The cottage is surrounded by the garden and enjoys lovely views over the valley and the village beneath. Trinity Cottage sleeps up to 8 guests in four bedrooms, and is centrally located in Exmoor. Main Description Trinity Cottage, Roadwater (Somerset) is a beautiful cottage that has been refurbished throughout during 2018-19\. We are sure you will enjoy this lovely cottage in tranquil Roadwater, whether it's as a relaxing family holiday, or as a base for an invigorating exploration of Exmoor, the Quantocks or the stunning West Somerset coastline! The property is approached via its own driveway so is very private, yet it's a stone's throw from the village shop and a only a few minutes stroll to the local pub. Sleeps up to 8 guests in four bedrooms One king-sized double bedroom with ensuite bath and shower. One super king-sized double bed (zip/link), which can be made up as twin beds on request One king-sized double bed (zip/link), which can be made up as twin beds on request One double bedroom Two family bathrooms upstairs plus a downstairs cloakroom Large and private gardens surround the property Patio to the rear of the cottage with outside table & chairs, and barbecue Public electric car charging point 100 metres down the road Spacious sitting room with wood-burner Newly fitted kitchen with Aga (electric power) as well as an electric oven and hob Breakfast table in the kitchen (extendable to seat 8) plus separate dining room New games room in outbuilding (heated) with pool, darts and table football Dogs welcome (2 max) for supplement of £15 per dog Wi-fi, heating, and electricity included Bed linen and towels provided Arrive from 4 pm Depart by 10 am (unless otherwise agreed with owner) Well behaved dogs welcome (maximum of 2) for £15 supplement per dog. Please do not allow your dogs on the furniture, upstairs or leave them unattended. Children are welcome, but please note that the upstairs windows are low and small children should be closely supervised. Indoor Description Glazed patio bi-fold doors lead into the kitchen from the parking area at the rear of the property. The kitchen has been newly fitted (2019), it's a light and airy room with extendable breakfast table, large American-style fridge freezer, a traditional Aga (which is lit from the Autumn to the Spring) plus the addition of fan-assisted electric oven and hob, dishwasher, toaster, electric kettle, and Nespresso pod coffee machine (and cafetiere). The hallway leads through to the dining room with a large dining table. At the far end of the hall is the spacious sitting room complete with wood-burning stove and a Smart TV with the normal Freeview channels - satellite TV is not installed at this property. Bi-fold patio doors from the sitting room also open on to the patio area at the rear of the cottage. There's a cloakroom on the ground floor, comprising toilet and hand basin. Stairs lead up to the first floor where the four bedrooms and three bathrooms are located: \- one king-sized double bedroom with en-suite bathroom, comprising bath, separate shower, toilet and hand basin; \- one super king-sized double bed, which can be made up as twin beds on request (please request this at time of booking); \- one twin bedroom (that can be made up as a king-sized double on request). \- one double bedroom. There are two family bathrooms upstairs, one has a walk-in shower, toilet and hand basin, the other has a shower over a bath, a toilet and hand basin. The tumble dryer is located in one of the stables to the rear of the property. Bed linen and towels are provided, but please bring your own beach towels if you wish to take them with you away from the property. We have recently completed our new, self-contained games room in the stables which has a pool table, dart board and table football as well as a bar area. Wi-fi. heating and electricity are included in the price of the accommodation. Well behaved dogs welcome (maximum of 2) for £15 supplement per dog. Please do not allow your dogs on the furniture or leave them unattended, thanks for your cooperation. Outdoor Description Trinity Cottage enjoys an elevated position above the village; the views across the valley and the village, with the local cricket field below are a typical country scene to enjoy. The private drive is quite narrow and opens up into the gravel parking area and large garage to the side of the cottage. The lawn garden at the front is accessed via a few steps up from the drive, here you will find a small table and chairs, a lovely quiet spot for relaxing with a good book. To the rear of the cottage is the patio and gravel garden