Property Summary  
You are interested in Villa Aniva, a beautiful single-family house located in the hamlet of Matiki, just 2 km from the center of Žminj, Croatia. Situated in a sunny position and surrounded by a private 1,500 m2 property, this vacation rental offers a lawn, a wildlife garden, and a seasonal swimming pool (7 x 3 m, depth 150 cm) with an internal staircase, available from May 25 to September 30. The property also features an outdoor shower, a barbecue area, a children's playground with a swing, internet access, a trampoline, and a washing machine.  
  
Outdoors  
The outdoor space at Villa Aniva is truly remarkable, offering a private garden with a lawn and a wildlife area. Enjoy the seasonal swimming pool, complete with an internal staircase, from May 25 to September 30. Relax in the sun or dine al fresco with the provided barbecue area. Little ones can have fun on the children's playground, which includes a swing, while you freshen up at the outdoor shower.  
  
Other Information  
Villa Aniva is conveniently located near various amenities, with a shop and supermarket just 2 km away, and a restaurant within 3.5 km. Motor access to the house is provided via a 100 m unmade road, and parking for up to 3 cars is available on the premises. Explore the surroundings by taking advantage of the nearby walking paths (100 m from the house) and cycle lane (150 m away).  
  
Distances and Attractions  
While staying at Villa Aniva, you'll have easy access to various attractions in the area. The pebble beach is just 26 km away, making it an excellent destination for a day at the sea. Adventure seekers can visit the adventure park (20 km) or the zip line (15 km) for an adrenaline-filled experience. Additionally, there is a riding stable located 10 km from the property, offering opportunities for horseback riding adventures.

Unit Layout  
You will be staying in a 4-room house that spans 102 square meters. The living/dining room area is a spacious 36 square meters and features satellite TV with a flat screen and air conditioning. This area leads out to the terrace. The entrance hall also has air conditioning. There are three bedrooms, one with a French bed measuring 160 cm by 200 cm, another with a French bed measuring 180 cm by 200 cm, and the third with a bed measuring 90 cm by 200 cm.  
  
Amenities Included  
The open kitchen is well-equipped with an oven, dishwasher, two induction hot plates, two gas rings, a toaster, kettle, freezer, and an electric coffee machine. The property has a shower and a WC. There is no heating option available. The terrace spans 15 square meters and is roofed, with terrace furniture and deck chairs. You can enjoy views of the swimming pool and the garden from the terrace. Additionally, an iron, hair dryer, and free WiFi internet are provided for your convenience.  
  
Other Information  
The beautiful and cosy furnishings create a welcoming ambiance for your vacation. The property offers air conditioning throughout, ensuring your comfort during your stay. While there is no heating option, the temperate climate may not necessitate it. The terrace provides an ideal outdoor space for relaxing or dining al fresco while taking in the picturesque views of the swimming pool and garden.
