If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns. Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm. 2\. It is a \`must\` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies. 3\. No unregistered guests/visitors unless preapproved 4\. Please keep noise to a minimum after 10PM and always be respectful of the neighbors. 5\. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200. 6\. Follow state laws when using fire pit. Please make sure not to leave fires unattended. 7\. For noise complaints: 7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out. 7.2\. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay. 8\. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission. 10\. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning. 11\. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded. Follow all check-out procedures: 1\. Take out all trash 2\. Wash dishes and please put them on drying rack before leaving. Note: \* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). The hosts were prompt to respond to questions and concerns. A couple of minor issues arose. Only one dish towel was provided but plenty of paper towels were available. The can opener is bent and doesn't work so we had a hard time fixing dinner one night but figured it out. No recycling bins were made available which was a little disappointing. There were some funky little bugs making their way into the house, too. We were in the mountains so bugs are not unusual but there seemed to be a lot of them. They were some sort of cricket/beetle probably coming in where it was warm. For the most part, we had a good time and no real complaints about this property or the hosts. ##### Felicity B. Perfect blend of space to sprawl and get cozy! We loved the 3 separate bathrooms, cozy upstairs living space & family room/game space downstairs! The kitchen held up to 3 ladies taking it over at the same time!! We had elderly family visit us and the driveway to the main level eliminated doing any stairs! City views… we loved day and night. The neighborhood was great to walk and we spotted white tail deer each day! We had exceptionally nice weather for March and enjoyed dining on the deck!
