County Rules As part of the Vacation Home Rental Permit for this home, the county asks that we share the important rules and regulations with you. We appreciate your cooperation in following the guidelines listed below, also included in your signed Vacation Rental Agreement. Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway. Quiet Hours: Quiet hours are 10pm-8am, seven days a week. Per the County: No sound may be audible from the property line during quiet hours. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time. Outdoor hot tubs cannot be used during quite hours. Lights Out: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors at night during the hours of 10pm and 7am, seven days a week. Red Flag Warnings: Due to high risk of wildfire in our area, bonfires, charcoal barbecues, and wood-burning fire pits are always prohibited. On designated Red Flag Warning Days—when fire danger is especially severe due to dry conditions and high winds—all outdoor fires are prohibited, including gas grills and gas fire pits. These restrictions come directly from the North Tahoe Fire Protection District and must be followed for everyone's safety. It is each guest's responsibility to stay informed about Red Flag Warnings. They are announced on local news, radio, and social media, and you'll also see signs posted at fire stations throughout the area. Winter Driving: Many highways, access roads, and driveways in the Tahoe area can become icy during the winter. For your safety, it's essential that between November 1st and April 30th your vehicle is winter-ready. Make sure brakes, windshield wipers, defroster, heater, and exhaust system are in top condition. Tires should be properly inflated with excellent tread, and you should always carry tire chains—even if you have an AWD/4WD vehicle. Double-check that your chains fit your tires and are in good working order. On many state highways and county roads, four-wheel drive and snow tires are required for safe travel. Please be prepared for winter conditions: dress appropriately, stay in bounds at ski resorts and if you get lost, remain in place. Garbage & Bears: Please do not feed the bears. Black bears are very common in this area and, over time, many have become used to human food and trash. Because they no longer have a natural fear of people, you may see them during your spring, summer, or fall stay. Feeding bears is illegal, and leaving food outside, trash unsecured, or doors and windows unlocked can lead to serious property damage to both homes and vehicles. To help prevent this, all waste must be placed in bear-proof bins or dumpsters and the latches secured. Placer County sorts recycling from the waste for you at our materials recovery facilities. Office Holiday Hours The TTVR office is closed on New Year's Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Incredible views overlooking Meek’s Bay. 3 levels of decks. Grill overlooking lake. Comfortable sleeping arrangements. Very functional kitchen. Game rooms and activities. All, in a very nice location. Exactly as described with plenty of space and activities for adults and children of all ages. The game rooms were definitely a hit on each level. Wonderful to wake up every morning with those stunning views, especially after a fresh snow fall. We're a family from Florida that traveled to California to meet up with relatives from Australia. Tahoe Time Vacation rental agency was superior in its communication and response time, they provided excellent support when needed. Don't hesitate to book and enjoy! ##### Mitesh S. Good Wifi and lots of things in the home to keep the kids occupied. Plenty of local spots nearby for food and fun. Be aware that with all the windows facing the lake the house got hot during the day and at night a little uncomfortable as all the thermostats were in hallways/open spaces that got cold at night causing the heater to kick on and make the bedrooms uncomfortable. The views of Lake Tahoe are stunning, and you have a lake view from just about every area in the house. Our favorite was the view from the top floor - absolutely beautiful. The house is in a quiet neighborhood in Tahoma and was about a 20 minute drive to Tahoe City. Would definitely recommend! ##### Brooke D. Easy check in process, clean home, gorgeous view, proximity to lake, etc. Our biggest critique is the temperature of the home. We knew that Tahoe homes do not have AC, but the portable fans were not enough to cool down the space. Consider bringing more fans with you if you stay during summer temperatures. ##### Brittany D. We had a fantastic time! The house was very roomy and comfortable. The views of the lake and the mountains from every level are breathtaking. The proximity to the beach and the state park make this the ideal house for an active family. The property manager was extremely helpful and informative. Meeks bay is a great, kid friendly beach with paddle board and kayak rentals a short walk away. The property is also near to a bike path that is great for bike riding or running. It is also very close to gorgeous east hikes for kids. The property itself is spacious and has gorgeous views of the lake. The house is well stocked and feels more like someone’s home than a typical Vrbo where there is a bare minimum of supplies. There are kids toys, cooking tools, basic pantry items. The rental would benefit from a few easy updates including better cutting boards and knives. It’s not a luxury rental, but it’s good for active families! ##### Hannah B. Our daughter and her boyfriend came from Philly. Our son and his wife came from Asheville, NC. It was so easy to get in the garage with the codes, we never used the front door with the bear fence. The minute we walked in we were all in Ah of the breathtaking view! We did a lot of deck sitting in the mornings and evenings, so comfy, for the six of us. We even saw a momma bear with her cub one evening! The house was perfect for the six of us, each couple had their own bedroom and bathroom. The beds were so comfy! It was very well equipped and we found everything we needed for cooking. We loved the location! We did a hike daily and spent one afternoon at Meeks Bay on the beach. Took a beautiful drive to South Tahoe and found a couple of nice Breweries! We also did a Wine Tasting boat tour, which was fantastic! This was one of our best vacations yet! Running, hiking, biking, swimming - all very easy to get to and from withing 20 minutes of the house. The kitchen and "play" amenities were great - bumper pool was especially fun.
