Water Cliff is a charming 4 bedroom villa which offers the best of both worlds: a fabulous location and a spectacular view. The villa is situated on the west end of St. John, just around the corner from the main town of Cruz Bay. With about a 2 minute drive to town and 8 minutes to the world class beaches of the Virgin Islands National Park, you can spend more time having fun and less time getting there! And yet, Water Cliff’s tranquil neighborhood will ensure you feel far away from the hustle and bustle of Cruz Bay for the times you’d rather kick back and relax in the comfort of your own private villa.  
  
NESTLED JUST ABOVE THE CRASHING SURF WITH UNOBSTRUCTED OCEAN VIEWS.  
  
Water Cliff is a quiet retreat perched atop a dramatic cliff just above the crystal clear turquoise sea. Listen to the sound of the waves crashing below. Gaze out over the unreal Caribbean blue water – there is nothing between you and the sparkling sea. The islands to count are many: Besides St. Thomas, you can see Great St. James, Little St. James, Dog Island and French Cap. On a clear day you can see St. Croix and sometimes even Vieques! From your waterfront vantage point you might see sailboats cruising by on a beam reach, locals diving for lobsters and an occasional kayak or SUP boarder. Guests have even reported spotting amazing sea life from the deck – a mother dolphin and her baby swimming by, a tarpon jumping out of the water, turtles coming up for air…and once someone even saw a manta ray! Spectacular sunsets are a common occurrence, and the sparkling lights of St. Thomas each evening will never fail to delight you.

The house was designed in a breezy Caribbean architectural style, to make the most of the dramatic view, but also the steady trade winds. Outdoor living spaces abound. From the shady covered decks on every room, to the alfresco dining options, to lazy lounging on the pool deck – you will find a place to make the most of St. John’s wonderful warm and sunny weather. The comfortable open floor plan gives the whole house a relaxed and casual vibe. The bright and cheerful décor can’t help but make you feel at home in the tropics. Water Cliff truly reflects the nature of St. John – a laid back island bursting with color and life.  
  
A STUNNING VIEW FROM EVERY ROOM ENSURES NO ONE WILL BE DISAPPOINTED.  
  
Water Cliff is ideal for groups and families, as it offers a fabulous great room and pool deck for socializing, but also separate private bedrooms perfect for a little down time. The house is organized in two wings on either side of the pool. On the west side, the great room sits above a studio apartment, and on the east side there are three en suite bedrooms. The layout intentionally provides for lots of space between the living areas, making it easy for everyone to do their own thing when they wish. Each bedroom also has its own bathroom and outdoor shower and every bedroom has an incredible sea view!

Water Cliff is equipped with everything you need for a great vacation – from linens to kitchen equipment, and everything you need for the beach. All you need to do is come ready to have a good time! Our friendly property management team will ensure your smooth arrival to the villa and give you a quick orientation on island living. They are located on St. John and are close by should you need assistance during your stay.

We enjoyed our stay at water cliff Villa! The view is spectacular, we enjoyed jumping in the pool after beach days and being able to play cards with family on the deck. Air conditioners were only in the bedrooms, which is common in St. John and we absolutely love the outdoor showers. I would suggest bringing off if mosquitoes like you!

We loved our stay! It was the perfect spot for our family to play, relax, rest, cook and enjoy beautiful St. John's. We loved the pool, outdoor showers, beautiful balconies with amazing views, comfortable suites and very nice kitchen and choices of places to dine. We felt like there was no one around for miles except iguanas, goats, lizards and the neighborhood cat. We really had a special time!

#### Perfect Family Getaway

Our family of 5 had an incredible stay at Water Cliff! The house was spotless upon arrival—immaculately clean, well-stocked, and clearly cared for with attention to detail. The views from the decks were absolutely breathtaking and every room had a perfect ocean view. We had our meals on the deck and watched the boats, sunsets, and enjoyed some evening visits from the local goat family that came to graze down the hill from us.The hosts were fantastic—extremely responsive and helpful throughout our entire stay. From answering questions before we arrived to checking in during the trip to make sure we had everything we needed, their hospitality made the experience even better. The island had a brief power outage (2 hours) one night and the hosts were accessible and helped us navigate the situation. While there is no generator at this house, there are plenty of flashlights! This home is everything you want in a Caribbean escape: peaceful, scenic, and impeccably maintained. The location was perfect for us as it is easily accessible to Cruz Bay for groceries, restaurants, and shopping, but also far enough away to enjoy the peace and quiet of this beautiful island. We would absolutely return and recommend it to anyone looking to enjoy the beauty of St. John in comfort and style!

The host staff was 10 out of 10 in timely response, addressing questions or concerns and helping with restaurant suggestions and reservations or simply helping us navigate our first time to the island.

