If you are a local resident, please contact the hosts before booking. Minimum age to rent is 25 2\. Guests must acknowledge that they will keep their noise level to a minimum after 10:00 pm 3\. Each room has ceiling fan remotes attached to the wall. Please do not remove these from the holder on wall. A lost remote will result in $200 charge per remote because the next guest will not be able to use the ceiling fan in that room. 4\. No parties or events allowed 5\. No pets are allowed. If one is on property you forfeit your right to any deposit and will be forced to check out early with no refund. 6\. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 7\. NO SMOKING or use of fire permitted in the rental. Guests must acknowledge that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 8\. There can not be any more than the allowed number of guests in or on the property at any one time; a violation could lead to the immediate removal of all guests without a refund 9\. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them. 10\. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur, and it will be released after you check out. 11\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check- in (it will be provided before check-in). 12\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. 13\. For your security and protection, the property is equipped with exterior cameras. 14\. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $30 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week. 15\. If, by not following any of our rules, we are forced to refund or discount an upcoming or existing guest, you will be liable for the costs. 16\. By swimming in the vacation home pool and hot tub I recognize and fully understand certain things, including: • At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • My use of the pool facilities during my stay involves certain risks, including but not limited to: 1\. The risk of injury resulting from possible malfunction of the pool equipment; 2\. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3\. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4\. The risk of other injuries resulting from participating in any action in the pool. • I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1\. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area; 2\. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, 3\. INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area 4\. The house accommodated our families and teens really well. Everything was lovely and we thoroughly enjoyed the fire pit and pool area. The location was great- close to the river, the dance halls and concert venues etc. We have travelled with two other families during spring break for five years straight visiting places like Utah, Rosemary Beach, Nashville etc. This home was in our top 2 SB rentals! Our stay at Derek and Lauren’s vacation home in Concan, TX, was absolutely perfect! From the moment we arrived, we were blown away by the beautiful scenery, the well-maintained property, and the thoughtful touches throughout the home. The house was spotless, spacious, and fully stocked with everything we needed for a relaxing getaway. The outdoor area was a dream—plenty of space to lounge, grill, and enjoy the peaceful Hill Country atmosphere. The Frio River was just a short 5-minute drive away, making it easy to float, swim, and soak in the beauty of the area. Derek and Lauren were wonderful hosts—responsive, friendly, and truly made us feel welcome. If you’re looking for the perfect spot to unwind and make amazing memories, this is it. Derek and Lauren are kind, gracious, and very responsive! There was more than enough room for our group and could have easily accomodated 4 times the size of our group comfortably. The pool and hot tub were great for a nice, relaxing stay. Situated in a quiet cul du sac, close to a quaint little country store which more than met our needs, and still provided the quiet seclusion we were hoping for a quiet, relaxing weekend. But if a larger grocery store is what you want, there is one located 20 - 30 minutes away. If you are looking for property that will offer relaxation, close to amenities, out of the way just enough, and hosts that will go out of their way to meet all of your needs, then check out 33 Lazy Day in Concan. The house is beautiful and has a wonderful layout for different family age groups with 5 bedrooms/5 baths. We had two hiccups at the beginning but the owners were VERY QUICK and RESPONSIVE to remedy those!! It is not uncommon to have a glitch or two when you rent a property. It is all about how those are handled. We could not have asked for better service!! We stayed for a week and enjoyed the pool, movie theater, and the location!! We experiencedseeing several mama deer and little baby deer on the outside of the fence each evening! I would HIGHLY recommend this property!! We had an amazing stay at this rental property for our family weekend getaway! From the moment we arrived, everything exceeded our expectations. The house was clean, spacious, and beautifully decorated.The property had everything we needed for our large family. The fully equipped kitchen had everything we needed to cook meals, and the outdoor grill and pool area were perfect for evening barbecues. The theater room was also a huge hit with the kiddos! There was plenty of space for our group to hang out and relax together. The owners clearly put a lot of thought into making this a family-friendly space, and they were super responsive and helpful throughout the booking process. There was an issue with one of the shower faucets upon arrival but the owners were diligent in sending out a plumber to correct it quickly. If you're looking for a peaceful, fun, and well-equipped place near the Frio River, this is it. We’ll definitely be coming back! ##### Susan N.
