We had 6 adults. We all had our own space. All areas are air conditioned and very comfortable. The pool and hot tub are amazing. You can't imagine the view. You have to see it to believe it. Dennis got us all settled in and we never had any issues. He gave a great overview of the house and how to navigate St. John. One of our best vacations ever for sure. We used Low Key watersports for diving and a BVI charter. Absolutely an amazing trip all the way around. Diving was great and the house is very conveniently located near Cruz Bay! Lots of great restaurants in the area. You'll need a car for the freedom to visit the many pristine beaches in the area. Out of the Blue is a definitely family favorite!! ##### Pryor M. We were very pleased with our time at this property. By far the best views on the island. The location was perfect because you felt removed from the crowds and the hustle & bustle of Cruz Bay but you were only a 15 min drive when you wanted to go into town. The drive is NOT for the faint of heart but worth the winding roads and hills to get to the spectacular views. The decor in the home is somewhat dated and the showers more times than not were cold, but those two items would be the only drawbacks to this property. Not sure there are many better locations if you want to wake up and have the ocean at the tip of your nose. It is on a hill, so if you are looking for a beachfront location, this isn't it, but we weren't and the two couples who were experiencing St. John for their first time were certainly impressed as were the others on this trip. This is the 6th trip for me and the finest accommodations I've ever stayed in. The property has all the amenities we required. The property manager was very helpful and on-site in minutes when needed. The hot tub was not running as hot as we liked due to part supply issues and we would have loved to have outdoor speakers for the stereo. Aside from that, there are no complaints and I could see renting this location again. The location is close enough to Cruz to have quick and easy access to all shops, bars, and dining. The kitchen was well appointed and the grill worked very well also. ##### Scott M. We stayed in June 2021 and had an incredible vacation! The house was everything we wanted and more. Our 3 kids (ages 15, 12, & 11) loved their rooms and had fun in the pool. The master bedroom was amazing and the view was indescribable. We spent our whole first day at the house b/c we just wanted to relax and enjoy the view after a full day of travel. The entire property was clean and exactly as described. Usually I think that places don't live up to those beautifully staged photos, but in this case, the villa was even better than the photos! The main room (living room/kitchen) isn't air conditioned, but there are lots of fans and doors you can open. The kitchen is well-stocked and we had everything we needed to cook a few meals. We highly recommend chartering a boat one day (we used Island Root Charters). That was the best day of our trip! The beach snorkeling was great, but the off-island snorkeling was like nothing we'd ever experienced before! We went out on our second day and had the captain show us all the beaches and give us tons of info on what to do, when to go, and what to skip. We relied on his tips the rest of the week and our vacation went flawlessly. There were a couple of a power outages that affected St. Thomas and St. John. One of the outages lasted almost 12 hours, but the generator came on in the villa and we didn't have even a minute without power (fortunately it was during the evening and overnight). The only thing I wish I would have known about was the drive up to the villa. It was pretty scary the first few times. The villa is quite high up (that view though!) and there are sharp, steep turns. Of course, the entire island is like this, but we found the drive up to the house to be a bit unnerving as our first drive (especially for the kids). Our 4WD Bronco rental from Mr. Piper's Jeeps handled great and my husband drove safely, but there is no way I would have been able to make that drive (I'm a nervous driver on flat land). Just make sure you have a reliable 4WD vehicle, and a confident, sober driver and you'll be fine. After a few trips to and from town, we felt much better about the drive. We would highly recommend this villa and would stay there again! ##### Kelly M. The villa was spacious, light filled, well designed and located high above the neighboring properties. It was truly a private oasis for us during our stay on St. John. With its southern exposure, the views of Rendezvous Bay are outstanding. The large swimming pool and hot tub were used every day. We prepared most of our meals in a kitchen that had everything we needed and ate our meals on the covered terrace overlooking the bay. Absolutely divine! The property is 15 minutes from gorgeous beaches and Cruz Bay. The home is nestled high above Rendezvous Bay providing amazing sunrises and lovely evenings. The bedroom suites were all perfect. Kitchen is pretty well stocked with cooking supplies. Beds were comfortable. No blinds on windows, we were told they were supposed to come in but did not show up on the boat. This is not a house for people who want privacy from each other, lots of uncovered windows looking into rooms including bathrooms, will be better when blinds come in. The layout is perfect for a larger group giving everyone ample space while also having great areas for everyone to be together and not feeling on top of each other. The sunsets/sunrises were some of the best times of the day. The pool and hot tub were a hit with our 4 kids as well. The home was beyond what we expected; after spending the days at the beach we looked forward to getting back to the house to soak it all in. Location is close to town as well. We hope to come visit again and will definitely try to book a stay here again. This home has it all! ##### Liz Z. This house has the potential to be an amazing house. The layout of the house was great, the views were amazing, landscaping was nice, the location was good, the salt water pool was very nice and the hot tub had great views. However, at booking the advertisement read that the house has air conditioning and a hot tub which was a little misleading. The AC was only in the bedrooms which didn’t extend to the bathrooms and the living room, kitchen and dining room did not have AC and was very warm. We found ourselves watching TV, reading, etc in our bedrooms because these rooms were so warm. There are fans through out the house but not effective in the living room. Next, when a hot tub is advertised you would expect to be able to use a fully functional hot tub and the jets and or air bubbles were not working. As for the bedrooms, there were only blinds or curtains at the entrance, all other windows or doors didn’t have either so there is sunlight in the rooms from sunrise. The management company owner (Henry) was nice but did not go out of his way in regards to customer service. We asked if he could pick up a online grocery order in which we were denied then we asked if he would meet us at the grocery store to pick up online order and asked if he had any room in his vehicle for a few groceries and he was hesitant. Overall, We gave this house four stars, if the items described were added/fixed we could have easily given this property a higher rating. ##### Mike D.
