Located oceanfront in the private Dunescape community on Holden Beach's East End. Genuine is a 6-bedroom and 5-bath reverse floor plan home that sleeps 14, and offers 3 balconies, stunning ocean views, a private heated pool, a nature trail to the beach, a private gazebo, and access to the community tennis courts, basketball courts, and a community pool! LIVING AREA: The expansive main living area located on the top floor has an open-concept design with large windows that offer an abundance of natural light and take full advantage of the stunning ocean views. The secondary living room is located on the first level and has a wet bar, equipped with a mini fridge! KITCHEN & DINING: You'll feel right at home in this massive oceanfront kitchen with beautiful quartz countertops and white subway tiles. There is an abundance of kitchen amenities (including a drip & Keurig coffee maker, air fryer, toaster, blender, pots & pans, and baking dishes) that make preparing home-cooked meals a breeze! There is seating for four at the bar, and two dining tables so your whole group will have a place to sit! BED & BATH: Boasting six bedrooms and five full baths - there is privacy for everyone in this stunning beach house. The expansive primary suite is located on the top floor. The remaining five bedrooms are on the first floor. Five bedrooms have queen beds and the sixth bedroom has a pyramid bunk bed (Twin over full) with a twin trundle that tucks under the bed for more space. Three of the downstairs bedrooms have balcony access to the expansive oceanfront patio. OUTDOOR AREAS: Enjoy the spectacular views from the two levels of expansive decks featuring sun enjoyment and shade reprieve. Take a dip in the sparkling heated pool, surrounded by plenty of seating and picnic tables. Walk down the wooden pathway to the private shaded gazebo and continue down the serene nature trail to the ocean and enjoy the private east end and Lockwood Folly inlet. Rinse off at the outdoor shower after fun-filled beach days. If you're lucky you might catch a glimpse of the local herd of deer grazing in the backyard early in the morning or around sunset. THE NEIGHBORHOOD: Dunescape provides a lovely environment, with homes nestled in the Dunes and a common area that has tennis, pickleball, volleyball, basketball, swimming, and cabana. Meander down to the ocean, ICW, or Lockwood Folly inlet for a little fishing. GUEST ENTRY INSTRUCTIONS: This rental utilizes an E-lock, a digital lock that requires a unique code to enter. This code is reset after each guest's stay. The pool is open year round, however between April 1 - Oct 31 the heater will be on and typically keeps the pool water between 80-84 degrees depending on outside air temperatures and weather. There is no additional cost to heat the pool, but we can not guarantee the pool water temperatures due to the dependency of the weather and air temperatures. Please keep in mind that the heater only runs when the pool pump is running and typically the pump does not run at night due to time schedule. \*Please note, pools will NOT be heated November 1 - March 31\*. If you want us to attempt to heat the pool during this time we can for a cost of $75 per day for your entire stay, but once again, we can not guarantee the pool water temperatures due to the dependency of the weather and air temperatures. The pool and/or spa is private and unattended, so swim at your own risk. All children must be supervised in the water at all times by an adult. No food, drinks, alcohol, glass, etc are allowed in or around the pool. Pools are serviced regularly, however please keep in mind that due to the tropical nature of the island, it is not unusual to find unexpected debris and sand in the pool. PLEASE READ RULES / NOTES PRIOR TO BOOKING: If your check in date is on or between Memorial Day and Labor Day, your cleaning fee does include whole house linen and towel rental fee. Linen and towel service includes top and fitted sheets per bed, pillow cases, and 1 set of towels will be provided per person (1 set includes: 1 body towel, 1 hand towel, and 1 washcloth), and a kitchen towel. If your check in date is before Memorial Day or after Labor Day, linens and towels are NOT included in the cleaning fee. We do offer them for an additional fee, or you can choose to bring your own linens and towels, or rent through a third party. \*\*(Last minute bookings: We need at least 24-hour notice in order to provide linens). We highly recommend trip insurance and will not give any refunds for weather related trip interruptions or cancellations as well as any other situations that may cause you not be able to travel or use the property. If you cancel at least 60 days prior to your check in date, you will be refunded in full minus a non-refundable fee of 5% of the total reservation (cancellation fee). Cancellations within 60 days prior to check in will not be refunded. Due to homeowner severe allergies, some homes may not allow service or support animals. You must disclose and get permission for any service and or support animals PRIOR to booking. While you paid a cleaning fee, if you leave the home excessively dirty and don't follow check out procedures, an additional cleaning charge may apply that you will be responsible for paying. Included in your reservation is a security deposit insurance policy that can cover you for accidental damages to the home or contents, however all damages may not be covered and if denied, you will be liable / responsible for paying any damages in their entirety. You must be at least 26 years old to book and if