This ground-floor accommodation combines two adjoining units, offering separate south, east, and north entrances.Nestled in a serene chestnut forest in Valcanina, Sassetta (Livorno), this property sits within a 2,000 m² landscaped park on a gentle hilltop, 500 meters above sea level. The grounds feature a swimming pool and a variety of clearly labeled plant species, creating a tranquil, botanical setting. A restaurant is just 50 meters away, while the charming village of Sassetta—home to restaurants, bars, a mini supermarket, a pharmacy, and a bank—is only 800 meters down the road. The coast and a private beach in Marina di Castagneto are just 12 kilometers away, making this a perfect destination for a truly relaxing holiday.Recently built, the villa features light grey tiled floors throughout and is fitted and furnished to a high standard, ensuring both comfort and quality during your stay.  
  
This spacious, south-facing apartment includes a bathroom with step-free access, making it suitable for guests with reduced mobility.  
  
The entrance from the garden leads into a generous living area featuring two sofas that convert into four single beds. This open-plan space also includes two fully equipped kitchen areas, each with a gas hob, gas oven, fridge/freezer, toaster, moka and filter coffee machines, kettle, dishwasher, and washing machine. A cozy fireplace and a large dining table that seats up to 10 guests complete the room.  
  
There are two comfortable bedrooms, each furnished with a double bed and a single bed. Both bedrooms include en-suite bathrooms with showers for added privacy and convenience.  
  
Outside, the private garden, shaded by chestnut trees and overlooking the swimming pool, offers two beautifully arranged lounge areas. Each space features a gazebo with curtains, a travertine dining table, wrought iron chairs, cushioned seating, as well as access to two barbecues and two outdoor showers.  
  
The apartment is tastefully furnished throughout and equipped with central heating. Ample parking is available within the villa’s grounds.  
  
Set in a region celebrated for its gentle climate, natural beauty, and rich cultural heritage, this home offers an ideal base for travelers seeking relaxation, exploration, and authentic Tuscan charm.  
  
Surrounded by rolling hills and renowned vineyards, the area is famous for its wine culture, offering the perfect opportunity to savor local dishes paired with prestigious labels such as DOC Bolgheri, DOC Montescudaio, DOC Val di Cornia, and DOC Elba. Many wine estates welcome visitors with tastings and rustic, regional cuisine.
