Steps from the water's edge. Count Your Blessings is a stunning two story 3-bedroom 2 1/2-bath teal-colored home in quiet Cassine Village. The beauty of this house lies in its decor and quiet setting yet close proximity to the tennis and pickle ball courts, beach, food, boutiques, groceries and things to do on the beach and in the protected forest that is next to the neighborhood. We hope to make this our home soon but until then we want to share its blessings with you. The front of the house features a covered porch and balcony with Adirondack chairs and fans that is very private as there are live oaks between the house and the street. The 2nd floor front porch looks north toward the forest, accessed from the Master Bedroom and is equipped with ceiling fans that provides you with a breeze when the sea breeze fails to deliver. A perfect place to be on those days when the Florida sunshine come in the liquid form. The back of the house features screen porches on each floor. The 1st floor porch has a bistro table and stools along with a four lounge chairs shaded by two palms. The same palms frame the 2nd floor screened porch that is accessed from the twin and queen bedrooms. The upstairs screened porch is perfect for an afternoon nap with a comfortable hanging bed that gives you the feel of being in a treehouse. Grab your book, your glass of wine or cup of coffee and enjoy either, and listen for the waves rolling into the beach a short distance away. Inside the front door, you are greeted by a bench created by a local artist that acts as storage for beach towels that you can grab as you head for the water. The high ceilings in every room keep the house cool on all but the hottest days but also has central heat and cooling when you need something more. You will find the amenities needed for your first-class vacation including the connectivity of Wi-Fi and streaming options on all TVs . The sitting area has two couches, one that pulls out into a queen-sized sofa bed, two chairs, a map table and reading lamps. For your entertainment, a 55-in. wall mounted television with a Blu-ray player with a collection of DVDs and Roku attached, a stereo with a hookup for your iPod or use the Alexa. If you cannot agree on what to watch, there are smart TVs and Roku/Fire Stick in two of the upstairs bedroom and a collection of family friendly DVDs and a DVD player TV in the third . All the furniture is comfortable and colorful. The walls are highlighted with more local artwork and large shuttered windows. As you look around the rest of the first floor, your eye will be drawn to the eclectic blue green chandelier centered over a large dining room table with seating for 8\. A drop-leaf craft table and a kitchen counter with 4 bar stools, half bath, fully equipped laundry room and kitchen with a new dishwasher, range and microwave complete the first floor. There are blenders, food processors, serving pieces, along with a toaster and coffee maker with a bean grinder for the coffee lovers in your group. The second floor features a rice carved, mahogany poster bed in the master bedroom, its own bathroom with a two sink vanity and large shower. The other two bedrooms are joined by a Jack and Jill bathroom with a shower tub and are decorated in peaceful watercolors with unique artwork in every room. The top shelf of the twin bedroom closet has games and puzzles for our guest to enjoy and the bedding for the porch swinging bed is in the closet of the queen bedroom. The beach is about a 5 minute walk across 30A to the sugar white sand of the gulf. On the way to and from the beach access you pass one of two neighborhood pools, the tennis court, nature trail and pond that has a daytime fountain that keeps the entire neighborhood a little cooler in the summer than the surrounding area. The bike path that runs the length of 30A is about a 45-second ride from the back door. If you are new to the area, biking is very popular and there are several bike rentals, paddle board, golf cart and kayak rental locations a short walk away. The chef owner stocked the kitchen for cooking in style. If you need a break from the kitchen, Brozinni pizza, The Perfect Pig and Cafe 30A restaurants, Goatfeather's seafood market, and Donut Hut, our local favorites, are just a short stroll away. For more variety, there are another 20+ restaurants in either direction along 30A and on Hwy 98\. We are about 1 mile east of Seaside on 30A and 5 miles from famous Grayton Beach. One of two Community Pools is only three lots down for a quick dip and tennis/pickleball courts are located behind the pool. Bike, walk, enjoy!! You will be quickly lulled into relaxing and getting away from it all! The house was very nice- even bigger than the pictures made it seem. Wonderful neighborhood and very close to the community pool and tennis courts. A decent walk to the public beach access at seagrove one, but thanks to the recommendation from the host, we ended up driving the short distance to the public access with restrooms and parking lot half a mile down 30A. With small kids- we were up and ready to be at the beach early and never had trouble parking at this beach access location. The house was well stocked and had more than we expected. Lots of good spices and basics in the pantry with a note encouraging guests to replace what they use and leave common items for others. The kids loved that there were boogie boards and beach toys available. We also enjoyed the pool noodles for pool time. There were a number of books and movies and we