- QUEIT HOURS are 10:00 PM - 8:00 AM
- CHECK IN is at 4:00 PM
- CHECK OUT is at 10:00 AM (NO late check out or early check in. NO exceptions. If you arrive early or depart late there will be a $50 charge)

- Bears are dangerous
- Linens are provided, Sheets, pillowcases, comforters (NOT Blankets)
- You will likely see and hear critters. Please keep windows and doors closed at all times.
- We provide a starter set of towels. There will be at least 1 towel per person on the reservation. You are welcome to bring additional towels with you also.
- We provide a start of toilet paper, paper towels, trash bags, paper towels, shampoo, conditioner, soap, coffee and laundry detergent. For longer stays you will need to buy more!

Would definitely stay again.
Owner was very communicative - quick to respond to any message, we very much appreciated this. I love how descriptive their listing was and literally had everything you needed to know either in the listing or in their note prior to check in. So you could easily bring anything you needed from home such as trash bags. If you like staying close to town this is a great location because your close to town without hearing all the traffic. Highly recommend!

Perfect for us
This easy to find location was perfect for our 2 family weekend getaway! Beds were comfy and we LOVED that there was a full bath on each level! We had preteens, adults and a senior citizen and everyone was pleased with the accomodations! Owner communication was great!

Needs a deep clean and some upgrades
Pro: Great location and hassle free check in. Cons: The property needs some maintenance and a deep cleaning. It is listed as smoke free but it smells like it has been smoked in. Some of the base board is peeling away from the walls. The mid level bathroom toilet was clogged and wouldn’t flush. We didn’t check in until 7 pm and was leaving the following morning so we didn’t bother contacting the owner. There were 2 other bathrooms, so the clogged toilet wasn’t too big of an issue. The pictures on the listing are deceiving as the living/kitchen area look much larger than they are. This property was fine for a one night stay but I wouldn’t want to stay for a longer period of time. It is definitely overpriced for what it is.

This was the perfect spot for our family of 5. I always like to make sure there is a "bed for every butt" as my children no longer want to share. This place fit the bill while still being cozy enough for us to hang out together. It is tucked away in a quiet area, but still close enough to the things we wanted to do. Would definitely stay here again!

Perfect getaway
Rented this to meet with friends we haven't seen in a few years. Perfect location! The place was comfortable and clean, just a little smaller than it looks in the pictures, but we made it work. We did like that each floor had it's own bedroom, bathroom and living space. Overall, we would stay here again.

Not What You See
The pictures are deceiving. Blinds were broken or completely missing (the downstairs area had no blinds at all). Staircase going downstairs is very unstable. There was trash under my bed and you could hear the guests in the attached unit sneeze. This property was not homey or inviting. Sofa downstairs had stains and the kids area is where the hot tub on the balcony is located.

This property was like a HORRIBLE NIGHTMARE!
This listing is full of beautiful words and that's about it.It was my first and last time booking through Verbo! First of all, this property is NOTHING like on photos.The other negative review of this rental, is right!Place seems nice and specious, it is NOT.Main floor is tiny. Bathrooms are tiny.Things are on the opposite sides comparing to what they are on photos. Second, FILTH, ON TOP OF FILTH, ON TOP OF FILTH! This place had not been cleaned for weeks before we arrived!!And some parts of it for months!They probably changed the sheets ( I would love to hope so) and that's it!! Heat vents were BLACK from dirt/dust/filth.Floor trim throughout the house, doors, cabinets covered in old grey dust that managed to get stuck to surfaces already.Mold and cigarette stains in the bathtub upstairs.Stained yellow and moldy ceiling in the shower on the first floor. Window frames together with locks were BLACK from dirt, debris, dead bugs!You could not even open them because it seemed they would fall apart. Window screens are ripped on the parameter.Hoping to get some fresh mountain air in?FORGET ABOUT IT! Did I mention broken blinds? I traveled with little kids.I was so disgusted, I took a wet paper towel and wiped the floors downstairs really quickly. Paper was black... I sent several pictures to the owner. He offered to send someone to clean it, which we refused. I am sorry but you make sure place is clean BEFORE YOUR GUESTS ARRIVE! NOT WHEN THEY ALREADY UNPACKED! THIS APARTMENT NEEDED A DEEP CLEANING!To do it right would take several hours. (I did not come here to look at the cleaning crew.)We would probably need to move our stuff back into the car in order for them to do it right. Owner asked what he could do to make this stay better. When I mentioned a partial refund for this stay that was the last I heard from him... (Now I think I want a FULL REFUND, NOT A PARTIAL REFUND!!) After that he did not reply to me anymore...Tells you a lot! It just proves he had really no intention to make our stay better. Third, make sure you travel with your laundry/dishwashing detergents.This place DOES NOT PROVIDE a SINGLE HANGER in the closet.NOT EVEN a box of KLEENEX! They are really stretching your dollars offering not much other than filth in return. YOU DO NOT FEEL WELCOME THERE. Next, paper thin walls.You hear people in adjacent unit. Basically you sleep when your neighbors finally decide to sleep. Staying here ruined my vacation! CONSIDER YOURSELF WARNED!

Close to Everything
This property was off the main drag, but very close to everything in Pigeon Forge restaurants, groceries, and everything you want to do. Perfect location and close to go to The Island, Margaritaville, Comedy Barn and lots of good restaurants. Had a problem with something and the owner was on the problem right away, got it fixed for us which made our stay the best! They were great to deal with and we would go back if we ever go back to the Smokies.

MOLD! Property different from photos online. Beware.
This was my first time booking through VRBO. I wish I had better experience but this one was horrible. When we pulled up to the property all the blinds in each unit had holes in them allowing you to look into the bedrooms. The blinds had been removed from the patio doors allowing people walking around to look in. Mold in the bathroom was the biggest issue. The other issues included cigarette stains or burn marks on the vanity and all around the tub, trash left in the unit, heavily stained sheets and comforters, grass and debris in the sheets, holes in the walls and places where pictures had been ripped from the walls.The unit varied a great deal from l what we booked on VRBO. Maybe they use stock phots or what they had planned the units to look like. We messaged owner about mold and they basically told us we had to deal with it. They claimed sending someone to clean the mold but that never happened. I tried to go through VRBO about the issue and that went nowhere. I spent more than half of my trip trying to get someone to fix just that issue but that never happened.

Perfect family trip!
Absolutely lovely condo. Everything was spotless when we came in and everything we needed was conveniently placed. Instructions were clear. Baby bed and high chair were a huge plus. Owners communicated with us before and during our stay. Absolutely perfect location right off the parkway!!

Great location
I think the owners did a great job of describing the rental. Great location if you want to be close to the action like my family wanted to be. It’s three levels so it was nice for my kids to have their own space when we got home from activities and in the mornings. I wouldn’t recommend if you want a secluded rental where you want a big family to hang out at because each level is small. Very clean and the hot tube was very nice. Check in was very easy and the owners communicated very well.

Nice place, great location
The place was really nice, a bit compact on middle level but lovely. We loved the location, it was really close to everything we needed. The host were really nice and communicate well with you. They really worked with us when our younger kids had to tag along with us last minute due to sitter issues. Place was clean but could tell it was a fast cleaning between stays. Loved they had highchair, crib and kitchenware. Would suggest a pizza cutter, sheer and baby gate for stairs. And definitely some patio seating by the hot tub downstairs. Wish there was a better view for the price but overall great stay and I would recommend.
