A confirmed booking with us means that you have read and acknowledged the following guidelines: MINIMUM AGE to book is 25\. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign a Guest Registration Form after the booking has been accepted. NUMBER OF GUESTS should not exceed 6 people. Unit A sleeps 4 and Unit B sleeps 2\. Please select the correct amount of guests before booking. Price adjusts based on the number of guests! If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT. DAMAGE DEPOSIT: Depending on the booking site, A damage deposit of $500 is required on date of arrival. This will be collected by credit card. You should be reimbursed within 7-10 business days after check-out. Your deposit will be refunded in full by credit card, subject to an inspection of the property. DISRUPTIVE BEHAVIOR: LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. Parking is very limited. NO VAPING/SMOKING allowed whatsoever inside the unit. This is strictly enforced. If evidence of smoking is found, you will be subject to an additional cleaning and odor removal fee of $250\. Smoking is only allowed outside on porch area, away from other guests. Additionally, no lighting of candles or incents inside as some people are sensitive to smells. NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana. NO UNDERAGE DRINKING. LIMITED MOBILITY ACCESS Please note, this cottage does not offer mobility access. The cottages are properties built before the current ADA requirements have been put into effect and therefore have limited mobility access. We are available during normal business hours to answer any questions or concerns regarding your individual needs. LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 2PM and Checkout time is 10AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr. PEST CONTROL: In Florida, and many other tropical environments, it’s very common to see bugs and critters. We do our best to keep them out with quarterly pest service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible. PET POLICY: We love furry friends, but this property is pet-free without exceptions. Fines and termination of the agreement will be assessed if this rule is broken. Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines: \-Must remain under handler control at all times. \-Cannot be left alone in the property for any period of time (crated or loose) \-Must inform us of the task they are trained to perform and if they are needed due to a disability. \-Pet owners are responsible for any damage caused by the service animal. \-Must be house broken. Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee. USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50\. Steps to a beautiful white sandy beach. Away from the hustle and bustle, but close enough to shops, great restaurants, pharmacy, pier 60, aquarium - all are within 15-30 minute walk. Communication with the hosts was A++. They were very attentive to our needs. We can’t wait to return. ##### Stef T. You thought of everything from all of the fun beach stuff to the cute flowers on the paper towels and toilet tissue and the neat birds made out of towels.The units were emaculate, and beautiful. Very peaceful and cozy and relaxing.I researched extensively to find the perfect place for the four of us to be able to have privacy for all involved and to have the ability to cook food, as well as walk out the door to toes in the sand. I didn't want to have to use elevators and go through crowded lobbies to get to the beach Above and Beyond checked all of the boxes and some. We were fortunate that Spring Break didn't inconvenience us in any ways. That's one thing I didn't research enough, but, thankfully it was not an issue at all. Staff were RockStars, I initially had a problem with my Credit Cards being compromised by an Airfare website.ABVR understood and accommodated accordingly. We also had issues with canceled and delayed flights.I was really impressed and excited that we could check in at 2:00\. That's very rare. Thanks to American Airlines that didn't happen. But, again ABVR accommodated. We would definitely recommend ABVR to anyone that wants a beautiful and appropriately priced vacation. Wish we could have stayed longer.
