The views are unparalleled! There are local shops, restaurants and pubs within an easy stroll where you’ll also find the direct bus to Brighton or Eastbourne. Take a longer walk along the clifftop or undercliff to explore further afield or head to the historic village of Rottingdean where the famous author Rudyard Kipling lived at the turn of the century. Free street parking in front of the property. Cliff Top position Direct Sea Views Newly Refurbished Free Street parking Bright spacious home with spacious living and combined modern kitchen areas. Seafront location, this is the perfect place for couples, professionals or for a family to get away. KITCHEN / LIVING AREA The living area has a tonne of natural daylight pouring in and the fully equipped kitchen has a washing machine, oven, kettle plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 4 guests. You’ll find the sociable and light living room set up with a Smart TV and large L shaped double sofa bed not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV. BATHROOM \- Ground floor spearate WC with basin \- First floor large modern level walk-in shower, sink, mirror and toilet. We provide plenty of bath towels, hand towels and bath mat. BEDROOMS There are two bedrooms Bedroom 1 (ground floor), 1 x Double bed. Sleeps 2 Bedroom 2 (first floor), 1 x Double bed. Sleeps 2 plus separate study IN ADDITION • There is an iron, ironing board and hairdryer for guests to use. This home is beautifully modern and a great place for a family to relax and holiday together, it's also perfect for a group of friends or professionals. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time! Check-In We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid. Damage Deposit We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost. Smoking To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available. Noise To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!) Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group. Please note that call-outs due to excessive noise or parties may incur a fee. Pets This property is not pet-friendly Check-Out Check-out is by 11 am. Jun 29, 2025 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Compact home I stayed in this property with my wife, son, daughter-in-law and 5 month old grandchild.The lock box was a little tricky to open as the after entering the code the little lever was difficult to get a grip on and push down as well as pulling out the lock box door, but eventually I managed to get it open.The property was very clean and well prepared for our arrival with tea/coffee etc.A couple of pointers for future stays.Dishwasher tablets were left for us with washing up liquid and hand soap…but there is no dishwasher. More dishwasher tablets were left in the clothes washing detergent box, but no washing machine detergent.Ground floor and upstairs shower room toilet lock came apart during use locking the occupant in for a short time before we managed to reattach the lock and rescue them.Very helpfully there is an Iron but no ironing boardSuggestionsHooks on back of door in shower room to hang items on during showering would be useful.Somewhere in the shower to put items, like shower gel and glasses when showering would be really useful.The floor is quite slippery when showering stick on shower dots or a mat would be good.A great property for a short stay. ##### Andrew C.
