### Royan Modern T3 - Seaside - 6 Guests, Parking, Terrace

3-star T3 apartment of 77 m² in a beautiful new residence ideally located, only 250M from the beach and 250M from the shops. Ground floor apartment, spacious and well-appointed. It has an entrance with closet, a beautiful living room of 27 m² with a lounge area (flat screen TV and rapido 160 sofa bed), a dining area, a perfectly equipped open kitchen (induction hob, oven, extractor, microwave, refrigerator with freezer, dishwasher, filter coffee maker and Dolce Gusto, kettle, toaster) opening onto a large terrace of 45 m². A sleeping area with a hallway leads to a beautiful 16 m² bedroom (queen-size bed) with a closet, a second 10 m² bedroom (twin 90 cm beds) with a closet also opening onto the terrace, a shower room, vanity unit (towel dryer and hair dryer), separate toilet, and a laundry area with a washing machine and dryer. Private parking and bicycle storage located in the secure basement. A cellar is located on the ground floor. Leave your car in the parking lot and do everything on foot! Pets are not allowed. Non-smoking accommodation.  
Bed linen, towels, and tea towels are not provided - services to be ordered upon request. Cleaning services are available upon request; otherwise, a specific deposit will be required. A baby cot and high chair are also available.  
Accommodation deposit of €800 to be paid by check upon arrival or via the SWIKLY link that will be sent to you.
