Other Things to Note: Primary Guest must be at least 25 years of age to book this property. First, we must inform you there are NO parties or events allowed at this property. There are state and city laws that must be respected, as well as our neighbors. Any parties or gatherings of any kind will result in a minimum fine of $2,000, and will be asked to check out with no refund. The home is outfitted with a Minut device (measures volume decibels; does not record) that notifies us when noise levels at the property exceed the set limit. This is a tranquil neighborhood that's best suited for guests looking for a relaxing getaway. This device is located outside in the backyard. We appreciate your understanding. Dogs are allowed for $125 per stay, up to 2 dogs included. Dog must be crate trained and please clean up after your dog. The pool is not heated, however it is naturally warm enough to swim in generally between June to September. There is one exterior camera are solely to keep track of our cleaning team. SUPPLIES Please note that we provide only a starter pack of essential items (such as toilet paper, paper towels, hand soap, etc.). If you require additional supplies beyond what's provided, you will need to purchase them separately. GUEST VERIFICATION: To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed. Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes: \- Agreeing to our rental terms and conditions. \- Providing a valid government-issued ID and a matching credit card before check-in. \- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book. The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you! HOUSE RULES: Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered during or within a reasonable amount of time after their stay. First of all, we were all very hot at night and the upstairs never really cooled. Second of all we had rooms that lights and TV did not work. We also never were able to use the late entry gate code. Whatever number you gave us never worked. Finally,the backyard was not well kept, and therefore not inviting. But the pool was nice. ##### The H. Everyone loved the swimming pool, enjoyed meals prepped in the well equipped kitchen and the extremely spacious, quiet bedrooms. Kids loved the bunk beds and the game room! ##### Laura V. Were were a group of family members helping one of us move to Oro Valley. Everything about the house is as presented in the pictures and write up. It was very clean and comfortable. Everyone had their own bedroom and we enjoyed the Big Screen TV in the Family Room and the Pool Table upstairs. The kitchen is fully furnished for eating and cooking at home. The grill works great. There are not a lot of seasonings in the cupboard, so you may need to pick up a few for your cooking at home (we ate at home every day). The host was easy to communicate with and responded to any questions in a very timely manner and provided a phone number in case of immediate needs which we did not. The beds are very comfortable with great linens. They have provided an ample supply of body wash, shampoo, and conditioner in the showers to last more than a few days. The house is located in a quiet gated community and is furnished tastefully. Everything about the house. location, and outdoor furnishings will make you feel at home. The home is perfect for a family and a group and is located conveniently in Oro Valley with quick access to anything you want to do. Thanks for a great place to stay.
