But you\`re just far enough away for some peace and quiet too. Centrally located, this modern three bedroom home offers easy access to downtown, PPG Arena, Oakland, and The Strip District. IDEAL FOR: \* Visitors for Penguins games, or events at PPG Arena \* Visitors for the convention center \* 2-3 couples traveling together LAYOUT The ground floor includes a private garage, full bath, and laundry area, making arrivals and extended stays easy. On the main level, an open layout connects the living room, dining area, and fully equipped kitchen, which opens to a balcony for fresh air and city views. Upstairs, three bedrooms and two full baths provide restful spaces for families or coworkers. The primary suite features a walk-in closet and bathroom, while two additional bedrooms can access that bathroom through the hallway, or use the second full bath on the garage level. A small covered porch on the entry level offers a shaded spot to relax outdoors. I respect your privacy and will communicate as little or as much as you wish. The home is part of a newer housing development located in the historic but revitalized Lower Hill neighborhood. Avoid the highways and sneak your way around traffic. PPG Arena is walking distance, and many desirable dining and sight-seeing spots are quick trips by car or Uber. The Oakland neighborhood (home of Pitt, Carnegie Melon, museums, and UPMC) is just 10 minutes away on side streets. Also nearby (10 minute drive) is the lively and walkable Strip Disctrict, with many dining options, The Heinz History Museum and the David E. Lawrence Convention Center. The August Wilson House and events center is less than 5 minutes away on foot. PPG Arena is walking distance for those who wish to avoid traffic and parking costs, but there is a fairly steep climb on the way back. If you don\`t want to drive, we recommend using Lyft/Uber from this location. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests. NO PARTIES, WEDDINGS, OR EVENTS By booking, the guest agrees to a security deposit hold on their method of payment by their booking platform. It will be released shortly after check-out if all rules are honored. It is the booking guest’s responsibility to make sure ALL registered guests in the group honor all House Rules, as the release of the hold is based on that. Guests We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. (Max Occupancy is 10 registered guests.) As part of our vacation rental agreement, we need the names and details of each member of your traveling party. Any additional overnight visitors (never to exceed the maximum of 10) must be approved in advance and are subject to daily fees up to $100 per guest per day. Any unauthorized guests will be subject to a $100 per guest per night fee. Any guests beyond the number listed on your itinerary qualify for this fee. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy (# guests) Any unauthorized events or parties will be subject to a $2,000 fine and immediate removal. Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood, and visitor numbers. Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand when possible. Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage. Parents must not leave children unattended at any time. Any guest injuries sustained at the property are not covered by our vacation rental insurance Pets Pets are welcome at our home! If you’re staying here with your furry friend, there are some things we’d like you to help us out with to ensure a smooth stay for everybody. We know you love your pet, but we ask that you please don’t let them up onto the furniture, especially sofas and beds. Guests are responsible for cleaning up after their pets. Please ensure you clean up after your pet daily. Pets must not be outside of the property without a leash. If you bring an unauthorized pet, you will forfeit your additional security deposit. There is a $25 per night, per pet fee not to exceed 2 pets maximum for pre-approved pets only. Smoking This is a non-smoking home - If you do smoke, please do so outside, away from the house, and properly put out and dispose of the cigarette outside and clean up your butts. Noise and Privacy We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours between 9PM and 8AM. If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in the loss of the security deposit and rental amount. In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably possible. There are a couple of closets in the home that are private and locked, please do not attempt to open them. Kitchen We provide the basics such as cooking oil, simple seasoning and some condiments. Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests. Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind. Be careful not to wash food remains down the drain. Please throw any kitchen scraps into a trash bag. To help the environment, please only switch on the dishwasher when it’s full and use the eco-program when possible. Trash We like to do our bit for the environment, and we ask that our guests do the same! There are different containers outside for separating trash and recycling. Please BAG AND TIE UP SAID BAGS before disposing garbage and recycling in the proper containers. Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom. To simplify the inventory process, please return any kitchen items back to where you originally found them. Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for you and/or the next guests. Parking Parking is available in the driveway, which holds 2 cars. There is also the possibility for additional cars to park along our quiet, residential street, provided they do not block any neighbors’ property access. Miscellaneous Please do not move any furniture from one room to another without agreeing to it with us first. Please don’t take any bath towels with you from the property. Damages In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs from the security deposit. We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning. We’ve set out these house rules so that every guest visiting our property has a safe, secure, and most importantly, fun stay at our place. It was clean, well appointed (including items for small children like a high chair and kid's plates and cups) and situated on a very quiet street. Parking includes a garage and a driveway which was very convenient. Location was slightly tricky in that there isn't much to walk to. Unless you're attending an event at PPG Paints Arena or visiting the August Wilson House, everything else, like groceries, requires a car. None of it was so inconvenient that this was any kind of issue though. Especially given how quiet the place was at night. We were in town for Parents Weekend at Pitt and it was literally an 8 to 10 minute drive to Soldiers and Sailors garage at a fraction of the price of closer VRBOs and hotels. Our kids were thrilled to hang out in the house while they did laundry and ate home-cooked food. It was pretty perfect. Added bonus, the basement bathroom was fantastic. Really enjoyed being able to listen to music through the speakers in the light while in there! ##### Matt C. The whole process check in to check out was seamless. We were only there for the weekend, but we absolutely had everything we needed. Well stocked kitchen. The rooms and bathrooms were all clean. Plenty of seating for watching TV or having dinner at the dining room table. We brought our two dogs with us and had the right amount of space for their crates. Fantastic host! ##### Megan S. Our family loved staying here. The host thought of everything from comfortable beds, to soft sheets, nice towels. and so much more! The garage was such a nice feature too. It was raining when we arrived and we were able to unload without getting soaked. And we loved being able to pull our car in each night. We felt very safe in the house even though the nearby neighborhood wasn't the nicest. You could tell that the community is trying to clean up a part of town that hasn't always been the nicest, and that was great to see. Andrew was a fabulous host and so responsive to my questions. The VRBO was wonderful. It was as described/pictured, and the host did a great job of making sure we were comfortable. Everything we needed was available and there were nice extra touches like coffee pods and even a few chocolate bars to say thank you. Communication with host was excellent and they were very responsive. They even provided a reference manual on the internet that recommended places to eat. We did quite a bit of walking to the convention center and parks/stadiums downtown and just FYI the walk back is a VERY big, long hill so be prepared for that if you plan to walk. Also, some areas that you have to walk through you probably don't want to walk alone. Overall, a great stay and would def. recommend. ##### Gwen W. The home is spacious, quiet, has a small (but lovely!) deck with a view, a well equipped kitchen, parking garage, comfortable rooms and beds. The location of the home is close to many areas and it gives a wonderful impression of the mountainous terrain on which Pittsburgh has been build. The owner was very responsive and sent over detailed guides in preparation for our visit. The extra full bathroom downstairs made it so much more comfortable and convenient for all of us. It’s perfectly located and set up well for groups. The extra full bathroom downstairs made it so much more comfortable and convenient for all of us. The beds are so comfortable, the house is well stocked and the neighborhood was lovely for evening strolls. We enjoyed barbecuing on the deck and sitting on the front porch in the afternoons. The neighbors were friendly and fun to talk with- We liked being able to stroll to the August Wilson house and backyard theater.
