### Villa with pool and terrace

The detached villa is furnished in a modern and rustic style. The property is located at the end of a cul-de-sac, on the outskirts of the village. The domicile is also popular due to its quiet and sunny location. Available for exclusive use: lawn for sunbathing, sun lounger, barbecue facilities, terrace, and garden furniture.  
  
**Location**  
Materada. The villa is located on a enclosed garden plot with shrubs and trees, bordered by a hedce and a wall. The landlord does not live in the house or on the property. This spacious villa decorated in a traditional and romantic mediterranean style using local materials like natural stone and wood. In the garden you can enjoy the natural shade of the trees that give you extra privacy as well. The private pool with a sun deck and sun beds, the outside kitchen with grill and fireplace will make you enjoy your stay with family and friends offering you an outside space for relaxing gatherings. The indoors are spacious and well equipped for your comfort. The large master bedroom with a sitting area, queen size bed with canopy, ensuite bathroom, large windows and a large balcony gives the house an extra romantic touch.  
  
Your pets are welcome and will surely find their favourite spot under a tree shade. The villa is located in a quite village 8 km from Umag on a few minutes drive to the beach, town center and various activities that you can choose from. The area is close to local winerys and wine yards, olive oil roads, restaurants. Access is via a side road (asphalted). Parking (for 2 cars) is available on the property and on the street in front of the house.

Air conditioning. Internet access (Wi-Fi) and washing machine. TV reception via satellite.  
For your **safety**, the accommodation is equipped with a first aid kit.

All pools are available for shared use. Outdoor pool (operational from early May to late September 4 m x 8 m 1 m deep).

The entrance to your villa is located on the ground floor, is at ground level and leads directly into the vestibule.  
**Ground floor**: **Living room** with sitting area, TV, fireplace, DVD player, CD player, dining area (6 seats) and access to the terrace. **Kitchen** with dining area (6 seats), gas stove (4 flames), oven, extractor hood, dishwasher, fridge, microwave, coffee machine and toaster. **Bathroom** with shower, 1 washbasin, WC and window.  
 **1st floor**: **Bedroom** with 3 single beds. **Bedroom** with 1 double bed and access to the balcony. **Bathroom** with washing machine, shower, 1 washbasin, WC, bidet, hairdryer and window.  
 **Upper floor**: **Bedroom** with 1 double bed.
