This sophisticated and contemporary 5 bedroom, 3.5 bath home is a gem with new furnishings, abundant natural light, and a spacious backyard with a sparkling pool. It is in a family-friendly neighborhood with plenty of space for guests to relax and enjoy.

Guests have access to home and backyard except any locked doors or any doors marked "Designedvr Staff"

We are available through message forums 24 hours a day for questions and have property management personnel locally to help with any concerns.

We love to meet and greet our guests as much as possible. However, in the event we cannot meet at the time of check in - we offer self check-in with the use of a smart lock or a door code.

Please note***We require all guests to be greeted by ourselves or our property manager. We do ask that all last minute booking (with 2 days of check-in) present an ID to the greeter at time of check in along with the credit card used for booking. We reserve the right to refuse entry of any person wishing to enter the property that are not represented in the booking, have a different name than what appears on the booking, or refuses to present proof of identification. Guests of the booking person cannot enter home before the booking guest without authorization from us. We will check ID of every guest wishing to enter home, especially if the person that did the reservation has not yet arrived at property.**

*Please note that we have weekly pool maintenance, landscaping, and general maintenance workers who may need access to home/pool area. We reserve the right to enter to make such repairs. We will notify you beforehand of scheduled services.

* BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.**

**House Rules**

We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.

Children are welcome here! however - please keep your children safe. Home is not childproofed.

1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.

3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.

5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.

6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.

7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.

9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.

11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Fantastic!
We LOVED this house and communication with the team was amazing. I do want to clarify, as there was a {positive} miscommunication. The rooms are as follows: 1. 2 queens, with own bathroom 2. King (1/2 bath in hall near by) 3. King (share hall full bath) 4. King (share hall full bath with door off bedroom) 5. King with a separate room (with door) that has twin over twin bunk beds and a huge master bath. This was MORE rooms than we were anticipating and a very pleasant surprise. The house was actually quite large. The pool was great. We paid for the heater and it was with it. Also, they have a pack n play, high chair, and pool towels. All amazing!!!!

We very much enjoyed our stay at this updated, spacious, clean home! It was a great layout for my sister’s family and my own to vacation together. Cousins ranging from ages 8-22 were really able to relax. The heated pool is a nice size and well maintained. Commication with the owners was excellent! Nice quiet neighborhood! A+++++

The pool is where it is at!
Pool was top notch. We spent 90% of our time using the heated pool. Outdoor furniture could use an upgrade- not very comfortable to sit outside. We thought it could use an outdoor tv so we could enjoy the outdoors while watching our favorite shows. Beds were all very comfortable. Showers were great! My family would have liked it to be cooler than 70° inside the house. We didn’t find the beach towels and washcloths until our final day so we were thankful we had brought our own- maybe should have opened all of the closets! Neighborhood actively shows they do not want vacation rentals in their neighborhood. We didn’t have any issues just unwelcoming. It is really a Great location- short distance from Hollywood Beach with beautiful scenery, amazing food, and even live music!

Very nice house but expect issues from neighborhood!
House was very clean and nice and the owners were quick to respond to any of our needs. However, my only complaint would be that the neighborhood is clearly not happy about vacation rentals. The house has quiet hours from 10pm-8am which is very reasonable, however my group of 14 would receive noise complaints in the middle of the day while just sitting around the pool listening to music. I cant quite understand how a group of up to 14 is expected to be dead silent at all hours of the day. Other than this, we really enjoyed our stay!
