Villa Oliveira stands out for its spaciousness and prime location in Armação de Pêra, just 700 meters from the beach, perfect for those who value comfort and convenience. The entrance impresses with a large parking area and a well-maintained garden. The living room is bright and spacious, furnished with elegant sofas and a dining table that invites socializing, creating the perfect setting for relaxing moments. On the ground floor, there are two cozy bedrooms, one double and one twin, both with en-suite bathrooms and built-in wardrobes, plus an additional bathroom. The first floor features two en-suite bedrooms with balconies offering stunning sea views. The modern, fully equipped kitchen ensures functionality and style, making meal preparation a pleasure. In the basement, you will find two more bedrooms, a secondary kitchen, a bathroom, and a generous entertainment area with a TV room, snooker table, foosball, and table tennis. Outside, an extensive terrace includes a private heated pool (additional cost), sun loungers, and lawns for outdoor leisure, along with an alfresco dining area with barbecue and a jacuzzi (additional cost) for moments of pure relaxation. The property is fully enclosed, has an automatic gate, and parking facilities. Located in a quiet area, just minutes on foot from shops, bars, and beaches, Villa Oliveira guarantees unforgettable holidays. The changeover day for this property is Saturday (however, there may be flexibility in low season). If your flights are already booked or your dates are fixed and do not match the property's changeover day, please send us an inquiry before booking to confirm if your dates can be accommodated. This property is self-catered. For your convenience, welcome food baskets can be booked in advance (additional cost). Pool heating is always an added value for your holiday, especially when traveling with children. When the pool heating is activated, the water temperature will always be 5ºC to 8ºC higher than it would be without heating. The jacuzzi offers an unparalleled wellness experience, perfect for relaxing in complete tranquility and making the most of the special moments of your holiday. Renting a car is not essential for your stay, given the property’s location. However, if you wish, we will be happy to assist with the car rental. We can also arrange transfers if needed. La maison est très agréable sur 3 niveaux 2 chambres à chaque étage coin repas pratique belle cuisine + cuisine d'été avec barbecue le jardin n'est pas très grand mais heureusement il y a un terrain non construit encore en face ce qui donne une vue campagne et préserve de l'intimité. L'orientation Est Sud Est en fait une maison plus fraiche l'été mais l'hiver le soleil avait vite fait le tour du jardin c'et le souci des vacances de Noël Nous avons pu quand meme profiter du Jaccuzi . We missed this in the very small print. There is an extra cost and was empty when we went to use it so would have been a day or 2 to get filled/heated but they would not offer a reduced price of hire unfortunately. Photos were taken a while ago so villa is tired in places.Sunbeds and towels need updating. Beds are quite uncomfortable, springs can be felt in a few of them. Küche ist gut ausgestattet und genügend Geschirr ist vorhanden, aber zB. Griffe der Küchenschränke waren schmutzig und abgewetzt. Gläser der Vorgänger waren schmierig. Während bei den Duschen in den Zimmern warmes Wasser vorhanden war, gab es in der Küche nur kaltes Wasser. Liegestühle sind ziemlich abgenutzt und unsauber. Duschen in einigen Zimmern klein, alt und muffig. WC Ringe teilweise klein und nicht passend zur Schüssel. Stühle auf Terrasse teilweise defekt. Holzschwingtüre in das Untergeschoss war klebrig.Pool und seine Maintenance war super. Auch Garten und Grillstelle war toll. Fenster und Klimaanlagen haben tipptopp funktioniert. Billardtisch ist gut. Tischfussballkasten ist verrostet und kaum bespielbar. Badetücher und Duschtücher waren genügend vorhanden, wurden in der Halbzeit auch ausgetauscht waren aber teilweise alt und verbraucht.Zusammenfassend: Haus und Umgebung sehr schön. Für den bezahlten stolzen Preis sind jedoch die Erwartungen, wie oben beschrieben, nicht erfüllt. ##### Urs H. Very clean, well supplied for kitchen use. 1st and upper ground were well laid out, lower ground was less desirable, dark and smelt slightly musty, but adequate. Pool was a good size and well maintained. Gardens were well kept. Parking for 3 - 4 cars. Location was good, near enough to shops with a short drive but far enough out of the centre to be quiet. Not too much building work going on nearby and wasn't intrusive. Inside the furniture was fine, some of the external furniture was a little tired. Wi-Fi was good and TV was good for kids. Barbeque worked well with good outside eating space. We believe the villa was at least 15 years old and had been well maintained. Probably due for some updating. Shower cubicles were small but adequate for most. Generally a well run villa and good value for money, we would recommend it for groups of up to 12, any more would need to use the sofa beds which is a pain at the beginning and end of the day. ##### Paul T. The villa provides so much space that we never felt crowded or on top of each other. The outdoor space with the pool and the bbq allowed us some fabulous days in the pool and lounging on the plentiful sun beds, into lovely meals cooked on the bbq, enjoyed on the balcony, whilst the sun goes down. It is close to the local town, which had a good selection of cafes, bars and restaurants and with the wonder that is Uber we easily got around locally and further afield to Albufeira, for shopping and nights out with more liveliness! For our mixed ages, it enabled the older ones to relax whilst those in their late teens and 20’s took advantage of the night life. The service provided by Algarve Vacations has been excellent, communication has been just right, questions and queries responded to so quickly. on arrival our Concierge Gabi, provided information on the villa, the locality and gave amazing recommendations for food, days out, local beaches and took the time to make reservations for us and organise our taxi transfers. All in all we have had a great time and would not hesitate to book again. ##### Karen H. The backyard was great for lounging, bbq’ing, swimming and hot tubbing. Out of the busy areas of Algarve, the house is a short walk to the beach and boardwalk of restaurants. Kommunikation sehr gut, freundliche Agentur. Großes Haus, toller Pool. Wir hatten die Pool- und Whirlpoolheizung gebucht. Der Pool war angenehm temperiert (Oktober). Würden wir wieder so machen. Den Whirlpool haben wir so gut wie nicht benutzt. Leider hatte der Pool etwas zu viel Chlor. Alle Kinder hatten Ausschlag. Der Poolservice hat beim nächsten Termin sofort reagiert. Der Strand ist schön und weitläufig und in 10 Minuten zu Fuß erreichbar. Der Ort Armacao de Pera hat eine sehr dichte und hohe Bebauung und hat uns nicht so gut gefallen, aber man hat so natürlich den Luxus einer guten Infrastruktur vor Ort. Ein Auto ist an der Algarve trotzdem immer zu empfehlen. Für einen reinen Strandurlaub am Ort ist es einfach zu schade- es gibt so viel Schönes zu sehen. Wir können die Villa empfehlen! Das Preis-Leistungsverhältnis passt! ##### Gerti V. Vi reste med barn och barnbarn, 10 personer, och varje familj fick vars ett våningsplan att husera på. Gott om badrum och sovrummen är stora och luftiga. Det är också gott om plats i garderober och byråer. Huset är vackert och funktionell inrett och möblerat. Köket är välutrustat, här fattades ingenting. Plastservisen för utomhusbruk är väl tilltagen och tom vacker. Utemiljön med bla täckta altaner gjorde att vi kunde äta alla våra måltider ute och umgås där. Poolområdet, utegrill och jacuzzin är välplanerat. Huset är i toppskick! Återkommer gärna och rekommenderar boendet. ##### Gunilla M.
