We are so excited to host you! A few details to get out of the way....

For liability reasons and in case of emergencies, you must add the true number of guests in your party upon booking. After booking, please add your guests’ names. Here’s how you can do that:

We understand that plans change, so additional guests who are not on the original reservation may be added with landlord’s permission. After receiving landlord’s approval, you must modify the reservation by adding the additional guest to the reservation and add their name to the reservation before the guest arrives.

Guests who are not on the original reservation or who come without landlord’s permission will be asked to leave immediately, and the reservation may cancelled without refund. To deter this, there will be an additional fee of $500 per person who is not on the reservation, plus a nightly fee of $75/night. We do NOT want to collect this—please just follow the rules :)

We love pets! They are allowed on a case-by-case basis due to owner`s allergies. You MUST ask for permission before bringing pets due to owner`s allergies. Our standard pet fee is for under 15 pound, non-shedding animals. Please inquire about fees for larger animals or animals that shed. The pet fee applies to each pet.

Our insurance excludes animals with history of biting or aggression, and animals on the aggressive breed list, which includes Pitbull, German Shepherd, Belgian Malinois, Rottweiler, Doberman Pinscher, Chow, Akita, Wolf or Wolf hybrid or any mix thereof. Therefore, as much as we love them, by default, we do not allow them. The only exception we might be able to make is if you have your own insurance, and that would have to be verified in advance.

If you bring a pet without permission, your reservation may be cancelled without refund and you will be charged a minimum of $500 per pet in addition to the pet fee. We do NOT want to collect this—please just follow the rules :)

Maximum occupancy at all times is the lesser of 10 people or the maximum allowed by local municipal or town occupancy codes for the property (if applicable).

No parties or events. Unauthorized parties or events or result in a $5000 fine.

Bookings for groups initiated by a guest who lives within 30 miles will be reviewed on a case-by-case basis, and may be cancelled at host’s discretion to prevent potential parties. Pictures of the ID cards of all guests must be sent to host within 2 hours of booking or the reservation will be cancelled.

If you require any of the amenities listed under `Family,` please let us know at the time of booking, at least one week in advance, as these items are kept in storage when not being used, and we need time to prepare them for you and your little ones.

Early/late check-in/check-out may be possible if previously arranged. Fees may apply.

Please remove your shoes upon entering the house.

Keep the home clean and tidy.

Please enjoy your meals in the kitchen and dining area only. No food in bedrooms.

Quiet time after 10pm.

No pets on furniture. If you bring pets, please cover the living room furniture with extra blankets provided.

Use the property and its appliances safely and in the manner in which they were intended to be used. If you have any questions about how appliances work, ask. We`re more than happy to help.

Mail and anything delivered to the mailbox are forwarded to a PO Box that is not monitored regularly. We do not deliver mail or packages to you.

Please comply with parking regulations and requirements, and show consideration to other vehicles in the neighborhood.

Gardener comes once per week and enters through the backyard gate.

Report any damages and/or breakages as SOON as they occur so we fix them for you immediately and without impacting the next guest’s reservation.

We will always schedule someone to come as soon as possible. If it`s a true emergency, you can contact them. In all cases, make sure to let us know: what happened to cause the breakage; what needed to be done; and if more work needs to be done. We ask for this so we can make sure that the problem is addressed promptly and effectively.


Damage caused by humans and pets, cosmetic or otherwise, will be deducted from the security deposit. Damage exceeding or not covered by the security deposit must be paid by guest. In most cases, a deposit of $500 will be pre-authorized on your credit card before checkout.

Property may not be used for commercial purposes.

Please communicate promptly and in a kind and professional manner.

Rental Agreement form must be filled out within 24 hours or the reservation may be cancelled at host`s discretion.

Our cleaners are trained to look for the smallest details and they photograph their work prior to leaving, but they are human, and mistakes do happen. If you encounter any cleaning issues upon your arrival, please accept our apologies, let us know immediately, and we will happily send a cleaner or our property manager to document and address any issues promptly. We will use them to train our cleaners better in the future, and we may offer a credit at our discretion, but we do not offer refunds or change our cancelation policy for minor cleaning issues that we can remedy in a reasonable amount of time.

Amenities listed have been stolen in the past, and our cleaning staff is trained to make sure we have everything documented in the listing. However, they are human and if they miss something, let us know and we will have it replaced immediately. We may offer a credit at our discretion, but we do not offer full refunds or change our cancelation policy for missing or damaged amenities that we can remedy in a reasonable amount of time.
