Sleeping Arrangements The Gulf-front primary bedroom features a king bed and direct balcony access with breathtaking beach views. The en-suite bath includes a shower/tub combination. The second bedroom offers a spacious bunk setup with a full-size bed over a queen, maximizing comfort and sleeping space, and the third bedroom includes a luxurious king bed All bedrooms have a smart flat screen TV. All bedrooms have plenty of closet space. The guest bathroom has a shower/tub combo. This unit has an in-suit washer and dryer, linens, towels, and beach towels are provided. Our balcony patio has seating for 6, perfect for dolphin watching or taking in one of Pensacola Beach's beautiful sunsets. Our family loves it, our friends love it, and we want you to love it too! Here’s what to expect: Cleanliness is a top priority for travelers. We use a Professional Cleaning Service to ensure that every corner of your rental is thoroughly cleaned and sanitized, creating a welcoming and comfortable environment. Your vacation property is supplied with two rolls of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap. All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation. Beach Supplies: Use of the owner's beach cart and 4 Beach Chairs and a variety of beach toys are included with your stay. However, should any item become lost, or should a chair become unavailable due to loss, broken, or if it is just not your style or similar there will be no refund as the use provided is at the courtesy of the owner. If you want to hit the beach, just ask and we’ll toss in some beach towels too! Check-in time: Between 3:00 and 5:00 Check-out time: 10:00 These times are strictly enforced to allow for preparation of our next arrival. All guests and belongings must be out of the unit as housekeeping arrives promptly to prepare for the next guest. Late departures must be authorized by ECG and are not permitted in the summer months. Important Reservation Requirements 25 years or older to rent this property. \*This property is NOT AVAILABLE for rent to those under the age of 25\. NO smoking/vaping of any kind inside the property this includes balconies. No pets are allowed. No parties are allowed. Snowbirds Accepted. Property is self-catering. Only starter supplies provided. Emerald Isle HOA allows Max 2 guest parking spots, 1 Parking Spot During High Season Events. CANCELLATIONS POLICIES Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, and Memorial Day. Bad weather is Non-refundable. The pot smoking on the surrounding condos also makes it impossible to sit outside, so you probably just need to sit on the lovely beach. If you need 3 bedrroms and we did with adult children - one bedroom has only one window that opens onto the hall where people walk, so the blinds stay closed and the room feels like it has no windows. The condo had a very comfortable large couch with plentiful pillows for adults and children to lounge on after a long day in the sun. The club chairs were very comfortable and afforded plenty of room for kids to pile on my lap to read. Beds were heaven, and the bunk room with the trundle bed was a lifesaver for my grands. Kitchen was well appointed with cookware, dishes, glassware and utensils for all your needs. There were plentiful bath towels for our party and even beach towels available if you didn’t have your own. Balcony had a lot of comfortable seating and tables. The property manager was very helpful and communicated with quick response to any concerns or questions. I was very impressed with the “extras” (beach cart, chairs, children’s toys) that were available for our use after speaking with her prior to our visit. ##### Terrissa S. Loved that it was renovated and tastefully decorated We have stayed at Emerald Isles over 10 times and this was our favorite unit thus far. So nice and in a perfect location to beach and all activities. We parked our vehicle and didn't have to get back in it until we left. Everything we wanted to do was within walking distance. The condo was beautifully furnished and in a great location! The view was amazing and the easy access to the beach was unbeatable. The condo was equipped with all of the amenities of home and made our stay very comfortable. Donna was a joy to work with! She even gave us a heads up about a surprise Blue Angels fly-by on the last evening of our stay which was an awesome way to end a wonderful stay! ##### Holly W. We were a group of two sets of parents and two teenagers so this unit's bedroom layout was perfect for us. Loved it being on the corner for the extra windows and natural lighting. The unit was very clean and had many "extras" that we appreciated (beach items, spices, etc). Loved being on the first floor...the steps down were right outside the unit making it very convenient. The beds were super comfortable and my son ended up sleeping on the couch a few nights ..it was so cozy we have been trying to search for where it came from so we can purchase one for our house. The manager was Johnny on the Spot with any questions that arise. Highly recommend this unit ...and Go Vols! ##### Amanda L. Our area of residence for 3 full days was completely perfect. Being on the end of the building and on the first floor gave us access to easy entrance, via stairwell and a great view of the pool, Gulf water and west view for sunsets. All the amenities for senior fun was just steps away. Large lounging couch, huge TV, big dinning table, great mattresses and a fridge to hold all the adult beverages.
