ft but designed to maximize space. It can get a bit tight with 4 adults, but it will depend on how much luggage is brought :-). There is only a very small closet in the bedroom. A small additional fee applies for guests over 2 to cover linens, towels, and supplies. This fee is shown automatically on VRBO when the correct number of guests is entered at booking. If the guest count is not entered correctly, the fee will be applied during or after the stay.
BATHROOM: Just off the living area is the full bathroom that has a shower/tub combination and is stocked with towels and an initial supply of toiletries. Guests are responsible for purchasing any additional supplies needed during their stay.
CLEANING: Cleaning is a flat fee when you depart. You can arrange additional cleanings for a nominal fee (24H notice required). Guests booking extended stays are responsible for washing their own towels and bedding as needed during their stay. This is not required at departure, as the final cleaning will cover that, but upkeep throughout the stay is up to the guest.
RULES: The unit is 100% non-smoking including the balcony. Not suitable for Pets or Parties. Additionally, the River Run village is a smoke-free and pet-free environment. The Buffalo Lodge Building and the village are entirely developed on Federal Land, the use or recreational and medical Marijuana is ILLEGAL. Keystone Resorts and VRBO Hosts fully cooperate in reporting any abuse to the legal authorities.
PARKING: Heated garage access in the building is included for 1 car! No additional free spaces are offered. The skier lots offer additional overnight parking spots for a fee. Guests will be responsible for making arrangements if they arrive with more than 1 car. The Skier lot offers overnight parking for a fee. NO Trailers or Campers are allowed anywhere in the underground parking lot or village. Max Clearance for parking is 7' 5". Hosts are not liable in the event an oversized car does not fit in the Underground Parking lot.
EV Charging Stations: the underground garage provides a couple of EV charging stations. Those are first come first served and they are not guaranteed in any way.
SKI SEASON: Every condo in River Run Village (main village where we are located), enjoys the perk of being ski-in/ski-out due to the main gondola's convenient location right in the village.
OFF-SEASON | April 6th to Mid/End of June & September to November: During this transitional period, most village facilities, including restaurants and shops, will be closed. That said, many guests still enjoy visiting for the quiet trails and mountain environment. Please note that there are no refunds or rate adjustments during this time, as pricing has already been reduced to reflect the limited availability of resort amenities.
AC/HEATING: Buffalo Lodge units are equipped with extremely efficient baseboard heating. For the SUMMER MONTHS, all the River Run units, including the Buffalo Lodge units, are NOT equipped with an AC system. Keystone, sitting at 9250 feet, rarely reaches 75/80 degrees during the hottest summer months. Even during those months, it's always quite cool at night and in the morning (45-55 degrees). The unit can get a bit warm in the afternoon hours, but it cools off quickly as soon as the sun sets. There is also a ceiling fan in the living room.
CHECK-IN & CHECK-OUT: - NO early check-in or late check-out is available at this time. (Including no bag storage).
WINTER CONDITIONS: - During the winter months, snowstorms are a natural part of life in a mountain resort area. Occasionally, I-70 may experience temporary closures due to weather. Unfortunately, we are unable to offer refunds or adjustments for delays caused by road closures. As an alternative, Interstate 285 and Colorado Highway 9 provide a reliable route from the Denver area. While this option may add some travel time, it tends to remain open more consistently during winter weather compared to I-70.
Keystone, Colorado, nestled at an elevation of 9,280 feet, offers stunning views and unique experiences. Please be aware that altitude sickness can occur at this height. We regret that we are unable to provide refunds or adjustments for any altitude-related issues.

Other things to note -PETS: River Run is a 100% pet-free resort. Additionally, the owner has several allergies to pets. No pets are allowed in the unit as they pose health risks. Any service animals are subject to Keystone Resort approval before booking.
