The charming and spacious apartment Spanish Steps of 775 sq.ft is situated in the middle of the historical center of Rome, in Piazza di Spagna, only 7.4 inches (or 65 feet) from the Spanish Steps in the pedestrian and exlusive shopping area.The apartment is situated on the sixth floor , directly under the roofterrace, of one of the most important and elegant buildings of the city with the boutiques and offices of the famous italian stylist Valentino on lower floors. There is also an elevator (lift) in another staircase of the building, , then to climb the stairs of one floor . All rooms are cosy and carefully furnished with huge windows with soundproof glass., parquet ground floor and are quiet positioned with sunshine in the morning. One bedroom is provided with a double kingsize-bed, the other one with a luxus-combination of two separate single beds with comfortable orthopedic mattresses and pull- out function. A crib is set up on request. There is also a living-area with armchair with pullout-mattress. The bathrooms are modern and exclusive, one with a whirlpool shower. The kitchen is furnished with fridge, refrigerator American and espresso coffee machine, a microwave, a new dishwasher with additional hygiene programme and a toaster. There are also a safe and some US outlets in the flat.The sunny well-kept 2000 sq.ft roofterrace has many roses, lemon and orange trees as well as a superb 360° view on the city. Satellite TV including English speaking channels, wi-fi (wlan) Washing machine. Well heated in winter, well chilled in Summer with modern tecnology (according to local guidelines from June to September).Renting is directly organised by the German flatowner who is also happy to provide you with sightseeing suggestions. Thanks to fast trains you can, if you like, also make day trips to the wider area and return to the apartment in the evening. Florence is only an hour and a half by train, Naples 65 minutes. A day trip is also possibile to Pompeii and Vesuvius.
The flat is ideal for families and/or two couples. Free of charge WLAN is also provided both in the flat. Monitored parking garages nearby, also Rentbiking nearby.

Excellent location

Krista was a wonderful host and the location was perfect for seeing all the main sights of Rome! We walked to almost every location and the convenience of the metro station took us to all the others. We would absolutely stay here on our next trip to Rome! My son left his coliseum art in the chaos of checking out and Krista was more than willing to meet up so we could pick it up when we were back in Rome after a weekend away. Simply Wonderful

This was our second stay here (also in 2023). We returned here because the location is only outmatched by our host, Krista. She greeted us early to care for our luggage until the flat was cleaned. The flat was stocked witb all necessities and more. We spent every night on the terrace overlooking the Spanish Steps (right at our feet) and St. Peters in the background. ..Close to markets and shopping, Borghese Gardens and Trevi...Krista showed us her recommendations which were spot on. We will be back! Molto Grazie Krista for another benissimo stay!

Doesn't get any better!

First, Krista's communications from the day we RSVP'd to our arrival was amazing. The location of this apartment was unbelievable- you can throw a ball and hit the Spanish Steps , turn to your left and see the sun set over St Peters, turn a little more to see Mary Maggiore Church. Close to everything you need- amazing food, shopping and sightseeing. 5 minute walk to the Trevi Ftn, about a 25 minute walk to St Peters- The apartment was wonderfully furnished- but the terrace had me up there all the time for sunrise and sunsets.

I really can't say enough great things about this location, the apartment itself, the views from the roof and Krista the owner/manager. Krista is such an amazing host. She responds in minutes to questions. it's really quite impressive. An awesome super clean and organized apartment. And it really is about 10-20 meters from the base of the Spanish Steps. I can't wait to book again in the future!

Die 5 Tage in Rom, in dem Appartement direkt neben der spanischen Treppe waren toll. Das Appartement ist schön, wenn man keine übertriebenen Luxusansprüche hat, die Dachterrasse mit Rundumblick über Rom und die Superlage, mittendrin, vieles zu Fuß erreichbar, entschädigt für alles andere, was nicht so ganz passt. Wir wollten eigentlich zu viert reisen, waren dann aber doch nur 3 alte Frauen, was gut war, denn die 2 Schlafzimmer mit einem Doppelbett und 2 Einzelbetten hätten uns vielleicht Probleme gemacht (in unserem Alter (um die 70) will man sich nicht mehr ein Doppelbett teilen. Aber so war alles gut. Unsere Vermieterin war ausgesprochen freundlich, hat uns gute Tipps gegeben und alles war einwandfrei sauber. Das Fazit: für Besucher mit nicht so großen Ansprüchen zu empfehlen.

