We are available whenever you need us, 7 days a week and after hours! Pacific Beach Policies & What to Expect Arrival/Departure Policy: Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm) Check out time is 11 am. Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call! Nightly Minimum Policy: 2-4 night minimum required in the off season. ☀️ Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day. ☀️ Summer: Memorial Day - Labor Day, 5 night minimum. No arrivals on Independence Day (July 4). Last Minute Booking Policy: If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy. To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc. This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home! Starter Kit/Guest Essentials: We like our guests to feel at home as soon as they arrive! We provide a ‘starter kit’ to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors. We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you\`re planning to stay put in Pacific Beach, there is no need for cars! When you put the address into the property, and come to the right place, there is a door with a digital code to put in. They never got that code the whole time we were staying there. We had to go through the side door, that is a bit more inconvenient. But ultimately it was fine. It worked. This area is very hip and active and noisy at night. I prefer a quiet place for our family. This is why they put warnings in the listing about being quiet in the evening. Friday night, around 8:30 p.m., our neighbor started lasting music. It was crazy loud!! We could hear the music throughout the condo. At 9:00 we called our property manager to find out what to do next. They told us to hang tight, that they were going to try to find the other property manager. They were incredibly helpful! They did contact the other property manager and by 10:00 p.m. The music was turned off. It was a super clean, comfortable place to stay. It's incredibly close to the beach.The vetting process to get into this property is pretty intense. I've stayed at probably 40 different properties over the years and all over the United States. This is the most intense procedure I've encountered. They really need to streamline that process.I hope they can fix that in the future. ##### Gwen O. Walking distance to beach, bay, restaurants, grocery stores, etc. Accommodated our family of 5 and small dog wonderfully. We did have an issue with a broken AC unit and they ended up bringing 2 portable units to keep things cool. I would say the maintenance team moved a little slow, but we still enjoyed our stay. ##### Angela P. We also felt the management was intrusive with phone calls, text messages and emails. The night we checked in was power shortage wasn’t big deal for us , in morning we try to leave car was parked in building structure and gate will not be open , try to reach management but no one will respond , not even emergency number , reached Vrbo after they verify that management don’t respond Vrbo gave number of owner , owner was in church and didn’t see any intention to contact management to repair gate in building. ##### Ari B. Was less than a 5 minute walk to the beach, so was easy to come and go. The beds are comfortable, lots of pillow options. I agree with other reviews that furniture and paint could use a touch up, but it was all cosmetic and honestly didn’t bother us. Would definitely return. ##### Shayna B. It gave them the room they needed to "get away" from each other and the space to be together. The property was clean and the amenities were just what we needed. We have 5 kids ranging in ages from one to 13\. It is about a 3-5 minute walk to the beach and close to many eateries. We will definitely be back!!! ##### LaNesha B. We really loved it here. The only thing that could be fixed is some of the blinds, so you can open them and let some sunshine in. The location was perfect for enjoying Mission/Pacific Beach and Mission Bay, and within easy walking distance to Ralph's grocery store and numerous restaurants.
