Neighborhood Overview IMPORTANT: This home is strictly for quiet groups, not suitable for family loud family gatherings or group celebrations; families with very active children must not book since our walls are thin and are neighbors are very sensitive to noise. CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests\` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths. Outside of CountrySide, you\`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away. Important Things to Note: This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry). Mail Policy for Stays Over 30 Days: Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean. Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience. If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation. If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf. Privacy: This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property. Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items. Important things to note: \- We have some ware and tear stains on the carpet of the home. \- CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (9pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. Both sofas in living room have stains and are dirty. You can't sit on them. I had maintenance issues during my stay as 2 showers out of 3 were not working. I contacted Newman and never I got to speak with an individual. You had to leave voice message and an employee will communicate via text message when available. It took 3 days just to put a new shower head in one bathroom and the handyman didn't fix the other one stating that he needs to change the whole shower system by opening the wall. Then 2 days prior to my departure the water starts to leak from ceiling in the kitchen area. You could tell there were plumbing issues in that spot previously also as the sheetrock openings in ceiling had coverings. ##### Surjit S. I What I loved most about the property was the management company. They provided excellent service. My reasons for renting was a place to reside for a few days before moving abroad. Basically, we needed a place crash as we wrapped up last minute details before our we left the VA area. The property is nice and my reasons for only 4 stars was because the living room and dining room furniture were quite uncomfortable. The dining room seemed to be an outdoor picnic table with outdoor chairs. The chairs were a bit low for the table and quite uncomfortable. So we could not linger and enjoy our meals. The living room had two stiff loveseats. So it was quite uncomfortable to try and enjoy the tv and relax. Also, the master bedroom had two large skylights over the bed which meant my days started at sunrise as it was difficult to sleep with all the light in the room. Luckily it was just two of us so I found myself sleeping in the extra guest bedroom which was much darker and conducive for sleep. Finally the master bedroom closets faced the bed and had mirrors on the door. I did not enjoy this feature as it is very much goes against Feng Shui principles. It creates disharmony in the room. However, the property was clean, the kitchen had all the supplies that we needed. We loved having the electric kettle, toaster, microwave and the ample fridge. It had plenty of glasses, plates, cookware, etc. We also appreciated all the extra clean towels, extra clean sheets, and all 3 beds were super comfortable with nice bedding. The house had plenty of tvs although we did not need them all and they had access to things like Netflix which we enjoyed. We used the available wifi the most so we could use our various devices. Finally, we appreciated all the small touches like having coffee/tea supplies, dishwashing detergent, trash bags, paper products, etc. in the kitchen. We also appreciated the shampoos/conditioners, soap, toothbrush/toothpaste supplies in the bathrooms. The neighborhood was quiet and we loved that. ##### Tracie T.
