Property Summary  
"Mon Poussin" is a small, cozy single-family house offering a vacation rental opportunity. It features a well-kept garden of 800 m2 with a lawn and trees, as well as a seasonal swimming pool (01.Jan. - 31.Dec.) with a shutter cover and a salt-electrolysis pool-cleaning system maintained by the owner/gardener. Additionally, it provides Internet WiFi, parking for two cars on the premises, and a yard.  
  
Outdoors  
The property boasts a private, well-kept garden spanning 800 m2, fenced with a lawn and trees. It also features an angular swimming pool measuring 8 x 4 m with a depth of 140 cm, available seasonally from January 1st to December 31st. The pool is equipped with a shutter cover and a salt-electrolysis pool-cleaning system, ensuring hassle-free maintenance by the owner/gardener.  
  
Other Information  
A storeroom is available on the premises, and parking for two cars is provided at the house. Nearby, you'll find a shop conveniently located 150 m away, while the sandy beach "Le Gurp" is just 10 km from the property.

The property is situated 150 m from the center of Saint-Vivien-de-Médoc, France, 18 km from the center of Lesparre, and 80 km from the center of Bordeaux. It is located in a residential district, 10 km from the sea, and 5.5 km from the river. Nearby attractions include Soulac-sur-Mer (14 km), Montalivet (14 km), Royan (30 km via le bac), Hourtin (30 km), Pauillac (40 km), and Lacanau (55 km).

Unit Layout  
You will find a 3-room house that spans over 70 square meters with a bright, modern, and stylish decor. The living/sleeping room features a double sofabed measuring 160 cm wide and 200 cm long, accompanied by a dining table. This room has direct access to the garden. There is one room with a french bed measuring 160 cm wide and 200 cm long, which also leads out to the garden. Another room contains two beds, each 80 cm wide and 190 cm long, and has an exit to the garden. The open kitchen area is compact but well-equipped with an oven, dishwasher, three induction hot plates, a toaster, kettle, microwave, and an electric coffee machine, complemented by a bar area.  
  
Amenities Included  
The property offers a range of convenient amenities to enhance your vacation experience. These include a shower area, a shower/WC combination, and a separate WC. Electric heating is available to ensure your comfort. Outside, you can enjoy the terrace which is furnished with terrace furniture, a portable barbecue, and six deck chairs. Additional facilities provided are a washing machine, iron, children's high chair, and a baby cot (upon request). Complimentary WiFi internet access is available throughout the property.  
  
Other Information  
Please note that this is a non-smoking house, and a smoke alarm is installed for your safety. The property is offered by a private individual in accordance with Art. 155, IV of CGI. The maximum capacity of the house is six guests, with two bedrooms and two bathrooms available. The amenities listed above, such as the washing machine, barbecue, dishwasher, heating, microwave, and the specified bedroom and bathroom configurations, are all included to ensure a comfortable and convenient vacation stay.