area with further outside furniture, ideal for dining alfresco when the weather permits. The garden is enclosed by a hedge and fenced around the perimeter but we cannot guarantee that it is entirely dog-proof. A gate can be closed across the access drive also. A five-bar gate from the parking area leads to a stable block, one of which can be used to store bicycles or other outdoor equipment if you wish to store these items in a secure place (bring a padlock to lock the door if you wish to). The central 2 stables have been converted into a weatherproof, heated games room which currently houses a pub pool table, dartboard and table football as well as a small bar area and sofa. Behind the stables is a 3-acre field that belongs to the property which is available for guests to use; it has the best views across the valley and down into the village. The field is fenced but we cannot guarantee it is entirely enclosed. Please note that there are sometimes sheep grazing in one half of the paddock so please keep dogs under control. Parking Private parking is available on the gravel drive area beside the cottage and in the garage for up to 4 cars. Please note that the first part of the drive is narrow but we can assure guests it is wide enough for a transit van or similar. There are 2 public electric vehicle charging points at the Village Hall which is 100 metres from the property. The charging points are type 2, 22kW (use ProjectEV App) and you will need your own cable. Pets Description This has not been completed by the owner. The region Roadwater is a charming village in a wooded valley in the Brendon Hills area of West Somerset, between the Quantock Hills and Exmoor National Park. The village sits in a sheltered, green valley surrounded by the gentle slopes of the Brendon Hills, with woodland, farmland, and quiet lanes in every direction. Roadwater has a traditional village pub -- the Valiant Soldier -- and a peaceful, friendly atmosphere. It is ideally placed for exploring the Somerset coast, the heritage market town of Watchet (4 miles), the seaside resort of Minehead (8 miles), and the open moorland of Exmoor, all within easy reach. #### Nearest Services **Washford** \-- The neighbouring village, approximately 1 mile north. Washford has the Tropiquaria zoo and cafe, and a station on the West Somerset Railway heritage line. **Watchet** \-- A historic harbour town approximately 4 miles north-east. Watchet has a good range of shops, a Co-op supermarket, pubs, restaurants, cafes, a marina, a museum, and the Esplanade with views across the Bristol Channel to Wales. The town has a thriving creative and arts community. **Minehead** \-- Approximately 8 miles north-west. The largest town in West Somerset, with Tesco, Co-op, and various high street shops, banks, restaurants, and cafes. Minehead also has a sandy beach, the West Somerset Railway terminus, and is the starting point of the South West Coast Path. For larger supermarkets and full town-centre shopping, Taunton is approximately 20 miles to the south-east. Security Deposit Information A £200 security deposit is required. Just a thorough deep clean would be most welcome as it’s a beautiful cottage and lovely peaceful place to stay. Upstairs was not a problem showers were great as were the towels everyone slept amazing well..Would I book again, perhaps! 7/10 ##### Carol W. This is our second stay. There was seven of us with ages 82 to 14 and we loved it. The games room is a brilliant bonus. Ours dogs had a great time exploring the massive out door area. The house is spacious, quiet and clean, with a well-stocked kitchen. The location is very good — beautiful views and gardens, with close access to the Coleridge Way hiking trail. As advertised, the driveway is very narrow and you have to be careful navigating it. Our only complaint is that the wi-fi was weak. Der Dorfladen ist sehr schön gemacht, ebenso das Cafe. Die Leute waren alle sehr freundlich und meist zu einem kleinen Plausch aufgelegt. The property was everything we expected, and more. It was extremely spacious, spotlessly clean throughout and had everything we needed for our stay. The location was lovely and quiet, but good access to major roads made it easy to explore the area in all directions. We made good use of the barbecue and the spacious al-fresco dinning area, but when the weather was not quite so kind the large "formal" dinning room was a great setting for long sociable evenings. The games room provided great entertainment for all, and even rekindled some of those competitive juices. We would definitely stop there again if in the same area.
