The sunroom is a wonderful spot for a good read in the evenings, with an expansive wrap around Trex deck for great ocean and bay views. The spacious family room, with its dramatic cathedral ceilings, 60-inch TV, and panoramic views of the ocean, is filled with natural light, bringing the beachy feel of Sandbridge Island right inside. This home has 4,000 square feet of space, and there is more than enough room and fun things to do to make your family vacation comfortable and an experience to remember. THINGS TO KNOW The pool will be open from late April through early/mid-October. This property is managed by Vacasa Virginia LLC. Parking notes: There is free parking available for 8 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors! Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). It’s not super fancy/ updated inside, but it was plenty nice, clean, and comfortable for our extended family gathering. With lots of bedrooms and bathrooms, including one on the first floor, everyone had plenty of privacy and a comfortable place to sleep. We loved the big open family room, where we all hung out during a rainstorm. For people who stay here, be sure to note that you’ll need to bring your own hand soap and TP, but otherwise, the house is well-stocked, and the location is fantastic. The bedrooms and bathrooms worked out nearly perfectly and every couple had their own convenient bathroom and some privacy. The listing is very accurate and exactly as we expected based on photos. The house is more lived-in than fancy, which suited us perfectly, and it was on the whole very clean. The pool definitely didn’t seem to have been skimmed recently but otherwise appearsd to be in good shape. The kitchen was very well stocked with dishes and appliances and there was plenty of hand soap as well as some dish soap and travel toiletries, etc. The grill was usable, although one of the igniters wasn't working. Our biggest concern was the storm door on the closed in porch by the kitchen. There was no way to secure it or even latch it, so we had to be extremely vigilant to stop yhe kids from fashing down the steep steps to the pool. The two staircases were also a challenge for both the youngest and adults members of the family, and while we were pleasantly surprised that there were some baby gates in a closet, they weren’t sturdy enough to stay up. The biggest non-serious complaint: the puzzles were all mixed together, and one box didn’t match the puzzle inside it at all! Of course, the most important thing was the beach, just steps away. We didn't use half of the house/bedrooms since many still live in the area. Off season super quiet and dark not many ppl around - nice size house/property. As a property owner who also rents through a private agency, I would recommend having someone come in and evaluate what you could do to bring the property to the level it COULD be and command the $ asked. Personally, I would recommend cutting down the bushes covering the address / mailbox on the street everyone kept driving past esp at night. House definitely needs upgrades and minor things like paint/decor/fixing minor things that are broken or just look like they need to be upgraded. A great place to crash and right across the street from the beach great location.... My advice is do your grocery shopping before you get to the house if possible esp if you don't want to have to drive or go out to eat and are just wanting to relax. In November there's not much around and most places don't deliver out there except pizza/salads/sandwiches. Not sure if thats the same in the summer? It would have been great to have a binder of local points of interest, events for the month/year (if we came back), local dining and just maybe overall details about the area and what's around. be prepared - you'll need a car to get anywhere.... and TRUE Va Beach is about 30 minutes drive despite 7 miles away. If you look at the distance your planning to drive multiply it by 3 or 4 and thats how long it generally takes to get there. wish we had the opportunity to use the pool and go to the beach but summer rates are super expensive. ##### leigh g. The location is great, the layout worked well for our group and there were updates that were nice. General maintenance is needed: exterminator for ants and spiders, power wash the outside, repair/replace window & door screens & handles/locks, t.p. holder. We’ve been vacationing together for a decade, so we know that rental homes are not pristine. This one needs more general maintenance than we’ve encountered before. ##### Sharon W. We just walked out the front door crossed the quiet street and we were at the entrance to the beach. We all enjoyed the pool. The dining room table was large enough for all of us to sit down together The management was quick to respond to any of our requests ##### Kay S. With Gram & Grampa, their four children, their four children's spouses and ten grandchildren, the house fit our needs perfectly. The easy access to the beach, the relaxing pool, and the perfectly furnished, spread out bedrooms made for the perfect stay. Since it was the first time all twenty of us had been together for a vacation, we went in with some minor concern about how things would go. Bottom line, it went great. The home was expertly furnished to be appropriate for the various age groups. Practical furniture that we did not have to worry about with the kids, but no so minimalist that the adults felt cheated. The week went by in a flash without a single squabble or disagreement by anyone. Pretty amazing! We will definitely consider "By The Beach" for future reunions. ##### Tom F.
