The cabin is located less than 2 miles from Winter Park and Alto Lake. Ruidoso downtown shopping is just down the road. Be prepared to see ample wildlife including wild horses, elk, deer and more! The living room is the perfect place to relax enjoying the gas fireplace. Relax in spacious jetted bath tub in the master. Both Smart TV's offer Roku, Netflix and local channels but cable is not provided. \* Winter Snow Conditions may require 4wd or chains!\* Happy Trails is located next door Bear Creek Cabin. This is not a pet friendly property. Early check-in requests may be approved based on availability. During holidays, check-in may be as late as 6:00 PM, and early check-in will not be available. CHRISTMAS POLICY: Reservations during the Christmas holiday require a minimum stay of 4 nights. Reservations cannot begin or end on December 25 or January 1\. New reservations cannot create single-night gaps. No cancellations or changes are allowed 30 days before your scheduled arrival. CANCELLATIONS: CHRISTMAS POLICY: For reservations during the Christmas Holiday, there will be a minimum stay requirement of 4 nights. Reservations cannot check in or check out on December 25th or January 1st. New reservations cannot create single-night gaps and may require additional nights to book based on existing reservations. All reservations MUST be paid in full by December 1st or at the time of the reservation if the reservation is booked after December 01\. There will be absolutely NO cancellations or changes 30 days prior to scheduled arrival. STANDARD CANCELATION POLICY: (Normal reservations other than holidays, etc.): If you give us 14 days or more notice, we will refund your FULL DEPOSIT less the cancellation fee\*. With less than 14 days’ notice, but greater than 7 days’ notice, we will refund 50% of your deposit less the cancellation fee\*. Less than 7 days’ notice, but greater than 48 hours’ notice, we will refund 25% of your deposit less the cancellation fee\*. If you give us less than 48 hours’ notice, SORRY, you will be charged for 100% of the total reservation cost. Any reservation 30 days or longer will require a 30-day notice to cancel. SPECIAL EVENTS CANCELATION POLICY: Specialty Weekends, Family Reunions, and Holidays such as Aspencade, Memorial Day, Spring Break, etc., require a FULL 30-DAY NOTICE to cancel for a full refund less the cancellation fee\*. If you give us less than 30 Days' notice, SORRY, you will be charged for 100% of the total reservation cost. \*CANCELLATION/CHANGE FEE: If you must cancel, a $40.00 amount plus 6% of the amount charged will be withheld from your deposit as the cancellation fee. Originally, we planned to have a total of 8 of us, which still would have comfortably fit. However, 3 adults couldn't make it, so our family of 5 spread out. The house itself was great - very clean, homey, and the kitchen was stocked with dishes. We checked in after hours; the instructions were very easy to follow. We didn't have to call the property manager while we were there, but did chat with them when we dropped off the key. The house was perfectly situated for us - less than 5 minutes away from Winter Park, 10 minutes to the main part of Ruidoso for food, restaurants, stores, etc. Our kids (2, 7, and 10) loved the ping pong table and sleds that were at the house. I was sad that we didn't see any wild horses while we were there, but there were plenty of elk and deer around. The only issue we had was that the hot water was very hot and the cold water was very cold - my kids (and somehow my hubby) had trouble finding the right mix for bath/shower. I didn't have any issues with it at all, and really enjoyed the jacuzzi tub. The beds were on the firm side, which actually helped both my hips and hubby's back (we're only in our 40's lol). There were also some cards, games, and other things at the house that we didn't really use because it was only a 4 night trip for us. The gas fireplace was lovely, and we were able to park in the garage to help keep the truck from getting icy. We'd love to stay there again! ##### Sabrina T.