A view of the Spanish Steps from the rooftop

From the moment we arrived, Krista was welcoming and so accommodating! She transferred our luggage up the elevator and through her apartment to avoid us having to carry them over the rooftop terrace! The entrances and exits were well explained and very helpful. Any minor issue was addressed immediately and with great care and concern for our benefit. Although the apartment is small, the bedrooms were very comfortable and the rooftop terrace is an exceptional benefit, where the view is incomparable and the location central to so much in Rome! Krista and her husband enjoyed sharing their hospitality. We will certainly stay again in the future if our travels bring us back to Rome.

Unique place in great location!

We enjoyed this place despite the very complicated entry requiring five keys (but the listing explains this). Not for people with mobility problems! AC was excellent, beds comfortable, two good bathrooms. But no ample 'common area,' only a tiny kitchen. Small kitchenette which we used for coffee only. Location is excellent and not too far from parking garage (Ludovico) that was surprisingly inexpensive (20 euros for 24 hours, cheap!) Roof terrace accessible and very nice. Good as a home base for touring Rome and only fifty yards from Bernini's "Sunken Boat!" Plenty of good restaurants, cafes and upscale shops very near. Laundry machine brand new and worked well. Hostess very gracious.Very quiet!

Beautiful location in Rome!

Excellent location - directly by Spanish Steps with beautiful rooftop terrace. 3 min walk to grocery store, 2-4 minutes to street filled with gelato and tiramisu stores, restaurants and cafes. Take out homemade spaghetti 3 minutes walk. Metro also within 3 minutes. 24h Taxi stand directly in front of entrance - so easy $50 transport from and to airport. We walked to all major attractions except Catacombes but easy to reach by bus. Host very responsive and knowledgeable. Apartment very clean. We are hoping to return soon! Only reason I would caution is if you can not walk stairs easily as discussed in previous review. I was glad to walk off the extra gelato every night :)

nearly flawless

Krista is a great host; met us at the door, gave us a wealth of information and was there when we needed her. but..... this apartment, with its fantastic location, has a few issues. it is a rear of building apartment facing 2 restaurants. Trash collection is every morning staring at 4am and if your windows are open, you get to hear the dumping into the trucks..if your windows are closed, it gets very hot. there is an elevator that gets you to the the correct level of your unit but not into the unit.. you have to go up a level of steps to the roof, cross the roof, descend a level of steps then enter the apartment or you can just climb 5 floors of steps to get to the rear entrance all this to enter the apartment is not for the physically challanged. otherwise, a nice apartment in a fantastic location with an equally fantastic host

Appartement Piazza di Spagna

Merci à Krista et son mari pour leur accueil chaleureux, amical et attentionné, ainsi que pour toute la documentation qu'ils nous ont fournie. L'appartement dispose d'un certain confort : lits très agréables, 2 salles de bains (+WC) bien conçues...mais la cuisine tient dans un placard et le salon a la taille d'un timbre-poste...la terrasse théoriquement de 147 m2 est fractionnée en plusieurs espaces et surtout accessible uniquement par un escalier extérieur et n'est donc pas de plain-pied avec le logement...MAIS SURTOUT : un bruit considérable dû au restaurant d'en face (jusqu'à 1 h 00du matin, voix, cris, tables et chaises métalliques rangées et traînées sur le sol par les serveurs), réveil par les éboueurs à 6 h 00 du matin...et absence totale de double vitrage permettant de réduire le bruit extérieur... A CONSEILLER A DE PETITS DORMEURS : pas plus de 5 h 00 de sommeil possible.....

Très bien situé!

