WHAT TO EXPECT  
  
Arrival and Departure  
\-Check-in is at 4 PM and Check-out is at 11 AM.  
\-Early check-ins and Late check-outs are subject to availability.  
\-A Digital Guidebook is provided before arrival.  
\-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.  
\-All interactions are virtual, but our office team and ground crew are available for assistance.  
  
Occupancy and Pets  
\-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.   
\-Dogs are allowed. (Maximum of 5 dogs), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.  
\-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.  
\-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

\-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.  
\-Two Roku TVs provide access to almost endless options of streaming apps. Hulu+Live with live streaming is available through the Hulu app.   
\-There is no AC; fans are provided.  
\-There is a wood stove in the living area. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!  
\-This unit has a propane grill and propane is supplied.  
\-This unit has a fire pit  
\-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.  
  
Driving Access, Parking, and Entryway  
\-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.  
\-Parking is limited to 3 CARS.  
\-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.  
\-Access from parking to the front door requires climbing 3 steps  
\-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.  
  
Trash and Recycling  
\-There is a dumpster located on-site for the disposal of trash.  
  
Disclosures  
\-The garage and aluminum dock are not for guest use.  
\-The wooden dock is available for your enjoyment, but please note it is use at your own risk. Children must be supervised.  
\-The antique oven in the kitchen is for decoration only, not to be cooked on.   
\-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.  
\-A signed rental agreement is required for all reservations  
\-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

We had a wonderful time and recommend the house. We cooked dinner one night and found the oven challenging but once we understood how to use it we were good. The roasted carrots and potatoes in my home oven take 40 to 45 minutes at 450 degrees. Here it took 2 and a half hours as the gas oven was slower to heat up. The Chateaubriand was perfect as I used the veggies experience to properly roast the tenderloin.We wish we had booked more days as we never used the home theater, never played pool, never played Phoosball, or hoops in the driveway.We did enjoy the screened porch in the evening, enjoying our wines and cheeses as we either made dinner or went out to dinner.The house is a way off Burns Pond but worth the hike down and back. We were impressed by the size of Burn's pond, most places would have called it a lake! Comfortable beds, well stocked spice cabinet, and good kitchen. I brought all my spices so sharing they have the spices so don't bring yours. Did the Cog, The Flume, Kancamagus, dined at Adair Inn, Rek-Lis for lunch and beers, etc.

#### Great House for Family Vacation

My family visited NH for the winter holiday and the house was a perfect fit. Exactly as advertised, well appointed kitchen, and plenty of room for our party of nine. Gorgeous setting on the water. Highly recommend!

#### Moldy and needs some tlc

Property is very nice but seems like it is still under renovation. It needs work which i looked past for the most part. The main issue is had was there was clear signs mold in the basement of the property. The basement stunk of mildew and black mold was found above the radiator. Several of my family members became ill during our stay. When I brought the mold up to the owner of the property I was given every exuse and brushed off. I was then told that the black mold that we found was chalk dust. Which is funny because I didnt know Chalk dust fell in circular patterns on a vertical wall. On other notes all of the chairs in the "theater room" were broken. The surround sounds did not work and no instructions were left to operate it. The Deck is unfinished and several boards are lifted causing tripping hazards. All in all the location of the property is amazing. The house needs some serious work and if you have anysort of mold alergy or respitory issues I would steer clear. The owner of the rental company doesn't seem to care about thier customers and is more than willing to brush off there concerns.

#### Family Getaway

Our entire family consisting of our two children, their spouses and four grandchildren thoroughly enjoyed our one week stay. The house is beautiful, with all the amenities you could want. Very spacious with ample privacy for everyone. Beautiful kitchen with enough seating for 10 people! My only complaint would be the lack of air conditioning because it got very warm. Plenty of fans, but as the week progressed it got very hot and humid After a full day outdoors, coming home to a cool environment would have been nice. We would definitely come back, but not in the summer months. We all had a wonderful time though!

