The house has been completely renovated and newly furnished and tastefully decorated. The Versilia area, Querceta Pozzi, in the province of Lucca, is just 10 minutes from the sea, and only 5 km from Forte dei Marmi! Also the house is located only 5 minutes from Pietrasanta, 15 minutes from Lido di Camaiore and Viareggio, 40 minutes from Lucca and Pisa. Cinque Terre is a mere 1 hour by train, and it is just over 1 hour to Florence and 1 hour to the beautiful mountains of Garfagnana! The house is located a mere 2 km away from the train station. It is just a short walk to the nearby Querceta and Pozzi streets, where there are bus stops, as well as postal services, banks, shops, bars, pastry shops, pizzerias and excellent restaurants. Only 50m from the house lies a popular restaurant named l'Osteria Ristorante A'Pagliai. Nestled in an olive grove, this restaurant offers typical cuisine of Toscany including a variety of meat and fish dishes. They offer a 10% discount to those who rent the house. The nearby area of Forte dei Marmi is one of the most famous seaside resorts in all of Italy with beautiful and well appointed beaches. The classy and elegant city center of Forte dei Marmi is full of beautiful shops and restaurants that are famous for their delicious seafood- based dishes. The nearby cities of Viareggio and Lido di Camaiore are also famous for their beaches and sea side walking paths that offer beautiful views during the day and romantically lit walks in the evening. The promenades also feature excellent restaurants and a wide variety of shops. The nearby town of Pietrasanta is also very charming, with numerous art galleries, temporary exhibitions and an old town centre full of well cared for sculptures and statues. The centre is a pedestrian zone where many historic buildings can be seen, but it is in the evening that the city really comes to life thanks to the many shops, bars and restaurants that all create an unforgettable atmosphere! The highway access is a mere 10-minute drive from the house and can connect you to the famous and beautiful cities of Lucca and Pisa (a 40-minute drive),the beautiful city of Florence (a 1-hour drive). Or if you prefer, the train station is also very close and also allows you to reach these cities, as well as the famous Cinque Terre, all just one hour by train! The house has a kitchen with table and chairs, refrigerator, dishwasher, electric oven, gas stove, cooking pots and pans, and place settings for 5 people. Wi-Fi is available thought the house, and there is LCD flat screen television with cable decoder. The downstairs room has a fireplace, a very comfortable sofa bed as well as a bathroom with shower, toilet, sink and a washing machine and dryer. The main upstairs bedroom features an ottoman single bed, a large bathroom with sink, toilet, bidet, bath and shower. The loft features a double bed with a very romantic with natural wood ceiling. The rooms have wardrobes and dresser rand are air-conditioned and every room is heated by gas heaters. Public parking in the vicinity of the house, only 50 meters from it. The house is newly renovated and the property is very nice and well maintained. Due to the fact that the house lacks a large yard it can be offer more affordable rate then some other vacation homes. The house is a completely renovated old farmhouse, the original stone walls provide excellent atmosphere and insulation against both the heat and cold. The house is very cozy. We are sure you will love it! The house is entirely available to guests. The total rental price for the booking includes the consumption of water, gas, electricity, internet, cleaning, bed linen and towels (body towel, face towel and bidet towel). Time for the availability of the house for the day of arrival, from 16:00 onwards. Time by which to leave the house for the day of departure, 12:00 in the morning. Once we have received the booking confirmation, we will send the contract and file by e-mail containing detailed information on how to reach us, telephone numbers and information for the check in.. Smokers and pets are not allowed. In the case of families with small children, more attention is required due to the exposed stairs, built in any case according to the law. More than 5 people are not allowed. The house was restored completely. Although it has been restored we kept some of the original features in order to preserve it's historic value and in so doing it now has a rustic though modern style. Warm yet bright colors gives the house a romantic feel. At the entrance you will notice the original marble arch, while in the kitchen you can still see the original ceiling constructed in the typical style of the area. We have preserved the original stonework and this can be seen throughout the house. Beautiful views of the Apuane Alps can be seen from the bedroom window. We wanted an affordable, well maintained air conditioned house that we could use as