### Comfy Coogee 1 Bedroom Hideaway

Summary:  
A light filled one bedroom unit with a spacious living room and a big balcony. 10 minute walk to beautiful Coogee Beach or Randwick's The Spot with the famous Randwick Ritz cinema. All amenities provided ie fridge, washing machine, dishwasher, air conditioner in the living room. Bedroom is light filled and spacious.  
  
The Space:  
This is a two bedroom unit where the master bedroom and one storage cupboard in the unit is locked up for personal storage. But all Guests will have use of the second bedroom, living room, bathroom, balcony, kitchen and laundry room.  
  
Most welcome to come book and stay :)  
  
Guest Access:  
Guests are most welcome to enjoy the property. The master bedroom and one storage cupboard in the unit is locked up for personal storage. Guests will have use of the second bedroom, living room, balcony, kitchen and laundry room.  
  
For security purposes, check-in details will be emailed to confirmed guests 2 days before arrival for an easy smooth fast check-in. Kindly make sure you have submitted the security form with all the valid ID's of all adult guests staying so that you receive a seamless check-in experience :) For the home owners security, only guests who are listed on the security form are allowed access to the property.  
  
The Neighborhood:  
10 minute walk to beautiful Coogee Beach or Randwick's The Spot with the famous Randwick Ritz cinema. Both Coogee Beach and The Spot and nearby Belmore Road, Randwick have great restaurants and pubs, shops and supermarkets. Prince of Wales Hospital and the University of New South Wales is also nearby.  
  
Getting Around:  
Plenty of buses to the city and the new light rail goes from High Street in Randwick to the city.  
  
Parking is on street parking only.

Other Things to Note:  
Only on street parking. Unrestricted parking areas only.  
No parties allowed as need to be considerate of other residents in the building.  
No pets allowed.  
One bedroom only can be used.  
  
A non-refundable 4.5% fee applies to all payments made by credit or debit card.  
  
Before check-in, all guests are required to complete a security verification process, which includes uploading a valid photo ID and a selfie to confirm booking details. For the home owners security, only guests who are listed on the security form are allowed access to the property.  
  
The service fee is non-refundable in the event of a cancellation.  
  
Australia is a tropical country, from time to time you may see bugs, spiders and insects, mostly harmless. We don't accept cancellations on the above but are at your disposal should you need any assistance. We regularly fumigate the property to prevent unwanted pests.  
  
There is also a building boom going on through out Sydney we don't refund for construction noise if anything is going on in the neighbourhood however if there is works being done next door or in the same building we will have a note in our summary.  
  
Vaping is strictly prohibited within the unit. Fire detectors are sensitive and may be triggered by vapour. Any fire brigade call-out fees resulting from vaping will be charged to the guest. Lost keys or keys not returned to the lockbox is a call out fee of $350. And $1000 for smoking.  
  
Interaction with Guests:  
We give guests full privacy but are most welcome to reach out. Simply send us a message via the channel where you booked, we have a 100% response rate. We are also just a phone call away :)

#### Handy flat for Coogee and Randwick

Clean, comfortable flat, but slightly scruffy and in need of some TLC. Quiet apart from some traffic noise. Great location, easy to get into city centre and 10 minutes to the beach.

Everything was excellent - the carpet needs replacing as stains detract from a great residence ie floor boards would be easier to maintain so that if in the future people spill stuff it can be easily wiped up. Also the bathroom vanity should be replaced or stripped back and painted properly. But the dishwasher, tv show signs of progress…. And even a leather or wipeable couch would be a good thing to aim for. The owners were fantastic to liaise with and very helpful granting me an extra hour to stay. Great location. Has so much potential and space. Love to see it reach its full potential. Regards, Yvette

#### Nice flat near beach

We had a nice time at the flat. We appreciated the flexibility with check-in and check-out times (even with the flat being back-to-back booked), as well as how responsive the property management agency is. 15-min walk to Coogee beach, 8 to 15min walk on either side to get to nice cafes/restaurants/cinema. Nice terrasse, well-equipped kitchen perfect for meal prep. Quiet at night. Various stains on carpet and rusty patches in bathroom tiles. Bathroom smells of damp/dust if extractor fan not on as there’s no window. Bedroom overlooks the residents’ paths to access the building, so not much privacy if the blind is open. Bed is comfortable but hard, so not for everyone. No proper doona cover, instead the doona is sandwiched between two bed sheets, which is not great for hot days. We had a pleasant stay but, in my opinion, the flat is overpriced for its current state.
