Property Summary  
Villa Mate i Kate is a terraced house located in the hamlet of Leprinčani, just 2 km from the center of Žminj and 25 km from Rovinj, Croatia. This two-story vacation rental boasts a private property spanning 700 square meters, complete with a seasonal angular swimming pool (8 x 4 m, depth 150 cm) with an internal staircase, perfect for enjoying the sunny position. Amenities include an outdoor shower, barbecue area with a swing, internet access, a trampoline, and washing machine. Parking is available on the premises for two cars.

The property offers ample outdoor space, including a 700-square-meter private area featuring a seasonal swimming pool with internal staircase, perfect for cooling off during the warmer months (available from May 1st to October 1st). Enjoy al fresco dining with the provided barbecue area and swing. The outdoor shower adds convenience for those refreshing summer days.

Unit Layout  
You will be staying in a 4-room terraced house that spans over 120 square meters across two levels. The house boasts beautiful furnishings, including a living/dining room equipped with a cable TV and international TV channels (flat screen), and an exit leading to the terrace. On the same floor, you'll find an open kitchen complete with four hot plates, an oven, dishwasher, toaster, kettle, microwave, freezer, and an electric coffee machine. Additionally, there is a shower room with a toilet. The upper floor features two bedrooms: one with a French bed (160 cm, length 200 cm) and air conditioning, along with an exit to the terrace, and another with a double bed (2 x 90 cm, length 200 cm), satellite TV (flat screen), and air conditioning, also with an exit to the terrace. There is another shower room with a toilet and a separate toilet on this floor.  
  
Amenities Included  
The house is equipped with a range of amenities to ensure a comfortable vacation. It features forced-air heating to keep you warm during cooler months. Outdoors, you can enjoy two terraces spanning 28 square meters and an additional 15-square-meter terrace, all furnished with terrace furniture and deck chairs. Additionally, the house provides an iron, children's high chair, baby cot, and a hair dryer for your convenience. Internet access is available through free WiFi.