our base as we explore the beach resorts on the Versilia coast line. Luca the host was very helpful before and during our stay and provided good advice which saved us time and money when it came to which bagnos to go to. Die Kommunikation erfolgte per WhatsApp. Mit dem Auto waren alle wichtigen Stellen schnell zu erreichen ( Supermarkt, Strand, Apotheke, sonstige Einkaufsmöglichkeiten, etc.). Séjour de 2 nuits en décembre 2019 ### 10/10 – Excellent #### Mike L. 7 oct. 2019 Points forts : Propreté #### Autumn 2019 We, family of 3 with teenage son, stayed at the house of Giada and Luca from 29.10.’19 till 05.10.’19 and can highly recommend this house when visiting Tuscany and wanting to have both a cultural and leisure holiday. It’s pretty close to the sea e.g. beach resort Forte dei Marmi, and quite central when you want to visit places like Pisa, Lucca, Florence, Livorno, La Spezia and Cinque Terre. Don’t forget to visit the village next door, Pietrasante, center of sculpting where you find a lot of restaurants as well. We, unfortunately, only discovered this village the day of our departure. So much for our preparations. The first things you notice when entering the house is that’s been renovated and decorated with love and principle. Drawer handles, match the bars of the stairs etc. This is besides the cleanliness/tidiness that jumps to eye when you arrive. The house is well equipped and has everything that’s needed to enjoy your stay, incl. good WiFi for the youngsters. We particularly liked the big, living, kitchen as being the entrance and for us center of the house, with its marble floor, counters and sink, big table, stereo, television etc. Something we would love to have ourselves at home but that on a side note. The checking in and out is easy and convenient. Parking your car isn’t a problem as there is a free parking lot only a minute walk from the house. Although we come from what we feel is a clean country, Switzerland, we were amazed by the garbage separation and daily collection of it by a small electric truck. Something a lot of countries could take as an example. All in all a nice stay, in a nice house, owned and looked after by nice people, in a nice and beautiful area of Italy. So much more to see and do, that we are almost forced to visit again. Last but not least, thanks to Daniela for her help and flexibility upon arrival and departure. Mike ##### Mike L. Casa bellissima, accogliente, curata nei minimi dettagli e fornita veramente di tutto il necessario. Calda anche nella brutta stagione e silenziosa per un buon riposo (nessun rumore fastidioso malgrado ferrovia e case vicine, anche per noi che siamo abituati a viver fuori città ). Noi con due ragazzini (8 e14 anni) siamo stati benissimo e siamo riusciti a visitare Pisa, Lucca e Firenze. Forse meno comoda se si hanno bambini molto piccoli per le scale, come da foto (di grande pregio estetico comunque). Die überaus hochwertige Ausstattung übertraf unsere Erwartungen an ein Ferienhaus bei Weitem. Gäbe es noch eine Möglichkeit außen zu sitzen, würden wir glatt 7 Sterne vergeben. It is about an hour drive from Cinque Terre, which is where we were visiting, but it is worth the drive. The house is very clean and well kept. The separate floors provide privacy between the bedrooms and bathrooms. The washer and dryer were definitely helpful. The check-in was very smooth, and Ms. Daniela was very friendly and kind. There is free parking a couple of minutes walk down the street. This was a wonderful place to stay! Very quiet and comfortable, with all amenities provided. The home is beautiful! Für eine kleine Familie ist alles vorhanden - von einer gut ausgestatteten Küche bis zur Bettwäsche war alles da und ließ keine Wünsche offen. Alles ist mit viel Liebe gestaltet. Das Hauskonzept ist offen und ohne Türen zwischen den Schlafzimmern. Kostenloses Parken ist auf einem Parkplatz ca. 150 Meter entfernt möglich. Danke an Luca und Giada! ##### Wolf G. La casa e' spettacolare, curate in ogni minimo dettaglio, attrazzata di tutto molto accogliente e con una bellissima atmosfera. La zona e' tranquilla con un parcheggio molto comodo e vicinissimo. Le localita' attorno sono fantastiche, se posso consigliarvi qualche visita, direi Pietrasanta, Pisa Lucca, Viareggio e Forte dei Marmi. Se volete fare mare vi consiglio uno stabilimento balneare di marina di Pietrasanta il Nautilis (Buon cibo cortesia, ottima struttura e la sera gran bell'apericena al chioschetto in spiaggia) Tra I ristoranti per la carne la Locanda di Simone a Capezzano Pianore. Das Ferienhaus war sehr schön eingerichtet, funktionell und sauber. Die Übergabe und Abnahme klappte ohne Probleme. Wir würden hier gerne wieder Urlaub machen und empfehlen das Ferienhaus weiter. Negativ war das Klappsofa im Untergeschoss, da hier die Auflage sehr dünn war und somit das Schlafen störte. Hier sollte man sich zukünftig über eine bessere Schlafgelegenheit Gedanken machen.
