A MAXIMUM OF 8 GUESTS, INCLUDING INFANTS/TODDLERS. No pets allowed. Please do not wear shoes inside the home. No parties or events. Guests will be asked to leave immediately if a party is in process, and a $1,000 cleaning fee will be imposed. Check-in is at 4 PM or after by Smartlock, and check-out is at 10AM. Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice. Quiet hours are from 10 PM to 8 AM out of respect for neighbors. No smoking or vaping in the house or garage. If smoking outside, please dispose of cigarette butts safely. Ring Doorbell Camera: Present at the front entrance for security and guest safety. Cleaning and Damage The base cleaning fee covers basic cleaning. Additional fees may apply for damages exceeding normal wear and tear, such as dirt, spills, or bodily fluids requiring extra cleaning. For your convenience, detergent is provided for the dishwasher and washing machine. Travel Insurance It is recommended that you purchase travel insurance for unforeseen circumstances. Hot Tub Rules Please shower before and after using the hot tub. Use at your own risk; no lifeguard on duty. Replace and securely strap the hot tub cover when not in use. Do not stand or sit on the hot tub cover. Do not enter if the temperature exceeds 104°F. No glass in or near the hot tub. No jumping, diving, or pets in the hot tub. Limit time to 15 minutes; take breaks to avoid overheating. Consult a physician before use if pregnant, elderly, or with medical conditions. No children under 12 years old should use the hot tub. Children must be supervised at all times. Pool Rules No lifeguard on duty – Swim at your own risk. Children must be supervised by an adult at all times. No running, pushing, or rough play. No diving or jumping into the pool. No glass containers – Use plastic or shatterproof alternatives. Pool hours: 8 AM to 10 PM. Proper swimwear required – No cut-offs, jeans, or street clothes. No pets allowed in the pool area. Keep the pool area clean. No excessive noise or loud music. Maximum occupancy is limited to the allowed number of guests (8). In case of emergency, call 911 and notify the property manager. Additional Rules Only flush toilet paper. Do not flush feminine hygiene products, paper towels, wipes, or other materials. No video productions without written consent from the property owner. The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. Adult and teens enjoyed spaces together but also had their own spaces in the basement with their own living room, air hockey, ping pong and fireball…plus the bunk room. We also enjoyed the pool, hot tub, and pickleball in the garage. The location was a few blocks from a scenic overlook of the lake and just a short drive to the nearest convenience and grocery stores. It was 10 minutes to get to Silver Beach and St Joseph and 15 minutes to Jean Klock Park, where we enjoyed a quieter beach experience. We enjoyed Southwestern Michigan! ##### Amanda V. The house was extremely clean, beautifully decorated and had tons of awesome amenities. The back yard and basement were true highlights for us. The weather did not permit us to use the pool or hot tub but when we book another visit we’ll be sure to keep those high on the list. The back yard included a wonderful fire pit where we were able to gather and make fantastic memories. The basement was a wonderful indoor spot to for us to hang out, play games and chat.
