This spacious countryside villa on Strada Comunale di Montelopio 48 in Fabbrica (Peccioli) warmly welcomes families, and pets. The ground floor offers a bright living room with satellite TV, fireplace, seating, DVD, a dining area, and an open kitchen with hob, oven, fridge‑freezer, coffee machine, and dishwasher. There's a bedroom configurable as a double or twin, plus a bathroom with shower and bidet. A study adds extra quiet space. Shared washing facilities are available for guests. With central heating, air conditioning, a cot, and ironing amenities, comfort is assured year‑round. Outside, enjoy a fenced garden with furniture, patio, barbecue, parasol, parking, and a private terrace. Recreational fun includes a private pool (open May–October), boules court, table tennis, bikes, play equipment, football goal, and swing set.  
  
Designed for both social and tranquil living, this villa balances communal gathering spots, such as the dining room and garden, with private retreats like the study and bedrooms. The pool, garden lounge, and outdoor games offer lively entertainment and relaxation. Evening barbecue or early morning coffees al fresco make full use of its Tuscan charm.  
  
Around 100 m away, forest trails beckon for walks. Peccioli is celebrated as a “village-museum” with over 70 open-air contemporary artworks in its open-air museum, creating a fascinating cultural walk through the town’s streets and hills
