### Old Town Modern Apartment with Free Parking & A/C

Welcome to our cozy, fully-equipped 1-bedroom apartment in the heart of Prague! Located at Rybná 13 in Prague 1, this prime spot puts you just steps from the city's top attractions, including Old Town Square, Charles Bridge, and an array of cafes, restaurants, and shops. Please note that the apartment is on the 5th floor, with the elevator serving only to the 4th floor, requiring you to climb 12 stairs from there. Thank you for your understanding.  
  
This modern apartment features a comfortable space with a double bed and an additional sofa bed in the living area, accommodating up to four guests. Stay connected with free high-speed WiFi, perfect for both business and leisure travelers.  
  
The open kitchen is fully stocked with all you need for dining in, including a microwave, stove, fridge, kettle and kitchenware essentials, while the dedicated dining area comfortably seats all guests. Enjoy the spacious bathroom with a walk-in shower, fresh linens, towels, and amenities like an iron and ironing board. Both air conditioning and heating are included to keep you comfortable year-round.  
  
A rare find in central Prague, this apartment also comes with a FREE PRIVATE GARAGE SPACE, ensuring safe and convenient parking.

Max height: 1.9 m  
Max width: 2.2 m  
Max length: 5.2 m  
Max load capacity: 2.5t (the load capacity is greater, it can easily be exceeded, however the official load capacity is 2.5t).  
NOK 400/day (not valid for stays of more than 1 night).  
LPG/CNG hybrid cars are not allowed.  
For larger cars, it is necessary to fold down.  
The mirrors' motorbikes cannot be parked.   
  
Our apartments are always thoroughly cleaned after every stay. This cleaning includes the elimination of germs that may cause many common viruses. Feel free to ask us more about our cleaning procedure. Your safety during your stay is our priority!

Smoking is strictly forbidden anywhere in the apartment.  
  
Pets are allowed only with prior approval.  
  
No parties allowed. Please do not disturb other residents.  
  
Quiet hours must be respected in accordance with Czech law. Keep noise to a minimum between 22:00 and 08:00.  
  
Communication will primarily take place via the platform used for booking.  
  
Please leave the apartment in a tidy condition upon check-out.  
  
Follow the instructions for trash disposal and proper use of the apartment's appliances.  
  
Take care of your keys. In case of loss, contact the provided emergency number. Guests are responsible for key-related issues.  
1) Each guest must do an online check-in (without the mandatory registration, it is not possible to be accommodated according to Czech law).   
2) City tax is not included and must be collected before accommodating. The city of Prague requires €2.30 / per person / per night.  
3) A deposit of 150 EUR is required for online registration as a security measure against potential damages. After each guest's departure, an inventory check is conducted to assess the condition of all items in the apartment. If no damages or missing items are found, the deposit will be released within 7 days of departure. Please note that the exact timing of the refund depends on your bank's processing times and policies.  
4) Check-in: starts at 16:00\. Kindly share your arrival time. Early check-in is always subject to availability, cannot be guaranteed, and an additional fee may apply.   
5) The apartment has a self-check-in procedure (keyless system). All needed instructions will be sent after completing the online check-in.   
6) Personal check-in (we will meet you at the address) could also be requested as an extra service. The fee is as follows: 16:00 - 21:00 = 20 EUR / 21:00 - 23:00 = 30 EUR / 00:00 - 00:01 = 50 EUR. The fee is paid in cash during check-in. If you request a personal check-in, please inform us as soon as possible (at the latest, 1 day before arrival) so we can arrange everything accordingly.   
7) Check-out by 11:00 AM. Late check-out is always subject to availability, cannot be guaranteed, and an additional fee may apply.   
8) Smoking is strictly forbidden anywhere in the apartment. The penalty is up to the full amount of the deposit.  
9) Pets are allowed only under previous consultation. An extra fee applies.   
10) No parties allowed. Don't disturb other residents.   
11) Respect Czech law and its quiet hours. Keep the noise down between 22:00 PM and 08:00 AM.   
12) The primary communication is via the platform you used for booking.   
13) Please leave the apartment in a tidy condition when checking out. An extra charge applies if excessive cleaning is needed.   
14) Follow the trash disposal instructions and other instructions on how to use the apartment's appliances.   
15) Take care of your keys. If you lose the keys, call the given emergency number. Everything related to the key issues will be at your expense.
