Beachwood Villas is tropically landscaped, low-rise complex on Hwy 30A in Seagrove Beach. Complex amenities include: 2 Pools (one seasonally heated), lighted tennis courts, shuffleboard, kids play area, and multiple grilling and picnic spots! Also, many local area eateries such as Cafe 30a, Angelina's, and Dough Sea Dough Donuts are nearby- not to mention, Seaside is a short 1.5 miles drive or bike ride away!

Seaside has its own Farmer's Market, post office, Repertory Theater and neighborhood school. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes Seaside famous. There are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here. 

30A is a fantastic destination, the beaches are some of the world’s best with sugar white sand and emerald green waters. You will find plenty of beach accesses along a 17 mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes 30A famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here.

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Not quite what we expected

We enjoyed our stay overall. We would rent in this complex again, but not this unit. Every mattress in the condo was horrible. Very uncomfortable and most of the beds were squeaky. It’s been two weeks and my back is still hurting. The furniture in the living room is worn out as well, but the beds were the issue.

Not clean at check-in.

We arrived to the property at 4:30 and the beds were unmade, dirty towels on the floors, crumbs etc on table and counters. I called all numbers listed with no answer but did get a response by text. The response came fairly quickly. We left to go get supplies at the store and while out I received a text that the unit would be clean by 5:45. That text came at 5:25 which seemed like a pretty quick turnaround. We arrived back at the unit about 5:40 and no one was there nor had it been cleaned. We had supper reservations at 6 so we quickly left. The unit was clean when we returned about 8. There was sand in one of the bigger beds. Unsure if those sheets had been washed and got sand from the floor or decorative pillows, or if the beds were just made without fresh sheets. We washed them either way. The location is handy to beach and Seaside. Personally I wouldn’t rent from this property management team again. They tell you many times you can’t check in early and must check out by 10 so they have time to clean and yet we walked into a dirty unit with no notice.

Great place!

Great location- pictures are very accurate. It’s a short walk to the beach which was so nice! It was even manageable with coolers and gear in the hot August sun. The place was well laid out and equipped with everything you would need. Very easy process to check in and out! We will definitely be back!

Very convenient location to the beach, shops/restaurants, and pool. We liked the layout of the condo and that each bedroom had its own tv. Quiet condo that had everything we needed. Door code made it easy to access for all guests.

Great location!

Each day we would pack our beach buggy and take the short walk to the beach stopping at the convenience store on the way to ice our cooler. The place is close to Seaside for shopping and restaurants. The property management made checking in and out easy and without problems. The fan in the bedroom was broken and within a few short hours after reporting the problem a new fan had been installed. The kids room with a bunk bed and twin worked out well for our kids. I would have liked a larger washer and dryer. Also this is a 3rd floor unit so expect to walk up stairs. The complex is older but well maintained and peaceful.

Family vacation

Nice condo close to the beach. Had everything we needed in kitchen equipment, linens and towels. The unit was dirty when we checked in though and we had to sweep and clean the bathrooms upon arrival.

We rented this condo for a weekend at one of our favorite beaches to visit! The condo is a short distance from a home we used to rent with our entire family so we knew we would love the area! We requested an early check-in (one or two hours) because we were getting into town earlier than expected but were notified it would be an additional charge. Typically the reason check-in is charged is because the owners are still trying to tidy up the condo from the last guests. The condo simply wasn’t clean. My sons toy fell off the bed in one of the rooms and when we reached under the bed we discovered an empty solo cup, sock, and paper wrappers. There were crumbs on the couch and rug in the den, and the tubs were not cleaned (soap scum left behind). I took photos and submitted them the afternoon we were leaving to make sure the owners knew and kindly asked that they send the money back for cleaning, it wasn’t clean. I was told that had I emailed sooner they would have fixed the problem. The reason I waited is because once we finally got into the condo we were ready to enjoy. We didn’t find the other trash under the bed until Saturday night (check-in was Friday). It is sad that companies aren’t choosing to do the right thing for their customers, it’s also sad that VRBO is full of realty companies and you’re not really getting to enjoy the fun of speaking to and working with a personal owner of the condo. Those days were great!! The customer service of Real Joy is poor, they haven’t returned my email since I responded to their lengthy “what I should have done” email. I would not recommend renting from Real Joy.