your group is not related, the average age of all adults (not including children) must be 26 years old or older. We do not allow people to book for other people, the person who makes and pays for the reservation must also stay in the home. Sorry, NO house parties, prom events, weddings, rehearsal dinners, or any other events of any kind. NO Smoking inside or on/around the premise (you will be charged a $500 fee if this rule is broken). NO charcoal grills, fire pits, or deep fryers are permitted on premise. Please be aware that there are exterior security cameras located on the premises directed towards the parking area and/or entrances for added security and peace of mind. Please note if there is a fireplace, it is decorative only and not to be used. We provide a basic starter pack of essentials for your first day including a roll of toilet paper in each bathroom, hand soap, a roll of paper towels in the kitchen, and a trash can liner per bin. The property was exactly as listed and featured incredible views of the ocean from the back decks. The pool was a standout and the kitchen was fully stocked, made cooking for multiple families a breeze! There was some mold on the bathroom ceilings and fans but assumed that came from the hurricane moisture that came through the previous week. There was plenty of room to spread out, 8 adults and 4 children. The kitchen had all the cookware, silverware, baking supplies that you might need. Plenty of space in the kitchen area and island. We sat a lot outside as the covered upper deck had a nice ocean breeze and nice seating.The pool is wonderful and plenty of beach chairs and toys. Gas grill and covered lower deck by the pool was great.Only disappointment was the 5 minute hike to the beach that included going down steps that was not easy for beach carts or for seniors. After the gazebo, there was a natural path that led you to sand dunes that you had to climb over to get to the beautiful private beach. Worth the trip but we thought the walk to the beach would be easier. The gated community is beautiful and private. We had a great family get together. ##### Judy & Bob R. The house is exactly as pictured. We cooked a lot during our stay and felt the kitchen was very well equipped with everything we needed. We stayed with a group of family, all adults, and thought this was the perfect place for a serene beach week. We loved cocktails in the tall Adirondack chairs on the deck overlooking the ocean. It is a long, hot walk to the beach, but you will have the whole beach to yourself once you get there. We also loved that there was a large umbrella hanging over the pool that allowed for lazy pool time with shade! Management was extremely responsive and helpful throughout our stay. Our one complaint was that the internet was very spotty and unreliable. Several of us had remote work meetings during our stay. We all ended up using our phones as hot spots because you could not get through an hour long meeting without the internet connection failing. Hopefully they will look into upgrading the internet, but if you are planning to work while you are there, be prepared for connection issues. ##### Molly T. Three generations of our family stayed at this lovely house on Holden Beach. Size, amenities, and location were all perfect!! The pool was great, and the walk to the beach was an adventure! We took advantage of the pickleball and tennis courts as well as the pool at the recreation center and all were very well maintained. Communication with management was quick and courteous. With 6 Bedrooms and 5 Baths it was perfect for our needs on a long weekend. It is in a BEAUTIFUL location with a short walk through the dunes to the beach. Well appointed (Beachy) with comfy furniture and dining areas that accommodated our whole gang. Due to it's location close to the ocean, it is raised up so there are many stairs but we managed. We had our 16 member family at this beautiful house for a week! From 1 month old to 62 years! Great kitchen, bedrooms could hold 2 pack-n-plays, we made 1 big kitchen table vs 2! The pool was fabulous! The management group was very responsive with the few questions we had! The walk to the beach was tough for the folks who had little ones… you can’t pull a wagon because of the many sets of stairs and then dunes. We made it work, but that’s the only thing that made it a bit tough. The Spectrum internet was sporadic, but not the fault of the house. The large beach felt very private! The neighborhood was so beautiful, quiet, up-scale, houses were generously separated, we had spectacular views, and we felt very safe for our teenagers to walk around and go play volleyball at the community center up the road. Every morning and evening a family of deer greeted us outside the fence!! ##### Melissa K. Beautiful house big enough to accommodate two families, heated pool is great in case ocean is too cold for kids, and due to the location on Holden Beach this basically has a private beach since it is far away from public beach access. The beach is a good two or three-minute walk through a forested path and sand dunes. We are healthy so that wasn't a problem for our family. The kitchen is well supplied so we could cook all our meals at home and it is located on the third level so there is a lovely view of the ocean. Plenty of seating for all. The kitchen table needs a cover (the surface has a sticky finish), but all else is comfortable and reasonable for the price. We enjoyed the heated private pool and the beach supplies and the outdoor shower. Would definitely stay again! ##### chris h.
