1.) No Smoking: Smoking is strictly prohibited anywhere on the premises, including inside the apartment, back patio, shared outdoor spaces, lounge areas, lanai, and driveway. 2.) Guest Limit & Visitors: Only those listed on the booking are allowed to stay overnight. The maximum number of overnight guests is 16. The property is not an event facility, and there is a limit on additional visitors at any one time. For any visitors beyond those staying overnight, please inquire with the host in advance. 3.) Liability: The host is not responsible for any accidents, injuries, or illnesses that occur on the premises or its facilities. The host is also not liable for the loss of personal belongings or valuables. By accepting this reservation, all guests assume the risk of any harm arising from their use of the premises or that of others whom they invite. 4.) Children: Children are welcome with the following stipulations: Guests are responsible for any necessary “baby-proofing.” Children must be supervised by an adult at all times, particularly in outdoor and pool areas. 5.) Toilet Use: Only toilet paper may be flushed. Do not flush any other items, even if labeled `flushable.` Any plumbing damage from improper use will be charged to the guest. 6.) Pets: Any pets must be disclosed to the host prior to check-in. Guests are required to properly dispose of pet waste. Additional cleaning fees will apply if pet waste is not properly managed. 7.) Cleaning Fee: The cleaning fee covers standard cleaning. Should the property require a deep clean beyond what is customary, additional charges will be applied based on our cleaners’ guidelines if the property is left in an excessive state. 8.) Wear & Tear: The home may show signs of typical wear from frequent use, such as worn carpets, faded curtains, stained furniture, missing blinds, and minor wall scuffs. Guests are expected to maintain reasonable expectations, and no refunds will be given for wear and tear. 9.) Pool Rules: No glass is allowed by the pool area; violations will result in additional fines. 10.) Quiet Hours: Quiet hours are from 10 PM to 7 AM. For the comfort of others, please keep outdoor noise to a minimum during these hours. 11.) Parking: Vehicles must be parked only in designated areas. Parking on the grass or blocking sidewalks is prohibited and may result in towing at the guest’s expense. 12.) Management & Maintenance: This property is privately owned but managed by AirLuxe Management. We will address any major equipment or appliance issues during normal business hours. Refunds or price adjustments cannot be issued for maintenance issues; however, we will work diligently to resolve problems as quickly as possible. 13.) No Refunds for Service Interruptions: Refunds will not be issued for issues outside our control, such as weather, early check-out, or maintenance interruptions. In cases of severe property damage or property sale, AirLuxe Management reserves the right to substitute this accommodation with similar or superior lodging nearby, if available. 14.) Pool Liability: AirLuxe Management and the property owner are not liable for any indirect, incidental, special, punitive, or consequential damages or losses of any kind arising from this agreement. Additionally, AirLuxe Management, the property owner, and any homeowners association shall not be liable for injuries or damages resulting from the guest`s use of the swimming pool or any area inside or outside the home. Swimming is at the guest’s own risk, and children must be supervised at all times. Absolutely no diving is allowed. 15.) Customer Support: Any issues should be reported to us within 24 hours. During business hours, our team is available to address guest requests and will prioritize emergencies such as AC issues, water leaks, infestations, emergencies, power outages, and access problems. Only emergencies will be responded to between 5 PM and 9 AM. Non-emergency after-hours service calls may incur fees if a staff member attends the property. 16.) Lost and Found: Any lost and found items left at the home (if found) will be kept for 30 days. After 30 days, items are donated. 17.) Pool Service: The pool is serviced and there will be someone coming in the backyard to do this. They must be allowed to enter. 18.) Pool Heater & Temperature Disclaimer: Please note that the heater operates on a timer and does not run 24/7. Running a pool heater continuously can cause mechanical damage and premature failure of the equipment. We have the timer set to maintain the pool temperature as consistently as possible; however, actual water temperature may vary based on outdoor weather conditions, ambient temperature, wind, and usage. Pool heating is considered a comfort feature and not a guaranteed amenity. No refunds or discounts will be issued due to pool temperature, heater run times, or heating performance. 19.) Lawn Service: The lawn is serviced and there will be someone coming in the backyard to do this. They must be allowed to enter. 20.) Pest Service: Pest Control is serviced and there will be someone coming in the backyard to do this. They must be allowed to enter. 21.) Wildlife: Due to Florida`s subtropical climate, critters like palmetto bugs and small lizards are common and do not indicate a cleanliness or infestation issue. We take proactive measures, including monthly pest control treatments, to keep these out of your space, but occasional sightings may still happen, especially in warm or rainy weather. By booking, guests agree that the appearance of native wildlife does not impact the cleanliness, safety, or enjoyment of their stay and cannot affect the property rating. Our team is always available to address any concerns as quickly as possible. Thank you for your understanding! 22.) We had a good time in the pool, playing corn hole, pool and darts. There was plenty of space for all 12 of us to eat outdoors. Plenty of seating, the new loungers were nice.Everything was great. The only thing is the in law suite is a room, no bathroom attached but we made it work as there are plenty of bathroomsWould recommend this place

We loved this VRBO!
The house was perfect, clean and spacious and exactly as described and pictured. The pool and outdoor space was perfect for entertaining our entire family. There was enough room outside to have meals in the wonderful backyard cooked on the nice gas grill. The host was very responsive! The location is close to shopping and 20 minutes to the beach. We had groceries delivered which worked great! I highly recommend this property!

I liked the neighborhood, and the home layout was good. I didn't realize that the fifth bedroom was in a detached building without a bathroom, so none in our group stayed in there. I'm my opinion, the kitchen was not well-stocked. There weren't enough blankets, as a previous reviewer also mentioned. The pool was not heated, although I asked about that before we arrived and afterwards. The Internet was out when we got there. I figured out how to find a VRBO tech support person who was able to restore it remotely.There were no bath mats--so you can slip to your heart's content. It never felt like the owner was engaged. We were on our own.

House was clean. However, pool did not get up to swimmable temperature, and despite all warnings for an 'extreme cold warning' on the news state-wide, owners said that house did not necessarily need to be heated and would not work out even a partial refund even though we did not have heat on the more frigid days of our trip. In addition, the listing was somewhat misleading regarding the in-law suite and should be updated to note that this bedroom is not attached to the house and does not have a bathroom. This, to me, should be listed as a 4-bedroom house with an extra detached bedroom. Not as a 5-bedroom house. I am sad to say we will not be staying here again even though the property has tremendous potential and extra perks like a game room.Other small things to note - ping pong table only had one paddle, pool does not have lights for nighttime swimming (and solar area lights in the pool area do not keep it well-lit), ice machine in fridge did not work. Only 2 of the TVs were working even after replacing all remote batteries and swapping the mismatched remotes.Hosts were responsive on the day we arrived but were very difficult to reach after that. Due to these reasons, I had to rate this property that has so much potential with a low rating due to the fact that the hosts did not delivery on quality under the circumstances.

The house was amazing. Very clean and spacious. The bedrooms were very private and perfect for what my family needed. The entertainment that the home offered was outstanding. The kids had so much fun. The pool area was so much fun and the backyard very private. I would highly recommend this house to any family. The host was also very responsive to any questions I had.

Our stay was very pleasant. The rooms are great as well as the amenities. The heated pool is very enjoyable. Even my pet enjoyed the green backyard.
