You can enjoy spectacular lake and mountain views throughout the house particularly from the balcony which provides generous spaces for alfresco dining during the summer months. The lush carpet, comfortable beds and internal elevator are an added bonus. We use professional cleaners and hired linen to ensure our home is cleaned to the highest standards Interaction Someone from The Butler is just a phone call away if required. Neighborhood Q by the Lake is within close proximity to all local amenities including town centre, restaurants, water activities, gondola, adventure sports, golf courses, ski fields, walking/biking tracks and the International/Domestic Airport. It is a short walk down to the lakefront from which you can walk into town or along the lakefront towards Frankton. This property is located in a quiet residential area and not suited to parties. Access There is a private pathway which takes you down to the waterfront where you can join the public walking track into Queenstown centre. There is no parking outside of the garage. Tour buses/vans cannot pickup or drop off guests at the front door - they must do so at the top of the driveway. We have had guests with mobility issues stay at the house - please enquire (measurements can be provided for doorways etc) Space This beautiful appointed property is set out over 3 floors which can be accessed via stairs or the internal lift. There are two Master bedrooms featuring Walk-in-robes and large tiled ensuites plus an additional two bedrooms can be setup with 2 x Long Singles (can be made as SuperKing upon request) . These bedrooms share a stylish adjoining bathroom. Other features include: All bathrooms have a spa bath, The kitchen has a Butlers Pantry & Nespresso coffee machine, 2 feature gas fires, 2 new Smart TV's that are Netflix capable, TV in kitchen area has Sky Sports, Chromecast is on all 4 bedroom TV's. We have a great selection of board games and good internet. Large double garage, glass encased lift, large tiled laundry, large outdoor balcony with BBQ, dining table & lounge furniture, Port-a-cot & Highchair (on request). Note: We have recently renovated - adding lush new carpet, painting walls, changing all the lounge furniture, new beds and redesigning the kitchen - it looks fantastic as you can see from the photos Transit In the winter the ski buses pickup and drop-off at the top of the driveway (less than 5 minute walk). It is a short taxi ride into the centre of town if you don't want to walk or you can catch a public bus from the road at top of the driveway. Notes This property is completely smoke free - including external areas and driveway. There is parking in the garage only and it is for 2 vehicles. Important: Please note the parking is for cars and SUV's only we DO NOT provide parking (even if only pickup and drop off) for vans or oversized vehicles. If you have any doubts please let us know what type of vehicle you plan to have and we can advise if it will fit in the garage. Guests cannot have pickup or drop off services to the front door especially if in a van/bus this must be done at the top of the driveway. Parking Space: 2 in garage only - no parking of any sort outside garage House Rules \- Please be aware of our ‘House Rules’: Only guests who are registered to stay at the property may stay. Full names & ID need to be provided by all guests staying at the property. There are to be No Loud Parties. To comply with council rules guest are not allowed use the balcony areas after 10pm. On departure you are to leave the house locked up/appliances & lighting turned off, BBQ clean (if used) The house must be left tidy with dishes done and rubbish put in the big bins provided – our cleaners will take care of the rest. Guest booking with small children need to be aware there are stairs in the property and we do not have stair guards. No smoking anywhere inside or outside the property including balconies, driveways and neighbouring driveways. No spitting. No dropping cigarettes, rubbish or ash on the driveway or in the garden. We will charge a fee of NZ$500 if this rule is broken. Absolutely no buses/van allowed down the driveway or outside the property. Please do not use the balcony after 10pm and before 7am No Drones to be used at this property. The grill was a total mess—covered in cobwebs and filled with water. Spent an hour cleaning it before I felt comfortable using it. Most of the pots, pans and knives need to be replaced—just old and worn out—some useless. Also the mattresses are worn out, my back felt like I slept in a hammock for a week.Overall, it’s a nice property but maybe needs an update of some items. The location is good but it’s an awkward distance to town—too far for a family (small children) to walk but also feels too close to drive. ##### Julia T. Very considerate pre check in communication and check in process. View from 3 rd floor is fabulous. The service and views make difference. Bedrooms and bathrooms are spacious. Indoor lift is convenient for carrying on luggage. There are still some aspects need to mention: no yard for kids to play, steep drive way from main road, indoor lift has no cover and has safety concern for young kids, mattress in two master beds are not quite comfortable. The house is absolutely gorgeous and comfortable. We were on a group with 5 adults + 3 kids. The main reason to book this place was because of accessibility for my mum, she’s in a wheelchair and the house offers an elevator, giving her completely access to all levels. For an accessibility point of view, and for my mums requirements, the house could have couple of features to make a disable person life’s a bit easier, such as a roll in shower and a handrail in one of the toilets. The house is all carpeted and it also makes it a bit hard to manage the wheelchair, but nothing major. If you are looking for an accessible house, it may tick all the boxes, depending on your needs. Deborah and her team helped me since the beginning of booking with all dimensions of the doorways and height of beds to ensure the house was suitable for us and I have nothing but compliments for her professionalism and assistance, so make sure to ask her if you have any special requirements. If you are going to Queenstown with your family and have no special needs, this house is for you!