L'appartement est vraiment très bien situé, avec deux accès possibles, directement piazza di Spagna ou sur la piazza Mignanelli.. au gré de vos envies si vous voulez aller côté fontaine de Trevi (10 mn) ou vers le Vatican (35 mn).. En tout cas, vous pouvez tout faire à pied ; il y a même une station de métro sur la piazza di spagna si vous souhaitez ménager vos jambes avant une longue journée de balade ou dans un musée! La situation de l'appartement est donc son premier point fort. Le deuxième est la qualité de l'accueil des propriétaires (ils habitent sur le même palier) : ils sont à votre service, ils se proposent même de faire des recherches ou des réservations en votre nom pour vous faciliter la vie... Et ils parlent un français excellent! L'appartement est très clean. Il faut cependant noter que : la kitchenette n'est pas destinée à la confection de grands plats cuisinés (elle est intégrée dans un placard, situé dans un couloir) et il n'y a pas de véritable salle à manger (petite pièce de quelques mètres carrés avec une table pouvant accueillir 4 convives). Il y a deux chambres, une petite avec deux lits simples, une grande pour un couple (les literies sont de très bonne qualité) ; et deux salles de bain dont une vraiment grande (que nous avons tous utilisée, finalement ; la première salle de bain ayant été convertie par nous en cabinets plus buanderie!). Sinon, l'appartement est spacieux, les enfants peuvent avoir leur intimité (et les parents aussi!). Par ailleurs, la terrasse qui pourrait participer au charme de la location n'est pas de plain-pied : il faut sortir de l'appartement et monter d'un étage, sur les toits.. ce qui n'est pas très pratique si on veut y manger (mais nous y étions en hiver, même si la température de 18 degrés était très clémente, la nuit tombait assez tôt, nous n'avons pas pu profiter de la terrasse). Pour résumer : si vous cherchez un pied-à-terre bien situé, confortable pour la nuit, avec des propriétaires aimables et serviables, pour sillonner Rome toute la journée (et revenir faire des pauses facilement), alors n'hésitez pas! D'autant que Rome est une ville absolument fabuleuse (le Panthéon, le forum romain, le Trastevere, les musées du Vatican avec notre découverte de la chapelle Sixtine, dès l'ouverture.. et le visage de la sybille de Delphes peinte par Michel Ange ; et autre coup de coeur : la galleria Borghese.. Impossible de tout citer!).. Il faudra qu'on y revienne!

Fantastique !

L appartement est tres bien situe sur la place d espagne au coeur de rome,a 3mn du metro et aux pieds des magasins,du parc et villa borghese dans un beau et agreable quartier anime. Nous avons fait la plupart des visites a pied avant prendre le metro et retrouver l appartement le soir, tres spacieux,agreable et bien concu. Les proprietaires sont a la fois discrets,serviables et organises pour que le sejour se passe au mieux. Nous sommes tres satisfait et le recommandons fortement. Nous meme y reviendrons tres certainement :)

Great location and value for the money, but a bit noisy.

There are so many reviews for this apartment, I’ll try not to be too repetitive. Things I liked: Good-sized bedrooms, comfy beds (but uncomfortable pillows), two bathrooms, good location, photos/description matched apartment, wonderful views from huge deck, attentive host, the washing machine was very convenient as was having a taxi stand right downstairs and metro close by. Things I didn’t like: It’s pretty noisy, since in a popular area with two restaurants just below the bedrooms. I’d be woken up multiple times each night by outside noises, but the trash pickup(?) was especially loud most mornings between 6-7am, so bring earplugs if you’re a light sleeper. Also, the room didn’t get dark enough for me, so eye shades are also helpful. The deck was huge with great views, but I think I missed that it was on a separate floor/not attached to the apartment, so you had to go out the front door, climb up a flight of stairs to get to the door to the deck. That also meant I didn’t want to leave my niece alone and w/o keys downstairs while I was on the deck. With that and the July heat, we didn’t use it very much. Other than the deck, there was minimal common area—just a small/somewhat cramped eating area vs a living room, so when my niece and I wanted to relax and cool down between outings, we were in our separate bedrooms, which wasn’t ideal. If your group wants to split up at some point, you’ll need to ask for another set of keys. To Consider: If you can’t do stairs at all, this apartment won’t work for you. It’s a straight six floors (US) walk-up from the street, or you enter from around the corner for the elevator, then through a door to a landing, then up more stairs to the main deck (just over 20 steps), then back in another door and down about 20 steps to the apartment. The owner was kind enough to take our luggage all the way up to the apartment via her unit, which is attached to this unit, so didn’t have to carry luggage up/down stairs. I originally booked a more luxurious apartment, but when we had to change dates, that was was not available. This one was significantly less expensive—half the price—so doesn’t seem fair to rate it based on what I would have expected if I paid more. I went back and forth on 4 vs 5 stars, but for the value, I went with 5. Overall, it’s a good apartment at a very good price, assuming the downsides aren’t deal breakers for you.

Wonderful location!

Krista, the property manager, was very friendly and provided us with endless information regarding tours, restaurants, etc. The location of this unit was amazing. We were walking distance to Trevi Fountain, Spanish Steps, Pantheon, restaurants, stores, etc. Taxis were always available just outside the unit. Rooftop was gorgeous. Rooms are comfortable, and unit was very well stocked. Air conditioners worked well, and beds were comfortable! Thank You, Krista!