enjoyed puzzles and card games that were available. This was one of the best VRBO homes we’ve stayed in- would definitely stay again if our plans bring us back this way. ##### Maria G. It was cutely decorated and had every amenity we could ask for. It even had spices for you to use and replace. The beds were super comfortable. We had older teenage kids and they enjoyed their inidvidual rooms. The location is super close to the beach with a short walk or you could rent bicycles. Everything was perfect. The beds are extremely comfy and the rooms are perfect. We loved the porches. The house is wonderfully decorated so that it is cheery and yet user friendly. You feel at home here. We loved all the thoughtful details like Alexa's, great books to read, beach supplies, spices, games and well stocked kitchen. The location is great. Everything in the description was very accurate. As far as location to the beach, it is a little walk and the nearest public beach access was packed in early June. We did visit other public accesses like Grayton State Park beach which was great and Grayton Beach which we enjoyed also. The area did not seem to be as busy as the others, which we prefer. The neighborhood was very quiet and everyone was friendly. I would definitely stay here again. ##### John S. Warm and cozy felt like home! Fully stocked with all you need! From kitchen to beach supplies! Plenty of room for our party of 6 with a toddler. The walk to the beach took about 7 mins but not bad at all especially with having the beach cart to take all our stuff. The public area gets crowded and they are pretty strict about staying within the area. The pool and tennis/pickle ball court were really close to the house. The only negative thing I’d say was the pickle ball court, you have to play with the tennis net height which was a bummer. We found the local courts about 10mins away so that was ok. We've been coming to 30A for 7 years and this property was the best home we've stayed in. Location was perfect and a short walk to the beach and multiple restaurants/shops. Neighborhood was quiet and the house is quite close to the tennis/pickelball courts and one of two pools. The beds were very comfortable and the home was spotless. The neighborhood is so peaceful, quiet. and filled with the cutest homes. I was concerned that we may have to rent a golf cart to drive to and from the beach, but the walk was short and lovely. The home provided everything we needed from shampoo and conditioner to beach towels and umbrellas, which was huge a convenience. I really enjoyed family time having meals on the screened in porch and my daughters loved the daybed swing upstairs where they took several naps. There was lots of space, very comfortable beds, well stocked kitchen and pantry, enjoyable screened in porches both upstairs and downstairs, a 10 minute walk to the beach, and most importantly to my children: the pool was a 15 second walk (if that) out the front door! It is beautifully decorated, in a lovely quiet neighborhood, immaculate, well stocked, roomy, and in a wonderful location. Did I mention immaculate and beautiful? It really was! The porches are screened in which is a total game changer when you want to sit outside and have a meal or just have a drink. No flies or other insects!!! I personally loved that. The tennis courts and pool are directly behind the house and that was also great. The tennis courts have pickle ball lines so you can play both. The hosts provided a wealth of information about local restaurants and shops and rental places which was very helpful. I can’t say enough good things about this experience. The walk to the beach is 5-10 minutes, not bad at all, and we purchased a wagon to make that a little easier to carry everything. All in all, it was a top notch place to stay. The home is absolutely beautiful. The decor and little touches made it feel like home, not your usual vacation rental. Rosemary and Tracy have thought of so many things to make it a comfortable stay. The entire experience at “the blue house” (as my kids refer to it) was perfection! Checkin was easy and the house was immaculate. We rented a golf cart prior to coming and it was waiting in the driveway for us. We took the golfcart to nearby restaurants and toted the kids to and from the beach on it. The beach was a short walk for adults and the public beach access wasn’t busy. We rented chairs there and that process went well too (it hasn’t always in the past at other nearby locations!). Everyone at the beach was courteous as was everyone at the community pool (two doors down!). The kids enjoyed a daily walk on the nature trail too (just down from the pool). The porches were beautiful and relaxing. The kitchen was stocked with with everything you need and we grilled out a couple of evenings. Our days began and ended with pickleball on the tennis courts. Truly the best stay we’ve had in the 6 years we’ve been coming to the area! Thank you to Rosemary!! We’ll be back!! ##### Stephanie M. The home is much larger than it appears in the pictures and beautifully decorated. It has everything you’ll need (and more) to feel welcome and at home. We especially enjoyed the four porches (two screened in) and having our coffee, breakfast, and most meals on the screened-in porch off the kitchen. The neighborhood is also a short walk/bike ride to the beach. Can’t say enough about how responsive the owners, Rosemary and Tracy, were, periodically checking on us to see if we needed anything and to see if we were enjoying ourselves.
