### Charming Rustic Stone House with Private Pond, Terrace, and Fishing near Mont Saint Michel

Le Moulin de la Futaie offers a charming rustic stone house: a large 28m² living room with an open fireplace, and a fitted kitchen area. There are three bedrooms, one of which is on the ground floor with an en-suite bathroom. A TV is located on the mezzanine.  
  
You will appreciate the river and its waterfall alongside the mill and the garden. The large, west-facing terrace is perfect for enjoying evenings and features a built-in charcoal barbecue and garden furniture.  
The Futaie River is classified as a Category 1 river, stocked with pike, trout, gudgeon, chub, etc. A federal fishing license is required. For those wishing to fish in the river, there is access to a private 15,\[hidden\]m² pond just 20 meters away (no license required).  
  
It's an ideal setting to escape the hustle and bustle of everyday life and enjoy the birdsong, squirrels, deer, and other wildlife. The property is surrounded by 2 hectares of woodland.  
  
For those who don't fish, there are lovely walks to enjoy. Don't miss Pontmain, a pilgrimage town linked to the apparition of the Virgin Mary, with its magnificent cathedral, just 5 km away. The Château de Fougères and its medieval town are 14 km away. And why not take a trip to Mont Saint-Michel, an hour's drive (55 km)?  
  
Business stays: 3 people max - Cleaning and linen options are mandatory. Long stays: 1 cleaning service for 1 to 14 days.  
  
If you're traveling with a group, you can rent up to 3 cottages for 15 people. Each cottage is independent and has its own private recreational areas. No overlooking properties. The most secluded is Les Iris, H53G\[hidden\], 4 people, the only one overlooking the largest lake (15,\[hidden\] m²). Le Pré des Îles, H53G\[hidden\], sleeps 6, with a fishing dock on a smaller private pond, approximately \[hidden\]m². Your accommodation includes: on the ground floor: a 28m² living room, a 6m² fitted kitchen, an 11m² bedroom with a double bed (\[hidden\]x\[hidden\]cm), a 5m² shower room, and a separate toilet. Upstairs: two bedrooms: one with a single bed (90x\[hidden\]cm) and the other with two single beds (90x\[hidden\]cm), a mezzanine with a double sofa bed, a shower room with a small shower cubicle, and a separate toilet.  
  
The cottage is equipped with a TV and 4G coverage. There is no Wi-Fi.  
Cleaning fee: €80. Mobile phone available upon request.  
Baby equipment available upon request: travel cot, high chair, changing table, baby bath.  
Landscaped grounds, terrace, parking, garden furniture, barbecue, and pétanque court. Electric heating (meter reading, payable to the owner)