#### Not ready for prime time

The house is lovely, as is the setting. All looked great until the heat wouldn't come on (it was 56 degrees inside). The management sent someone quickly, and while he was working we looked into using the wood stove (VRBO had sold us two bundles of wood and fire starters in advance). But the property manual had a hand-written note that the stove was not usable! The maintenance man had to call a furnace expert. While we waited for his arrive, we got dinner started. Pre-heated the oven and prepared a casserole. When we opened the oven door to put the casserole in, HUGE billows of rancid smoke poured into the house. So much for dinner. By the time the furnace man arrived, we had windows and doors open to get the smoke cleared, and after he took a look he said the furnace couldn’t be fixed that day. VRBO very quickly found us another property that was quite lovely, but we had to repack everything (including all the appetizers and wine we had spread out in the kitchen) and move, at 8:00 at night. I wish we could have stayed at 51 Pierce Rd in Whitefield; it was really lovely. But they have some work to do.

Fully equipped; lots to enjoy in the home. Stayed during major storm that caused a power outage. The home was equipped with automatic generator that saved our vacation! Our family enjoyed having the opportunity to stay and play together! Thank you.

Travelled to Littleton for groceries and anything else we needed. Loved our ride along the Kancamagus Highway and hiked the Franconian Notch. Had a wonderful dinner at the Inn of Whitefield. Went up the cog rail to Mt Washington. Each day we returned to the wonderful house on the pond to relax and play games.

#### Amazing house in a great location!

The photos on the listing don’t do this house justice! It’s an absolutely beautiful property and soo spacious. We had 9 adults, 1 infant, and 2 dogs staying together in the house. The bedrooms were all very comfortable and surprisingly you really couldn’t hear any noise people were making in the common areas from the bedrooms. The common areas are all nice and big/open so there was always plenty of room for us to all be hanging out together in the same space. The view of the pond from the house is so serene. The house was sparkling clean upon arrival. The house is also extremely well stocked with almost anything you could ever need (including nice pans, knives, cooking utensils, small appliances, etc. As well as dog beds, infant toys & books, and games for all ages). The location is great, we were able to visit so many different towns, hiking trails, breweries, other swimming spots/lazy River, all within a short drive. Highly recommend this property, especially for a large group! The only other thing worth noting is to access the pond/lake you do need to walk down a large hill (which means eventually walking back up it to get to the house).

Well equipped. Long downhill walk to water, and long uphill walk back! There was no dock in the water, nor any water toys, or kayaks or paddle boats. There was a metal dock on the lawn, but was told it wouldn’t be installed. The lake was lovely, but there was a geese issue. The house was large and easily accommodated 10 people, had its own laundry which was great. Great kitchen and table for games. Needed additional comfortable deck furniture. Basement had 3 good bedrooms, but needed some extra care, and the game room/tv room was fun but needed cleaning. The weather was hot and humid, but there were no a/c units, so the fans only moved hot air around. For the price, they need to work on these things. In spite of these things, our family had a good time together as the house is located in a beautiful area of NH and there are things to do not far away.

#### Amazing Stay!

We rent a different house every year for a group vacation and this by far was the best. Both the indoor and outdoor spaces were amazing. The house was immaculate. Five bedrooms, four showers, three toilets and a urinal was ideal for our group of 10\. The biggest back deck with a gorgeous view, a perfect screened porch for morning coffee. Located close to all the hiking trails we could ask for. Fully equipped kitchen, thoughtful toiletries in all baths, a stocked game room the kept us entertained during rain days. Super friendly and responsive hosts. Honestly, we could not recommend this house more. LOVED it!

The property is actually better than pictured - expansive and open living room looking out on to lake and hillside. We found everything we needed. My 15 year old nephew and his dad, my brother, enjoyed all the features of the game room. I was so happy they had a great time. Thank you so much for sharing this property!!

#### Excellent property for multi-family ski weekend

We had a wonderful experience at this gem of a property! We were attracted to this listing given its proximity to Bretton Woods. There are plenty of bedrooms, bathrooms and living space for 3 families with children to spread out and enjoy time together. We look forward to returning for a ski weekend in 2024!

Fantastic property! Reserved this cabin for my brother’s bachelor party with a few of his friends. Amazing view of the lake. Awesome firepit for nighttime. The house is huge! Very clean. Everything that we could have wanted for a weekend trip away. Would highly recommend!