Loads of outdoor space to enjoy the breathtaking views. Found everything we needed in kitchen for snacks, etc., though we ate out most meals. Maintenance and owner were very responsive to our questions and concerns. Note that while the bedrooms have nice AC, the main living area (with kitchen/living/dining) does not. That area relies on ceiling fans and its large windows/screen doors for a nice cross breeze, but dinner prep was still a sweaty event in our early-July visit. Amenities were great - plenty of cookware options, and gas grill. Views were awesome, and the property is gorgeous.

#### Perfect Summer Get Away

Just got back from 9 nights at Water Cliff Villa where we had an amazing time. The house was a perfect setup for our family. The views of the ocean first thing in the morning and last thing at night were spectacular. We all loved going to sleep with the sound of the ocean. Dave and Julie were so easy to get a hold of when we had questions and were very hospitable. We are all already missing those outdoor showers!

We enjoyed our stay. Plenty of space for all of to have some alone time. The covered decks with a view of the ocean were our favorite spots. The pool, although smallish, was wonderful for cooling off and just relaxing in peace. I found the beds a bit soft, but then I like a very firm mattress- so not anything against the house, just a heads up for anyone who needs a firm mattresses. The house was very easy to get to from town and a short trip down the hill to the grocery store. The kitchen was well stocked with everything we needed. A great week and would definitely return.

Water Cliff was perfect for our group of 8 adults. The house was well maintained and well stocked with everything we needed. The location was IDEAL, being close to Cruz Bay, and not too far from the beaches. The property managers were excellent, checking in to make sure we had everything we needed, and ensuring we knew who to contact if we needed anything. Each of the four bedrooms were well equipped, and had privacy. We will be back! Thank you for a fantastic week.

#### Wonderful stay in St. John

We very much enjoyed our stay at Water Cliff! The property is set up well to host multiple families or, as was our case, a family with adult children that want their own space, while making it easy and enjoyable to gather for coffee in the morning, a communal dinner cooked in the kitchen, or a late night game of Marco Polo in the pool. Views/sunsets are incredible with several decks for viewing, and the location was as close to town conveniences as we've ever been on St. John. 5 stars!!

We had three couples, one with two small children. (It's not really childproofed so some vigilance is required with little ones.) The layout was great for us: separate spaces for each plus a great room and decks large enough for us all to be together. Beautiful views and sea breezes, well appointed, close to Cruz Bay but far enough away to avoid the noise and bustle. If I could give it more than 5 stars I would.

This home is a GEM - the views, the close proximity to town, the space… everything was perfection. I have spent over 10 weeks on St. John through the years and this is my all time favorite house. We will be back!!!

We really enjoyed our stay. They were very quick at getting back with us when we had questions. The house was well stocked in the kitchen with appliances and dishes. All the rooms had plenty of bath towels as well as beach towels. The view was breathtaking! The beds could use some updating, but it wouldn't stop me from staying there again!

#### Amazing stay at WaterCliff Villa

We absolutely loved our stay at Water Cliff Villa! It was conveniently located to downtown Cruz Bay and Starfish supermarket. We loved that each room had its own space, the beds were comfortable and all of the rooms had outdoor showers. Sunsets from the porch each night were magical and the stargazing at night was as well. The kitchen was fully stocked and when we arrived a welcome package of food from one of the local delis was waiting in the fridge, such a nice extra touch! We had a private chef come prepare an amazing meal for us and our friends and it was one of the best nights of our trip. It was also convenient to have all of the beach towels, beach chairs and pool noodles accessible for our trip. David was very responsive and helpful too. We hope to come back and visit again soon!

#### Great Caribbean Rental Property

Water Cliff met the vacation needs of our family with ease. Beautiful views of the ocean and island from each of several verandas. The property is well maintained and stocked with beach chairs, coolers, and towels. Everything we needed to enjoy St John beaches. The kitchen was well stocked with everything needed to enjoy food and our favorite beverages. Check-in was smooth. Our family loved the place and recommend it if you are looking for a pleasant stay in St John.

#### Water Cliff Villa…exceeded our expectations

The property is all is was presented to be and more. Views stunning! From every bedroom, as well as the great and dinning rooms, you’re listening to the rolling waves and looking out at the islands of St. Thomas and Little St. James. Sunsets amazing. Plenty of high quality deck furniture provides seating for all. Well equipped kitchen with modern appliances. Great grill, clean with an extra tank of propane and plenty of tools. The bedrooms all have great outdoor showers and the master also has a bathtub. Lots of closet and storage space for unpacking. Beds and bedding were very comfortable. Plenty of towels. High quality washer and dryer with ample supply of detergent for occasional laundry. Beach chairs and towels provided and in like new condition. We are a family of seven adults that have been visiting St. John for this our 14th year. We totally enjoyed our Stay at “Water Cliff” and already booked for our return next year. Our hosts were very attentive and always available for any questions and responsive to needs. If you’re looking for the perfect villa with a great spaces offering a mix of privacy and socializing “Water Cliff”can’t be beat.
