Property Summary  
Villa "Anna" is a two-story vacation rental located in Štinjan, 5 km from Pula, Croatia. The property boasts a 750 m2 fenced garden with a lawn and an angular, heated swimming pool (8 x 4 m, depth 140 cm) with an internal staircase, available seasonally from January 1 to December 31. Amenities include an outdoor shower, barbecue area, internet access, washing machine, and parking for three cars on the premises.

The villa's outdoor spaces are truly exceptional, with a well-maintained garden spanning 750 m2, complete with a lush lawn. The highlight is undoubtedly the heated swimming pool, which offers a refreshing escape during the warmer months. Measuring 8 x 4 meters with a depth of 140 cm, the pool features an internal staircase for easy access. Guests can enjoy alfresco dining with the provided barbecue area and outdoor shower, making it the perfect setting for entertaining and relaxation.

Conveniently located within proximity to various amenities, the villa is just 100 meters from a shop and 800 meters from a restaurant. For those seeking beach activities, a pebble beach is situated 1 km away, while a rocky beach can be found within the same distance. Unit Layout  
You can enjoy a spacious 5-room villa spanning 160 square meters across two levels. The living and dining area features a satellite TV with a flat screen and air conditioning. There are two rooms, each equipped with a double bed (2 x 90 cm, length 200 cm), satellite TV with flat screen, and air conditioning, providing direct access to the swimming pool. The open kitchen is well-appointed with an oven, dishwasher, four ceramic glass hob hotplates, microwave, freezer, and an electric coffee machine. Additionally, there is a shower and WC, as well as a separate WC on the same level.  
  
On the upper floor, you'll find an open, walk-through room with two sofabeds (90 cm, length 200 cm), a satellite TV with flat screen, and air conditioning, leading out to a terrace. This level also features another room with a double bed (2 x 90 cm, length 200 cm), satellite TV with flat screen, air conditioning, and access to the terrace. There is also a shower and WC on this level.

The villa is equipped with forced-air heating to ensure your comfort. Outdoor spaces include a terrace measuring 8 square meters, another terrace spanning 6 square meters, terrace furniture, and deck chairs, providing partial views of the sea. Additionally, the villa offers amenities such as a safe, baby cot, hair dryer, and free WiFi internet access.
