Escape to Lake Texoma at this modern barn retreat with lake & beach access, just a golf cart ride away! Return from a day at the lake to the open game room. Enjoy peace and relaxation with friends and family. Plenty of room for everyone! 3 bed, 2 bath, pool table, shuffleboard, cornhole, arcade, horseshoe pit, firepit. \*PLEASE DONT EXCEED NUMBER OF GUEST. YOU WILL BE ASKED TO LEAVE FOR VIOLATING THE POLICY. NO ADDITIONAL GUEST. MAX GUEST AT ALL TIMES 10\. \*GOLF CART FOR RENT. Keep closed from May to August. Barn open area is cooled by a 2000 sq ft mini split system which only keeps the area cooler with doors closed. Portable fans also available. Guests must be aware this area is cooled but is not identical to typical residential cooling. Please note that any damage to the mini-split unit, wall insulation or other items at this home, will result in a minimum $75 call-out fee for assessment, in addition to the cost of any necessary repairs. We ask that you use caution while playing the games and ensure children are supervised at all times. House Rules & Important Information 1\. No Smoking – No smoking in home. Minimum $100 fee plus any additional charges. 2\. No Pets Allowed – This property does not accommodate pets. Minimum of $100 fee applied if signs of pet found. 3\. No Events, Parties, or Unauthorized Guests – Only the number of guests on the reservation may stay. Violations will result in removal. Plus additional fees. 4\. Water Safety – Property may include a pool, hot tub, or be near a lake/pond. These areas are not gated. Children must be supervised at all times. Swimming and fishing are at your own risk. 5\. Damage & Repairs – If damage requiring repair/replacement is found after your stay, a $50–$75 fee will be added to cover dispatching a repair person. Plus the cost of repair. 6\. Wildlife & Outdoors – Homes near lakes, ponds, or acreage may have bugs and outdoor wildlife. Regular pest service is provided, but nature is part of the experience. We can not prevent nature. If you leave the outside lights on and the doors open, insects will come inside. 7\. Fire Pit – Please extinguish fires if unattended. Firewood and fire starters are not provided. 8\. Check‑In/Out Times – Strictly enforced. Early check‑in or late check‑out fees apply at $25 per hour. 9\. TV Service – No cable or satellite provided. 10\. Please be respectful of neighbors. 11\. Propane is provided as a courtesy. Guests may need to refill. \*Grill is a Blackstone. Don't use the griddle lid while cooking. Clean grill after use and return grill cover when grill is cooked. 12\. Please do not leave trash outside. 13\. Barn doors available to be opened from September to April. Keep closed from May to August. Over occupancy will not be tolerated: This Property is periodically monitored by DPS management via outside cameras on behalf of property owner for over occupancy. Each violation will be reported to booking site, a $100 per person per day will be charged to the guest, local law enforcement will be requested to assist with guest removal. 17\. Multiple boat ramps within a few miles. Gas, pizza and a dollar general down the road are convenient. Pottsboro and Sherman aren't far if you need to shop or dine out. The shop house itself is great, nice layout, plenty of room and plenty of things to entertain everyone. After a day on the lake Its hard to beat sitting around the firepit enjoying a few beverages. ##### J S.
